Landstar Homes About
For many Michigan residents, finding a place to live that balances affordability with a sense of community is a key goal. Mobile home parks, often referred to as manufactured home communities, have become a popular option, offering a unique style of living that can be more accessible than traditional stick-built homes. These communities are diverse, each with its own character, management style, and resident experiences. In Burton, Michigan, one such community is Landstar Homes.
Manufactured home living provides a distinct alternative in the housing market. It allows individuals and families to own a home and often have a small yard, providing more space and privacy than many apartment complexes, at a potentially lower cost. The appeal lies in the combination of homeownership, often simpler maintenance responsibilities (as common areas are typically managed by the park), and the potential for a friendly, close-knit neighborhood environment. For those in Michigan looking for these benefits, understanding the specifics of a park like Landstar Homes is essential.
However, making a housing decision is always significant, and it's important for Michigan residents to delve beyond initial impressions. While many manufactured home communities strive to provide an ideal living situation, the reality can sometimes differ from expectations. Insights from current and past residents offer a valuable, firsthand perspective on the day-to-day experience within a park, including the responsiveness of management, the adherence to community rules, and the overall quality of life.
This article aims to provide a clear and factual overview of Landstar Homes in Burton, drawing upon available public information and direct resident testimonials. By presenting a balanced picture that includes both the perceived benefits and the challenges highlighted by residents, we hope to empower you with the necessary information to determine if Landstar Homes aligns with your housing needs and lifestyle preferences in the Michigan region.

Based on the nature of a mobile home park and insights from resident reviews, Landstar Homes likely offers the following services. Specific details regarding what is included in lot rent versus additional fees would need to be confirmed directly with park management.
- Lot Rental: The core service is the provision of individual lots for the placement of manufactured homes, either owned by residents or potentially leased/purchased through the park.
- Community Management: An on-site or accessible management team is responsible for overseeing the park's operations, collecting lot rent, and setting and enforcing community rules. Resident feedback suggests varying levels of satisfaction with management's responsiveness to certain issues.
- Common Area Maintenance: Typically, the park management is responsible for maintaining shared areas such as streets within the community, landscaping of empty lots, and general upkeep of common infrastructure. Residents noted that management does "a great job keeping up the empty lots and keeping the whole area looking nice."
- Utility Connections: The park provides the necessary infrastructure for homes to connect to essential utilities like water, sewer, and electricity. The cost of these utilities may be separate from or included in the lot rent.
Prospective residents should always inquire directly about the full scope of services, what is covered by lot rent, and any additional fees to gain a complete financial picture.
- Generally Clean Environment: Residents describe Landstar Homes as "Clean," indicating that the overall appearance and tidiness of the common areas are well-maintained. This is a positive for residents who value a neat living space.
- Well-Maintained Empty Lots: A specific highlight mentioned is that management does "a great job keeping up the empty lots," which contributes significantly to the overall aesthetic and appeal of the community.
- Family-Friendly Community: The park is explicitly described as "Very family friendly," suggesting an environment conducive to families with children, potentially offering spaces or an atmosphere where children are welcome and safe.
- Community/Neighborhood Feel: Residents refer to it as a "Nice community/neighborhood," implying a sense of belonging and positive interactions among residents, which is often a key draw for mobile home park living.
- Quiet at Times (Though Challenged by Noise): While some residents note increasing noise issues, the initial perception or desire for a "quiet" environment seems to be a characteristic of the park.
- Individual Lots for Homes: The park offers individual lots, providing residents with more personal space and potential for a small yard compared to multi-unit dwellings.
It is important to note that while these are highlights, some resident feedback also points to challenges, particularly regarding noise levels and management's perceived lack of enforcement on certain rules.

For Michigan locals seeking a manufactured home community, Landstar Homes in Burton presents a mixed but potentially suitable option, particularly for those prioritizing a family-friendly environment and a generally well-maintained appearance. While some challenges are noted by residents, the core aspects of the community may appeal to specific segments of the local population.
One of the most significant strengths of Landstar Homes, as highlighted by residents, is its "Very family friendly" atmosphere and status as a "Nice community/neighborhood." This indicates that for families with children or individuals seeking a supportive and interactive living environment, Landstar Homes could be a good fit. The sense of community and the potential for positive neighborly relations are strong motivators for choosing manufactured home living.
Furthermore, the park's commitment to cleanliness and maintenance, particularly in "keeping up the empty lots and keeping the whole area looking nice," is a tangible benefit. A visually appealing and tidy environment contributes significantly to residents' pride in their community and overall quality of life. This dedication to aesthetics helps create a pleasant living space that many Michiganders would appreciate.
The location in Burton, just outside of Flint, also offers a practical advantage. Residents have convenient access to local services and amenities in Burton, while also being within easy reach of the wider range of shopping, dining, entertainment, employment, and healthcare options available in Flint. Proximity to major Michigan highways further enhances its accessibility, making commutes and travel relatively straightforward.
However, it's crucial for prospective residents to be aware of the concerns raised, particularly regarding noise levels from car stereos and vehicles without mufflers, and the perceived "hands-off" approach of management regarding "lease violations." The sentiment that "Park doesn't seem to care about much anymore" and that "Rent is starting to get kinda high too" should prompt careful inquiry. While the park is noted for being family-friendly, unchecked noise and violations could detract from the quiet enjoyment of the property.
In summary, Landstar Homes could be a suitable option for Michigan locals who value a family-friendly atmosphere and a generally well-maintained physical environment, and who are prepared to potentially navigate issues related to noise and management responsiveness. It offers the traditional benefits of manufactured home living, such as individual lots and a community feel, in an accessible Michigan location. As with any housing decision, a personal visit and direct communication with current residents are highly recommended to gain a full and nuanced understanding of what living at Landstar Homes truly entails.
Customer Reviews
Kinda nice place to live. Clean but not much quiet anymore. Very loud car stereos, cars with no mufflers. Getting quite annoying! Park doesn't seem to care. They don't seem to care about much anymore. All kinds of lease violations. But as long as they leave me alone, it's cool. Rent is starting to get kinda high too.
Nice community/neighborhood, but management system is pretty strict and completely hands off if anything happens on your property. However, they do a great job keeping up the empty lots and keeping the whole area looking nice. Very family friendly.
Nice park great place
It's beautiful in there. Quiet and clean.
Number not even in service? Was looking into a place to move kind of impossible without a phone number.
