Worst place ever. Manager Daniel is very rude. Can't speak to you and look at you while talking. RUDE. maintance is only once a week. So if your ac breaks in the middle of summer. And it's a Sunday noone will go till Thursday. Notice on door for every little thing. Those trailer should all be knocked down. Roaches and they won't even exterminate. I had the worse 2 years there till we finally were able to move out to a house. I don't recommend this place to anyone.
I have been living here for 20 years the original rent has been increased from 200 a month to 895 a month but is well justified because they have added new mailboxes and sprayed tar on the roads ok there no clubhouse no laundry facilities no basketball courts no tennis courts no racquetball courts no swimming pool however there are 3 garbage bins there were originally 65 homeowners but the park currently owns 50 of them so only 15 homeowners left they can sell you one or you can rent one since I have been there i have put on a new roof 6k new flooring and new bathroom 8k new lawn 5k new a.c. 4k new hot water heater 1k i plan on living here for the rest of.my life and considering donating it to the park since my house is one of the nicest in the park it will add value to the park jerome cantor 15803 dewitt
I would give 0 stars if I could! I lived here for 2 years, closer to 3. Property manager is TERRIBLE, she’s rude, disrespectful and nasty. I had rats in my ceiling and roaches so bad that pest control couldn’t kill them. I had to get a storage unit and bomb my things multiple times before moving out of this hell hole. Water damage from the back of the shower, when I noticed it I made the property manager aware of the issue and she made me spend 100$’s of dollars to repair the wall or threatens eviction so we unfortunately having nowhere to go had no choice but to repair the wall. There was mold in the bathroom which she told me to just “clean” with bleach and it kept coming back. when I moved in I was told I would have central air and heat. From the day that we moved in we had issues with the ac to which they sent out someone to “repair” and still did not work for the duration of my stay and refused to repair so we had to spend hundreds of more dollars to buy AC units to which after installing ourselves we were informed my management that we had to pay $50 per ac unit even though we installed ourselves. Those mobile homes are nothing but a health hazard and if I could save someone time and money and their health I would highly recommend to not move in here. The property manager is ghetto and regularly cusses at and degrades tenants. For the duration of our stay we were never late on rent and constantly received threats from the manager. Please please please avoid and stay clear of Livingston MHP aka Livingston family communities. Also they don’t let you know that this is a hotel/motel lease as well as you will never get your deposit back. There are several different properties joint with this location BEWARE!
Well now it's been 10 months. I saw a few adds online for their community and decided to go check them out in person. Nice enough places, some of the better trailers on the lot. I (on my second try) finally catch the manager in the office. My partner and I are immediately approved, we pay the fees and a (i believe) $400 holding fee. But wait, the unit's that were listed are unavailable. Okay, fine, not the end of the world. The only ones that are available are trash. We express that our lease is up and we need to move as we are paying week to week. We were told that wasn't a problem and it shouldnt be more than 2 weeks, 3 max. This was our quickest option. Nicer places were around, but they all had 1-2 month waiting times. Great, we go on vacation, come back 2 weeks later and still nothing. One month, nothing. Two months nothing. After the 6 week mark, I call weekly. Never once answers the phone. After 2 months I visit the office every 2 weeks. "sorry, not yet" I start going weekly after 3 months and am firmly told that there's no need to come up again, we'll be contacted when something is available. after 4 months we gave up. It's been 10 months now, we've moved to an entirely different state but I still check my email and voicemail to just see if she'll ever call. Same with my partner. Nothing as of yet.
DO NOT MOVE HERE! You're better off living in your car for a month or two... Rat and roach infested. They never fix or clean anything before you move in or after. Floors falling through, they won't return your deposit. The previous owner was a thief. It's no better under new management.
