Mahoning Manor Mobile Home Park About
For many Pennsylvanians, finding an affordable, comfortable, and community-oriented place to live is a significant consideration. Manufactured home communities, often referred to as mobile home parks, offer a distinct housing option that can provide a solution for individuals and families seeking a blend of affordability, independence, and a sense of belonging. In the charming town of Punxsutawney, PA, Mahoning Manor Mobile Home Park presents itself as one such community.
Mahoning Manor Mobile Home Park aims to offer a quiet and settled atmosphere where residents can establish their homes and enjoy a peaceful lifestyle. The park is designed to facilitate a community environment, where neighbors can experience a sense of connection while also maintaining their privacy. Reviews from residents often highlight the quiet ambiance and the feeling of safety within the park, which are key aspects many individuals and families seek in a residential setting.
One resident, after nearly three years, shared a positive experience regarding a furnace issue: "Today my furnace acted up and I panicked. Called park manager and she immediately hooked me up with some people to call. (all who weren't available) and she gave me the number for the park handy guy! He came right over cause he was available and in 2 hours, done! I am so happy it was an easy fix." Another resident echoed the sentiment of peace, stating, "I really enjoy it here. So far no worries. Very quiet atmosphere. And happy to see those pine trees gone. Seems more cozy. Appreciate the help from management when I do have to call which is rare." A third reviewer expressed appreciation for the community's calm nature: "I pretty much keep to myself yet when I see a neighbor they take a minute to talk or wave. I love the safe feel I get here. Doesn't seem to be a 'drama park' like I've heard of when it comes to trailer park living. Glad to be here." These positive accounts paint a picture of a serene and supportive environment.
However, it's also important to present a balanced view. A detailed update from one reviewer, initially positive about the "renting to own" option, later expressed significant concerns. This update mentioned "price goes up almost constantly," issues with home repairs being deemed the resident's responsibility despite prior park maintenance, and dissatisfaction with management responsiveness and owner care: "The property manager seams nice but the show ends a few months after living here. The price goes up almost constantly. The house was bandaged back together before I bought it... I asked the property manager to have the park maintenance man come look at my furnace and was ignored for 6 days then after I went to the owner i got a message from the property manager stating that I was rto and repairs were on me... She's two faced and the owners of the place couldn't care less about this place. Wish I could leave 0 stars." This provides a crucial perspective for potential residents to consider, emphasizing the importance of thorough due diligence, clear understanding of rental/ownership agreements, and direct communication regarding terms and conditions.
This article aims to provide a factual overview of Mahoning Manor Mobile Home Park, drawing on publicly available information and resident feedback to help potential local users in Pennsylvania make an informed decision.
Mahoning Manor Mobile Home Park is conveniently located at 106 Sandra Dr, Punxsutawney, PA 15767, USA. This address places it within the borough of Punxsutawney, a well-known community in Jefferson County, Pennsylvania, famous for its Groundhog Day festivities.
Punxsutawney is situated in Western Pennsylvania, offering a blend of small-town charm and accessibility to essential services. While not directly on a major interstate, Punxsutawney is well-connected by state routes, allowing for relatively easy travel to larger regional centers such as DuBois, Indiana, and even Pittsburgh, albeit with a longer drive. This ensures that residents of Mahoning Manor have access to broader shopping, medical, and employment opportunities when needed, while still enjoying the more relaxed pace of a smaller town.
The location on Sandra Drive suggests a residential street within the greater Punxsutawney area, likely providing a quiet neighborhood feel away from the main thoroughfares. This contributes to the "quiet atmosphere" mentioned in resident reviews. The local infrastructure supports everyday living, with Punxsutawney offering local grocery stores, pharmacies, banking services, and dining options.
For families, being within the local school district is a key advantage. Students typically attend schools within the Punxsutawney Area School District. The community's safe feel, as noted by a resident, is also a positive aspect for families and individuals alike.
The surrounding Jefferson County area also provides opportunities for outdoor recreation. While Punxsutawney is not known for vast wilderness areas directly at its doorstep, residents can find local parks and natural spaces for walks and enjoying the seasons. The relatively central location within Western Pennsylvania means that state parks, forests, and other outdoor attractions are often within a reasonable driving distance for weekend excursions. The balance of local convenience and regional accessibility makes Mahoning Manor Mobile Home Park a practical choice for those seeking manufactured home living in Pennsylvania.
Based on the nature of a mobile home park and insights from resident reviews, Mahoning Manor Mobile Home Park likely offers a range of services designed to support residents and maintain the community. These commonly include:
Lot Rentals: The primary service is the rental of individual lots where residents can place their manufactured homes. These lots typically come with essential utility hookups.
Utility Hookups: Each lot generally provides connections for water, sewer, and electricity, ensuring that homes can be fully functional and comfortable.
Community Management: The park has a property manager (as referenced in reviews), who is responsible for overseeing the community's operations, enforcing park rules, addressing resident concerns, and facilitating communication. Responsiveness and quality of management, as highlighted in reviews, can vary.
Maintenance (Limited to Park Common Areas/Infrastructure): While individual home repairs are typically the responsibility of the homeowner (especially for "rent-to-own" or owned homes), the park management is responsible for maintaining common areas, internal roads, and possibly shared utility infrastructure. Reviews mention a "park handy guy" for certain issues, indicating some level of park-provided maintenance support, though the scope of this support for "rent-to-own" residents should be clarified.
Waste Management: Most mobile home parks arrange for trash collection services for residents.
Pet-Friendly Policies: Based on general trends in manufactured home communities, Mahoning Manor may be a pet-friendly park, though prospective residents should always confirm specific pet policies, including any breed or size restrictions.
Snow Removal (for common roads): In Pennsylvania's climate, snow removal on park roads is typically a service provided by park management to ensure accessibility during winter months.
Quiet Environment: While a feature, the park's management actively contributes to maintaining the "quiet atmosphere" and "safe feel" noted by residents by enforcing community rules.
Quiet Community Atmosphere: Multiple reviews emphasize the peaceful and tranquil environment, making it an appealing option for those seeking a calm residential setting away from excessive noise or busy urban areas.
Safe Feel: Residents express feeling safe within the community, which is a crucial highlight for individuals and families alike, contributing to peace of mind.
Community Interaction (Optional): While some residents prefer to keep to themselves, the park fosters an environment where neighbors "take a minute to talk or wave," suggesting a friendly and polite community without being overly intrusive. It is noted as "not a 'drama park'."
Convenient Location in Punxsutawney: Situated in a well-known Pennsylvania town, the park offers access to local amenities, services, and the unique charm of Punxsutawney.
Potential for Affordable Homeownership: Manufactured homes often represent a more accessible path to homeownership compared to traditional stick-built homes, making it a key highlight for budget-conscious individuals.
Responsive "Park Handy Guy" (Initial Experience): One positive review highlighted immediate assistance with a furnace issue from a park-affiliated handyman, indicating a potential resource for residents (though a later review contradicted this experience regarding "rent-to-own" terms).
All-Ages Community: While not explicitly stated, most manufactured home parks are all-ages, welcoming a diverse range of residents including singles, families, and retirees, fostering a varied community demographic.
Direct, widely advertised promotional codes or short-term discounts are not typically featured for established mobile home parks like Mahoning Manor Mobile Home Park in public data. The "promotional offers" in this context usually relate to the intrinsic value proposition of manufactured home living and any specific financing or rental-to-own terms offered.
The reviews indicate that Mahoning Manor offers a "renting to own" program. This itself can be a significant "special offer" for many individuals and families, as it provides a pathway to homeownership that might not require traditional bank financing up front. However, it is absolutely critical for prospective residents to thoroughly understand all terms and conditions associated with such programs, especially regarding:
Initial purchase price and any down payments.
Monthly payment structures and whether they include lot rent, home payment, or both.
The schedule and reasons for any potential "price goes up" scenarios (as mentioned in a negative review update).
Clear delineation of maintenance and repair responsibilities for the home versus park-provided services, particularly during a "renting to own" period.
Grace periods and the conditions under which they might be revoked, as the review mentioned: "The grace period is only good while your on the managers good side. The second shes mad at you your grace period ends." This specific statement points to a need for extreme clarity on written agreements.
Lease-to-own agreements should be fully disclosed and understood, including options to purchase at the end of the term, and what happens if payments are missed or terms are violated.
For accurate and comprehensive information on any current "offers," whether it's specific pricing for lot rentals, available homes for sale (new or pre-owned), or details on their "renting to own" program, direct contact with Mahoning Manor Mobile Home Park management is essential. Prospective residents should ask for all terms in writing and consider seeking independent legal advice before entering into any agreements, particularly for "renting to own" scenarios.

It is highly recommended to call the provided phone numbers directly to speak with the park management. When you contact them, be prepared with specific questions regarding the type of housing you are interested in (e.g., lot rental only, or "renting to own" a home), any pets you have, and your timeline for moving. Given the mixed reviews, a direct conversation and a clear understanding of all terms are paramount before making any commitments.
For Pennsylvanians, particularly those in the Western part of the state looking for housing solutions in a smaller community, Mahoning Manor Mobile Home Park in Punxsutawney presents several points of suitability, while also necessitating careful consideration.
Its primary appeal lies in the promise of affordable living within a community environment. Manufactured homes often offer a significantly lower entry point into homeownership than traditional stick-built homes, which can be a huge advantage for individuals and families managing budgets. The "renting to own" option, if understood and managed transparently, could be particularly attractive for those who may not qualify for conventional mortgages but aspire to own their home.
The consistently praised "quiet atmosphere" and "safe feel" are significant benefits for any local resident. In a world that can often feel chaotic, finding a residential area where you feel secure and can enjoy peace and quiet is highly valued. The reported sense of community, where neighbors are friendly but not intrusive, also contributes to a comfortable living experience, fostering a positive environment without "drama."
The location in Punxsutawney offers the charm of small-town Pennsylvania life, with access to local amenities and schools, while still being within a reasonable driving distance to larger towns for broader shopping and employment opportunities. This balance provides a practical living solution for those who prefer a slower pace of life but still need access to essential services.
However, it is crucial for prospective residents to approach Mahoning Manor Mobile Home Park with thorough due diligence. The detailed negative update from a resident regarding constant price increases, repair responsibilities, and management issues highlights the importance of getting all terms and conditions, especially for "renting to own" agreements, in clear, written form. Understanding who is responsible for what repairs, the exact terms of payment increases, and the specifics of any "grace periods" is vital.
In conclusion, Mahoning Manor Mobile Home Park could be a suitable option for Pennsylvanians seeking affordable, quiet, and community-oriented living in Punxsutawney. Its appeal rests on these core benefits, but potential residents must engage in diligent inquiry and ensure all contractual terms are crystal clear to align expectations with the reality of living in the park.

Figured i should leave a review after living here almost 3 years. Today my furnace acted up and I panicked . Called park manger and she immediately hooked me up with some people to call. ( all who weren't available) and she gave me the number for the park handy guy! He came right over cause he was available and in 2 hours, done! I am so happy it was an easy fix. I really enjoy it here. So far no worries. Very quiet atmosphere. And happy to see those pine trees gone. Seems more cozy. Appreciate the help from management when I do have to call which is rare. I pretty much keep to myself yet when I see a neighbor they take a minute to talk or wave. I love the safe feel I get here. Doesn't seem to be a "drama park " like I've heard of when it comes to trailer park living. Glad to be here.
**Update** the office called after i posted this and asked what happebed. They offered no recourse for this and then after asked me to take this review down. Awful ownership terrible managment. Sub par repair man. They did inform me there was a grace period for renting to own which was never disclosed when buying. Then the grace period is only good while your on the managers good side. The second shes mad at you your grace period ends. Currently Renting to own. The property manager seams nice but the show ends a few months after living here. The price goes up almost constantly. The house was bandaged back together before I bought it. I asked the property manager to have the park maintenance man come look at my furnace and was ignored for 6 days then after I went to the owner i got a message from the property manager stating that I was rto and repairs were on me. Which is fine except he's fixed my house 3 times at least since I've moved in. She's two faced and the owners of the place couldn't care less about this place. Wish I could leave 0 stars
The community looks good , well kept & the location is perfect for my family and I. The manager is a sweet lovely lady that’s always there for you when you need her,
I wish I didn't have to rate this at all because I would have never given even 1 star. First of all, I wish the people giving good reviews on here actually lived in or around the park instead of in Florida. I would never recommend this park to anyone. I used to take pride in my home and wanted it to look nice until Andrew Keel and Co came in and raised our lot rent from $180 to one year later it's $252 plus water, sewage and garbage. Which mind you it used to be $180 with water, sewage and garbage INCLUDED in that $180 before Andrew Keel and Co. My total bill in almost $375, that's $175 increase a month in lot rent alone. I can no longer pressure wash my home because i can't afford any higher of a water bill. I used to put gravel in my driveway, that's not happening anymore. I planted flowers and again took great pride in my home, as a HOME OWNER. I feel like now I am a prisioner STUCK in Mahoning Manor Mobile Home Park. I can't afford to live here and I can't afford to move. I wish Andrew Keel and Co could feel that sense of disappointment for just one hour. It is a lousy feeling. The park owners direct the park manager to climb under OUR homes without our permission. We are being watched by video once a month which I'm not sure if that is violating our rights? I never gave permission for anyone to film me. The only "improvements" done at this park is now 3 Mahoning Manor signs and a few trees cut down. WOW. There was a water break that caused the owners of the park to endure 3 days of filthy dirty disgusting water. One mobile home owner, WAIT DID YOU READ THAT, ONE MOBILE HOME OWNER received a 400 gallon credit on her bill which NO ONE else in the park received. How is that fair? I couldn't use that water and had to bring in other water...which I might add, we aren't notified as to when the water is getting shut off either to prepare!! That is the responsibility of the park owners. Since Andrew Keel and Co took over the park in April 2018, our lot rent increased to $205 PLUS water, sewage and garbage. Then we were assessed a $5 administrative fee that no one knows what that is for then in March, 2019 lot rent was increased again another $52. Do the math, in less than 1 YEAR WE HAVE HAD 2 RENT INCREASES plus an admin charge. I suggest anyone wanting to see what a nice mobile home park this is, come visit and numerous ones of us that own our mobile homes would love to sit down and talk to you about how we feel living here now and how money hungry the Andrew Keel and Co are. They don't care at all about the well being of anyone living here, all they care about is making another buck. This is PUNXSUTAWNEY for gosh sakes NOT FLORIDA. However, the mobile home parks in Florida are treated better than here for less money...go figure!!! Andrew Keel and Co don't realize it but we the home owners here at the park are the ones that is making this park what it is. Because of their money hungry ways, they are now deciding if we make the outside look nice or put food on the table or buy much needed medicines. I would never recommend this park to anyone. I did when Steve Drake owned it...that's when it was a wonderful place to live. Not now!!
Nice quiet park ! Great manager, she is always on top of everything!
