Meadows of Chantilly About

Located in Chantilly, VA, this manufactured home community offers an alternative to the often-prohibitive costs of traditional stick-built homes and apartment rentals. Understanding the nature of communities like Meadows of Chantilly is crucial for those exploring diverse housing solutions in Fairfax County.
Manufactured home communities, commonly known as mobile home parks, operate on a model where residents own their home while leasing the land it sits on. This structure often translates into a lower initial investment for homeownership and potentially more manageable monthly expenses compared to a traditional mortgage or high rental fees. For many Virginians, particularly those looking to reduce their cost of living while still owning a tangible asset, this model can be a compelling choice.
Meadows of Chantilly has a history in the area, originally opening in 1971 as the Friendly Village of Dulles. Its long-standing presence indicates an established community that has provided housing for decades. While individual experiences can vary, the community's potential, as noted by some reviewers, lies in its convenient location and the possibility of building connections with neighbors.
The community is known for having a variety of home sizes, including "massive" double-wide trailers, suggesting ample living space for residents. For those prioritizing space and affordability in a challenging real estate market, the manufactured homes at Meadows of Chantilly could offer a valuable solution. While direct, comprehensive listings of all services are not always publicly detailed, based on typical practices for such communities and information from community overviews, residents can generally expect:

Management is usually responsible for the upkeep and maintenance of these shared facilities, ensuring they are available for resident use. A "huge community swimming pool" is also available for exclusive resident use.
- On-Site Management: The presence of "on-site management" is a key service, indicating that there are personnel available to address resident inquiries, manage leases, enforce community rules, and coordinate maintenance. However, some reviews mention challenges with management responsiveness.
- Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are generally responsible for their individual utility bills, but the park ensures the infrastructure is in place.

Based on the publicly available information, Meadows of Chantilly does not explicitly advertise specific, time-limited promotions or special offers for new residents. However, the inherent value proposition of a manufactured home community, especially in a high-cost area like Northern Virginia, serves as a continuous "offer" for individuals and families seeking affordable housing solutions.
The primary financial advantages that function as ongoing benefits for prospective residents include:
- Accessible Homeownership: The most significant "promotion" is the ability to achieve homeownership at a much lower entry point compared to purchasing a traditional stick-built house in Fairfax County. This makes owning a home a reality for many who might otherwise be priced out of the market.
- Potentially Lower Monthly Housing Costs: The combination of a typically lower home purchase price (if a home is being bought) and the monthly lot rent often results in overall monthly housing expenses that are more budget-friendly than a traditional mortgage or high apartment rental rates in the Chantilly area.
- Reduced Property Tax Burden: In a manufactured home community, residents typically own their home but lease the land it sits on. This often means property taxes are only assessed on the manufactured home itself, not the land, potentially leading to lower overall tax obligations compared to traditional homeownership.
- Financial Predictability: While lot rents are subject to adjustments over time, they generally offer a degree of predictability in monthly housing costs, which can aid in personal financial planning and budgeting.

Customer Reviews
It is a shame how this community has the potential for being a better housing community. From the lack support and availability of the leasing office, to the stray cats that have been running around for years in the neighborhood, the smell of cat urine...it is terrible. What about those with cat allergies?! That can pose a major problem. And lets not even mention the the Pepe Le Pews in the area; an odor that is beyond missing. Loose dogs all the time, I have seen dogs walking people versus people walking the dogs! I have seen various houses where others have litter on personal property. The playground is basically destroyed. The grounds of the playground have glass, cigarettes, cans etc. What is that a dump site?! I gave it 2 stars because it has potential and its convenient to many locations and I have come across some nice people from that area. The management is where it starts. I have called the office numerous of times and only gotten my calls answered twice. No people skills whatsoever to some of the ones answering the phones. Tree branches almost touching peoples windows. Did I mention poor management and ample amount of cats?! I know that better management support can raise the star ratings coming from people.
5July2024 huge trailer homes. Some of these trailers are massive if they are double wide. There are just some wide trailers here.
Managed by losers who raise the rent $100 a year and don’t take care anything anymore, such as the roads, pot holes everywhere. They used to commonly repave all the roads but now they just put pot hole patch on which comes out in a week They used to mow the grass in the park commonly but so far they have done it 2 times this year and everything is overgrown and terrible They used to have a guard out front at the entrance every day but they fired them and have never replaced them You used to be able to put anything at the street and the trash service they had would take everything twice a week. Now whatever trash service they have cheapened out on doesn’t take anything outside the main trashcan unless you pay It feels like the place has been bought by a souless investment firm who is trying to run the place into the ground so they can get everyone to move without buying everyone out, and then build apartments over it. That’s everyone’s guess so far
I was there as part of a Fire Deparrment/American Red Cross project of installing smoke detectors in the homes.
Don't recommend .Becomes very expensive to rent as rent goes up every year. Does not give the deposite back! Was there 9 years, rent went to $1100 a month. Never get ahead and feel stuck. Think twice before owning a trailer that can't be moved. They harassed people to replace the driveways but that was not their responsibilty, it was the owners. Guy on wheels always riding around harrassing people. Allows some tenants to do things others not allowed to do. People don't clean up after their dogs and neither does maintenence. The dog area is disgusting! There are too many rules, cars get towed. No place for visitors to park. Lots are practically on top of each other, No privacy. Don't get trapped.
