Services Offered

Manufactured home communities like Memory Lane Mobile Home Park typically offer fundamental services to facilitate residents' living arrangements. While specific details should always be verified directly with park management, the general services provided usually include:

  • Lot Rental: The core service is the rental of individual lots or "pads" where residents can place their manufactured or mobile homes. This includes the designated land space and access to utility hook-ups at each site.
  • Utility Connections: The park typically provides the infrastructure for individual connections to essential utilities such as water, sewer, and electricity at each home lot. For instance, public records for a home in the park mention "Buyer to pay 6% sales tax and $90 title transfer. Buyers choice: Remain in park at rent of $355 per mo incl sewer, water, and trash-subject to Memory Lane park approval; or move to another location." This suggests that water, sewer, and trash services may be included in the lot rent.
  • Community Management: A management team or property manager is generally in place to oversee the operations of the park, handle administrative tasks, and address resident inquiries. However, some reviews indicate concerns about management responsiveness and effectiveness.
  • Road and Common Area Maintenance: The upkeep of internal roads and shared common areas within the park is typically the responsibility of the management. Reviews mentioning "road in trailer park needs work" highlight this area of service.
  • Pet Policy: While specific details from the park are not available in public reviews, general mobile home park policies often include guidelines for pets. Reviews mentioning "cats are everywhere" and "lots of stray cats" suggest a pet presence, but official policies regarding pet limits, fees, and responsibilities (e.g., leash laws, waste disposal) should be confirmed directly with management.

It is critically important for prospective residents to conduct thorough due diligence regarding the condition of any available units and the specifics of the services provided, particularly in light of reviews mentioning issues with home maintenance and cleanliness upon move-in.

Features / Highlights

Memory Lane Mobile Home Park, as a manufactured home community, offers several features that appeal to individuals and families seeking a particular style of affordable living in Michigan. While some public reviews present significant concerns, focusing on the general offerings is key:

  • Affordable Housing Options: One of the primary advantages of manufactured home communities is their affordability. Listings for homes within Memory Lane Mobile Home Park have shown options such as a 2002 Redman Ridgedale double-wide on a corner lot, priced at $19,900, with lot rent including sewer, water, and trash at $355 per month (subject to park approval). This highlights a potentially lower cost of living compared to traditional housing.
  • Detached Living: Residents typically live in their own detached manufactured homes, offering more privacy and personal space than apartment living.
  • Community Setting: Being part of a manufactured home park fosters a sense of community, although resident experiences regarding neighbor relations can vary, as suggested by reviews mentioning "snitches and ratts everywhere" and "noisy" neighbors.
  • Convenient Location: The park's location on US-12 in Sturgis provides easy access to local amenities, including shops, restaurants, and essential services within the city, as well as proximity to nearby towns and regional attractions.

It is important to acknowledge the serious concerns raised in reviews, such as reports of "fixer upper" trailers, mold, caving floors, trash left in units, and issues with theft and unsupervised children. These points directly contradict the expectation of a well-maintained and family-friendly environment. Prospective residents are strongly advised to meticulously inspect any unit, clarify all responsibilities for repairs and maintenance, and discuss community rules and safety measures directly with park management to ensure their expectations are met and their concerns are addressed.

Promotions or Special Offers

Specific, consistently advertised "promotions" or "special offers" for Memory Lane Mobile Home Park are not widely available in public search results. However, manufactured home communities often structure their pricing and rental terms in ways that can be seen as beneficial or "special offers" for residents seeking affordable housing. Based on available public data for homes within the park, these include:

  • Competitive Lot Rent: For a home on a corner lot within the park, the lot rent was listed at $355 per month, including sewer, water, and trash services. This bundled rate can offer a predictable and potentially lower monthly housing expense compared to paying for these utilities separately.
  • Affordable Home Purchase Options: The park appears to facilitate the sale of manufactured homes at competitive prices. For example, a 2002 Redman Ridgedale home was listed for $19,900. Such prices make homeownership highly accessible for many individuals and families in Michigan.

Prospective residents are strongly encouraged to contact Memory Lane Mobile Home Park directly to inquire about any current incentives, available homes for rent or purchase, and the exact terms of lot leases. It is critical to get all financial details in writing and understand what is included in the lot rent. Given some of the public reviews, it would be prudent to also specifically ask about the condition of available units and what, if any, repairs or renovations are undertaken by the park prior to a new resident moving in, and the process for addressing maintenance issues.

Conclusion: Why this place is suitable for locals

Memory Lane Mobile Home Park in Sturgis, Michigan, presents a housing option that, for some local residents, may be suitable primarily due to its potential for affordability and the detached nature of its homes. However, its suitability heavily depends on individual priorities and a thorough understanding of the community's current state, especially in light of significant concerns raised in public reviews.

The main draw for Michigan locals to Memory Lane Mobile Home Park is often the economic advantage. Manufactured homes typically offer a lower cost of entry into homeownership or a more affordable rental option compared to traditional stick-built houses or apartments. The advertised lot rent, which may include some utilities like sewer, water, and trash, can provide a more predictable and potentially lower monthly housing expense, appealing to budget-conscious individuals and families in the Sturgis area.

Additionally, the concept of living in a detached manufactured home offers more privacy and space than many apartment complexes. For those who prefer a stand-alone residence with a small yard, even within a community setting, this can be a significant benefit. The park's location on US-12 provides convenient access to the amenities of Sturgis, including shopping, dining, and local services, as well as a practical base for commuting within the region or exploring nearby attractions.

However, it is paramount that any Michigan resident considering Memory Lane Mobile Home Park conducts extensive due diligence. The serious concerns articulated in resident reviews regarding the condition of homes ("fixer uppers," mold, caving floors), cleanliness upon move-in, theft, and challenges with neighborhood safety and maintenance responsiveness cannot be overlooked. For the park to be truly "suitable," prospective residents must verify that these issues have been addressed or that they are prepared to manage such situations. This includes meticulously inspecting any potential home, clarifying all maintenance responsibilities, and ensuring that the community meets their personal standards for safety and living quality.

In conclusion, while Memory Lane Mobile Home Park offers the core benefits of affordable, detached housing in a convenient Sturgis location, its suitability for Michigan locals is contingent upon a proactive and thorough investigation to ensure the living environment aligns with their expectations for comfort, safety, and community management.

DO NOT RENT OR BUY!!! This place is a joke, pretty much all the trailers are "fixer uppers" the first trailer we wanted ended up having mold in it & they charged us when we never lived there. The second one we got the bathroom floor was caving in so we had to fix that even tho someone just moved out, there was trash, etc left for us to clean up. Theres drug runs everywhere in there, people steal atuff of yours thats sitting outside. Cats are everywhere. Just not a good place for kids.

This place is a joke. We were told for a month before we moved in, the furnace would be fixed. Last week, the manager said he'll be over first thing in the morning. I called yesterday he will be there around 8a or 8:30a.b didn't show up until 1130a and I had to leave for my daughter physical therapy. It took me getting on the phone with the township too finally have a furnace and my kids have been freezing. Plus rent there is $905 a month. When it's not worth it. We were a tenant at colonial estates in wp and they are very good. My rent there only$650. In would never ever refer memory lanes to anyone!

Don't fall for the line they pitch about fixing the water heater or furnace it's a total lie. And then charge you 50 thousand for beat up trailers. If you get behind 1 month they start eviction process. I've never felt like I was walking on eggshells until I moved here and then the park is full of field workers so I don't feel safe letting my kids play outside. I would never tell anyone to move to this park.

Last resort. Pot holes the size of small lakes. Rent is ridiculous. Can't leave anything outside Without it getting stolen. lived there for three years and it just keeps getting worse. Raised the rent three times. Had to pay out of pocket for a furnace to get repaired that was supposed to be fixed by winter. Could go on and on.
