Introduction / Overview
For many New Yorkers seeking an affordable housing solution without sacrificing the peace and beauty of the state’s serene countryside, a residential manufactured home community can be an excellent option. Mountain View in Stephentown, New York, is one such community, offering residents the opportunity for homeownership on leased land in a desirable location that boasts scenic mountain views and a quiet country setting.
Located in the tranquil Rensselaer County, Mountain View provides a stable and potentially lower-cost pathway to owning a home compared to the rising conventional housing market in the surrounding Capital Region. The community is generally characterized by individual manufactured homes set on private lots, fostering a sense of neighborhood in a rural environment. It serves as a place where residents of all ages can establish roots and enjoy a less frantic pace of life while maintaining access to major metropolitan areas and recreational hotspots. It is a place dedicated to offering a beautiful backdrop for everyday living, with homes that often feature modern amenities and floor plans.
However, prospective residents must conduct thorough due diligence regarding the park’s management and operations. Public customer feedback, as detailed below, indicates significant and recurring challenges with the current management. One review highlights serious accusations of unprofessional and abusive conduct, including disputes over rent accounting, the involvement of local authorities, and discriminatory language allegedly used by a manager referred to as "Brent" and his associates. The review explicitly states: "If they weren't running the trailer park it would really be a nice place to stay," underscoring the contrast between the community’s peaceful physical setting and the reported issues with management practices. Any interested party should investigate these serious claims fully and understand their tenant rights under New York State law before committing to residency.
Location and Accessibility
The physical setting of the Mountain View mobile home park offers a prime blend of quiet, rural atmosphere and necessary regional accessibility for local New York residents.
The community is situated at 16622 NY-22, Stephentown, NY 12168, USA, placing it directly along State Route 22, a main artery that connects the area to the rest of the Capital Region. Stephentown itself is a small town in eastern Rensselaer County, known for its scenic views and proximity to both New York’s Capital District and Western Massachusetts.
For residents, this location translates into convenient access to major employment, cultural, and recreational centers:
Albany, NY: The Capital City is approximately a 30-minute drive away. This proximity allows residents to commute easily to the area's many job centers, state government offices, universities, and amenities.
The Berkshires, MA: The Western Massachusetts area, known for its cultural scene (Tanglewood, museums) and recreational opportunities (skiing, hiking), is just a 15-minute drive across the state line.
Local Needs: Residents benefit from being in a peaceful, country environment while being on a major route (NY-22), facilitating easy travel for daily needs and long-distance commutes.
The "Mountain View" name is apt, as the surrounding geography provides a beautiful backdrop of trees, woods, and mountains, contributing to a tranquil living environment often sought after by New Yorkers escaping city bustle.
Services Offered
Like most manufactured housing communities, Mountain View operates on a land-lease model where residents own their home but pay a monthly lot rent to the park management. While the information available focuses heavily on the homes themselves, the lot rent typically covers a package of essential services that contribute to the maintenance and convenience of the community.
Based on general data for this location and comparable mobile home parks in the Upstate New York region, the monthly lot rent at Mountain View in Stephentown generally includes the following utility and maintenance services:
Water and Sewer Services: Essential utilities are typically provided as part of the monthly fee, often sourced via a shared well and septic system for the community.
Trash Collection: Routine removal of household waste is usually bundled into the lot rental agreement.
Roadway Maintenance: This includes the upkeep of internal community roads, most notably snow plowing during the severe New York winter months.
Lawn Mowing: Some listings associated with the community indicate that lot rent may include services like lawn mowing for the individual lot, a significant convenience for residents.
Professional Management Oversight: Theoretically, a management team is responsible for overseeing the community rules, maintaining common areas, handling administrative tasks (like rent collection), and enforcing the lease agreement. However, prospective tenants must be aware of the severe customer-reported management issues, including accusations of unprofessional and abusive behavior, and a lack of transparency regarding the operating company and channels for complaint resolution, which are serious concerns that contravene standard professional service delivery.
Features / Highlights
Mountain View is highlighted by features that appeal directly to the value-conscious homeowner seeking a balance between affordability and quality of life in a desirable setting.
Affordable Homeownership Model: The ability to own a home—often a new or newly renovated manufactured home—while only leasing the land offers a significantly lower barrier to entry for New Yorkers compared to purchasing traditional stick-built housing in the area. Recent home listings in the community showcase new 2025 single-wide models with modern features like three bedrooms, two baths, and high-efficiency heating.
Scenic, Rural Environment: As the name suggests, the community’s greatest asset is its natural surroundings. Residents enjoy a peaceful country atmosphere with excellent views of the mountains and surrounding woods, providing a calm retreat from urban stress.
All-Age Community: Unlike 55+ restricted parks, Mountain View is an all-ages community, making it suitable for families, young professionals, and retirees alike. This inclusivity fosters a diverse and dynamic residential population.
Convenient Lot Features: Homes within the community often sit on generously sized lots and include practical features like private driveways for on-site parking and individual yards, creating a greater sense of space and privacy than standard apartment living.
Proximity to Cultural and Recreational Assets: The convenient location near NY-22 places residents a short drive away from The Berkshires’ famous cultural venues (museums, theaters) and seasonal outdoor activities, greatly enriching the quality of life.

Conclusion: Why this place is suitable for locals
Mountain View in Stephentown is fundamentally suitable for New York residents, particularly those in the Capital Region, who prioritize achieving homeownership and country living within a commutable distance of a major employment center. It provides an answer to the state’s high cost of living by offering manufactured homes, which generally represent a more affordable housing option than purchasing a traditional home in the highly competitive Rensselaer County real estate market.
Its peaceful setting, with mountain views and proximity to both Albany and the cultural riches of The Berkshires, provides a high quality of life for families and individuals. The essential services included in the lot rent, such as water, sewer, and snow removal, offer a degree of predictability in monthly expenses that is valuable for budgeting New York residents. However, this appeal must be weighed against the documented and severe issues regarding park management. Prospective tenants must be prepared to rigorously enforce their legal tenant rights, request and maintain meticulous records of all transactions, and familiarize themselves with the laws governing manufactured home park residency in New York State. While the location and housing potential are excellent, the reported operational challenges require a proactive and cautious approach from any local resident considering this community as their next home.

Brent says I owe rent. I have asked for the invoices. He showed me half a dozen. I showed him the canceled checks from ever invoice he sent. It's now been a year and a half. He is now saying I owe rent. His first invoice is for 310. I paid 310. Well he has it on his run on tally since I been here and the balance from that says -69..... now wouldn't that make everything from that point on wrong? Yup! Then why I prove him wrong he gets angry and abusive. He starts putting me down for my disabilities witch I get ssdi for! Theb he will start making threats about kicking me out and taking my home from me that i sare with my 2 young children. What kinda man is this? He has come to my home picked on me for my disability wouldn't leave my home to the point I had to call the police on him. Today makes the 5th time in a 2 year time I have had this man become abusive towards me and put me down for my disabilities. I have asked many times to speak to someone else and he wont allow it. He wont even tell me the name of the company he works for or ownes even. Thats breaking the law far as my tenet rights. Its my right to know who i pay my rent to and talk to them if there is a problem with an employee or co owner. I didn't choose this life. I got hurt at work. Shame shame. There also is another guy here and Brent has rubbed his face onto the ground about his disabilities too. Numerous others have had to call the police on Brent and his 2 other brothers. If they weren't running the trailer park it would really be a nice place to stay.
