Neighbors of Bradford, LLC About
Welcome, neighbors! If you're exploring housing options in the beautiful Crossville area of Tennessee, you've likely considered the advantages that a mobile home park can offer. Mobile homes, also known as manufactured homes, provide an accessible and often more affordable path to homeownership compared to traditional site-built homes. In Tennessee, the manufactured housing industry produced over 112,000 new homes in 2022, accounting for approximately 11% of new single-family home starts. The average sales price of a new manufactured home without land was about $127,250 in 2022, significantly lower than the average price of a traditional single-family home in the Southeast region, which was around $360,000 in 2023. This affordability, coupled with increasing demand for housing in rural and suburban areas of Tennessee, has made manufactured homes a popular choice for many families, retirees, and first-time homebuyers.

Based on available public feedback, some residents have highlighted aspects of the community, both positive and challenging. It's important to consider all perspectives when evaluating a potential living situation.
- Community Environment: Some residents have described the community as quiet and peaceful, with friendly neighbors. This suggests a potentially tranquil living environment for those seeking a calmer pace of life.
- Management Responsiveness: Other reviews, however, indicate significant challenges with management responsiveness to maintenance requests and general tenant concerns. Instances of alleged unaddressed repair issues, such as a broken stove for seven months and a broken back door lock, have been reported.
- Racial Discrimination Concerns: Notably, a serious accusation of racial discrimination and the alleged use of racial slurs by owners or management has been raised by a former tenant. This individual also expressed concerns about perceived discrimination due to their husband's race and refusal to address a noisy neighbor issue, leading them to consult a lawyer for discrimination, harassment, and creating an unsafe living environment. This is a very serious allegation and highlights the importance of fair housing practices. According to the Tennessee Housing Development Agency (THDA), people of color in Tennessee experience higher poverty rates and lower median incomes, which can present barriers to housing choice. In 2023, there were 34,150 fair housing complaints filed nationwide, the highest number since the National Fair Housing Alliance began tracking this data in the mid-1990s. While discrimination based on disability accounted for the majority (52.61%) of these complaints, discrimination based on race was also a significant concern, with 824 complaints based on color reported in 2023, an increase of 35.30% over the previous year. Black respondents to a THDA survey reported being discouraged or denied housing at a higher rate than White respondents, whether searching for a home to rent or buy.
- Receipt Issuance: A former tenant also mentioned difficulty in obtaining rent receipts despite paying rent on time.
These points illustrate a mixed bag of resident experiences. Prospective residents should conduct their own thorough due diligence, including direct communication with management and, if possible, speaking with current residents, to gain a comprehensive understanding of the community's living conditions and management practices.

Customer Reviews
Great place to live, quiet, peaceful and no nosey neighbors lol. Jk, the people around here are very nice.
We have lived here almost a year now and it's been nothing short of a nightmare. After submitting several repair requests for our stove, it's still broken after almost 7 months of not being able to use it. The back door lock has been broken since we moved in and even though we have children they STILL HAVE NOT FIXED IT. Our water heater also went out and the only reason they fixed it was because it flooded the back bedroom and we refused to pay the rent until it was fixed. Tom and Connie both are rude and just really don't care what happens as long as the rent is paid. The owners have spewed racial slurs around my children who are mixed. I pay my rent on time every month but when I ask for a receipt they never want to give me one. I was having trouble with a Noisy Neighbor and they refuse to take care of it because they have been there for a long time and I guess they are good friends. My husband works during the night so he sleeps a lot during the day and I really think that because he is not white they discriminate against us. As soon as our lease is up we are out of here. I've been talking with a lawyer to and she says that I have enough evidence to prosecute them for discrimination, harassment, and creating and unsafe and disruptive living environment. Please believe me when I tell you that you do not want to put your family through the mess they seem to put everyone through who doesn't fit their idea of a good tenant. A good tenant to them would be white people that pay for all of the things that break inside your home that the landlords are supposed to fix and don't mind never getting a rent receipt.
We stayed to ourselves, always paid our rent on time, we were quiet, clean, and always cooperative. Connie, the owner always gave me and my daughter a hard time when it came time to give me a receipt for when I paid the rent. She always called us a complainer every time I demanded a receipt for rent. I don't need a reason to ask for one. If I give someone hundreds of dollars of my money, I am not gonna just walk away without proof that I paid. That's just good business. DO NOT RENT HERE!
A nice little trailer park!
Me and my little family had lived here almost a year Tom and Connie are wonderful people and are very nice. They run a very nice well maintained mobile home community wouldn’t want to live anywhere else
