This comprehensive article will delve into the factual offerings of Palmetto Woods, helping local users in the South Carolina region learn more about this living option and determine if it suits their specific needs and preferences.
The operation and tenancy within mobile home parks in South Carolina are governed by specific state regulations, notably the South Carolina Manufactured Home Park Tenancy Act (Title 27, Chapter 47 of the South Carolina Code of Laws). This crucial legislation outlines the legal framework for the relationship between park owners and residents. It addresses essential aspects such as the requirement for written rental agreements, the procedures for setting and adjusting rental rates, rules regarding park standards and appearance, and processes for addressing grievances or non-renewal of leases. For a reputable community like Palmetto Woods, the positive resident feedback regarding respect, open communication, and prompt issue resolution suggests a strong adherence to these regulations, fostering a transparent, stable, and fair living environment for its residents, ensuring that their rights as tenants are protected under South Carolina law.
In addition to state mandates, mobile home parks like Palmetto Woods are also subject to local zoning ordinances and building codes specific to Sumter County. These local regulations play a vital role in dictating aspects such as park density, required setbacks, internal road infrastructure, lighting, and proper utility connections. These rules are put in place to ensure public health, safety, and an orderly residential development that integrates well with the surrounding community. Palmetto Woods, through its ongoing improvements and commitment to a "well managed" environment, strives to operate within these local guidelines, ensuring that its infrastructure and living conditions meet the prescribed standards. For South Carolinians considering a move to a manufactured home community, understanding these layers of regulation can provide assurance regarding the quality and governance of the park.
The appeal of communities like Palmetto Woods extends beyond the regulatory framework and affordability. We moved here over 3 yrs ago. Very nice community to live in. They have been improving the Park tremendously. We have police patrol as often as county allows. Any issues there is open door policy at the office and they take care of it asap. We own our home and have always been treated with respect. I recommend this park to anyone who wants quiet living. Love the office staff and the owners. Our maintenance guys are doing a great job . We plan on living here a long long time. So of your a good neighbor and can pass a background check and credit check come check out their homes. They also do new homes. Palmetto woods is a quiet friendly neighborhood. .
This is a great place to live. Each lot is approximately 1/4 to 1/2 acres. Every tenant has to maintain their area but where ever you live with property, you have to maintain it. I have lived here for 2 years now and I would recommend these units to anyone who likes privacy. Staff has always been very helpful whenever any maintenance item arises. Great place to hang your hat.
A great, quiet community with the friendliest staff! 😊
Do not rent here!!! If I could give 0 stars I would. The application process is equivalent to an FBI investigation. They will put you through hell then ask you inappropriate personal questions. You have to harrass them to complete maintenance requests. Forget about out-of-town visitors because they will charge you for having guests for more than 3 days. You will cut your grass and they will say you didn't then cut it and charge you a lot of money. I moved into my unit without them cleaning it because I needed to move immediately. I told them I had no problem cleaning it myself. HUGE MISTAKE!!! When it came time for the deposit refund they said they said things were dirty when they weren't. That place was cleaner when I moved out than when I moved in. Ridiculous charges like the A-Coil was dirty, yet it was NEVER inspected before move-in. Then they had the nerve to say I had roaches. Funny, because I did pest control myself bi-weekly and never once saw a roach...and I don't have roaches now. Funny when they removed the wall in my room to fix a short in an electrical wire there was THOUSANDS of decrepit dead roaches that you could tell had been there for years. And the the maintenance guy even complained about a trailer close to mine being infested with roaches and that when he bombed it they were running towards other trailers. Speaking of that wire issue it took them 3 months to fix what could've been a life threatening issue. These people owned this place when it was a rundown dump. Now they're trying to pass it off as a nice place to live. Don't let them fool you, they are con artists and they do not care about their tenants. Even the property manager Misty and her daughter and husband (who work there) don't have anything nice to say about Marissa or the company. They just go along with all the unethical practices. My advice...RUN LIKE HELL!!!! There are wayyyy better places in Sumter to rent!!! **Response to reply: So prying into my separation and divorce was part of your screening process? Humiliating me was part of your process? I regularly changed the air filter, but of course I'm not going to provide a new one upon leaving and I'm polite enough to throw the old one to the trash as a sign of this filter has seen it's day. And just FYI my boyfriend worked landscaping and they came to cut my yard for free. Your records must be wrong or I was getting ripped off because it was multiple times I had to pay for lawn maintenance. Plus that $30 was because Misty cut me a break and made it look like I paid them to cut it. She was on the tenants side as much as possible. Unfortunately she acted unethically towards tenants in order to keep her job. Since you are unaware of my time at Palmetto Woods, then I will inform you that I called to speak with the office multiple times about my deposit and I received no return phone calls. Also, to inform you that I could not be physically present because I had moved out of state. My rent was paid every month on time and we were clean and decent tenants that were taken advantage of. Just looking out for others.
Such a nice, quiet, and positive community! I love it here. Very military friendly as well as a home vibe with very friendly employee’s and tenants!
