Paris Court Mobile Home Park About

Hello, Ohio residents considering manufactured home living! Exploring your housing options is a significant decision, and understanding the nuances of different communities is key. Paris Court Mobile Home Park in Piqua, Ohio, is one such community that has drawn attention from those looking to purchase homes in the area. Like any community, it has its unique characteristics, and gathering factual information is essential for making an informed choice for your next home.

Paris Court Mobile Home Park, situated in Piqua, represents a segment of the affordable housing market in Ohio. For many, manufactured home living offers a more accessible path to homeownership compared to traditional stick-built houses. Reviews from individuals who have visited or lived in Paris Court offer insights into its current state. While some observations point to challenges such as density and maintenance of internal roads, other aspects like the ongoing efforts to "revamp" the place suggest a dynamic environment. Understanding these facets can help prospective residents weigh the advantages and disadvantages, and determine if Paris Court aligns with their housing needs and expectations for a mobile home park experience in Ohio.

Location and Accessibility

Paris Court Mobile Home Park is located at 10374, 10220 N County Rd 25A, Piqua, OH 45356, USA. This address places it just north of Piqua, Ohio, along North County Road 25A. Piqua is a city in Miami County, known for its historical charm and access to various local amenities. The park's location off a county road suggests a more rural or semi-rural setting, which can appeal to those seeking a quieter environment away from the immediate bustle of city centers.

Accessibility to and from Paris Court is primarily via County Road 25A, which likely connects to broader road networks, including potentially I-75, given Piqua's proximity to the interstate. This connectivity is important for residents who commute for work, access services, or travel to nearby towns like Sidney. However, a key point highlighted in a review is the perceived overcrowding within the park itself, with limited room for driving larger vehicles like a Pathfinder, especially in areas with double-wide trailers. This suggests that while external access might be straightforward, internal navigation could be challenging for some. Proximity to local schools like Springcreek Primary Elementary, Piqua Junior High, and Piqua High School (within a few miles) indicates that the park is within the Piqua City School District, a relevant factor for families. While the physical address provides the logistical framework, prospective residents should consider visiting to assess internal accessibility firsthand.

Services Offered

Mobile home parks typically offer a range of services that come with the lot rental, designed to facilitate a community living experience. While specific, detailed service offerings for Paris Court Mobile Home Park are not extensively detailed in the provided reviews, based on common industry practices and some indirect mentions, we can infer the likely services provided:

  • Lot Rentals: The primary service is the rental of individual land lots where residents place their manufactured homes. This is the fundamental arrangement for mobile home park living.
  • Community Management: A management entity is responsible for the overall operation and maintenance of the park. Reviews indicate interaction with "the management," suggesting they handle payment plans and eviction notices, which are standard functions of park management.
  • Utility Infrastructure: Typically, mobile home parks provide the infrastructure for essential utilities, such as water and sewer connections to each lot. Public records for properties within Paris Court show "Public Sewer" and "Sewer, Trash, Water" included in an association fee, implying these services are managed by the park. Propane is also mentioned as a utility, suggesting connections for heating.
  • Road Maintenance (Implied): While a reviewer noted that "the roads in and out are in need of serious repair," the presence of roads within the park implies that their maintenance falls under the park's responsibility, even if current conditions are a concern.
  • Rules and Regulations: The existence of management and the nature of a structured community imply that there are rules and regulations governing resident conduct, property maintenance, and community standards, even if these rules were a point of contention in one review.
  • Ongoing Revamp/Improvements: One review mentions that "the place is being revamped," which suggests ongoing efforts by the management to improve the park's infrastructure and appearance. This could involve upgrades to lots, utilities, or common areas.

I drove through the place looking to possibly purchase one of the homes that were listed on Facebook… What I saw when I arrived was probably the most overcrowded MHP I have ever seen. There is at most 10ft between trailer on the side where the double wides are. Plus I can see that the place is being revamped, but there was barely any room to drive my pathfinder through. This place would seriously have me worried if I lived here and one trailer caught fire, the whole park would likely be gone.

I’d moved here this past November doing perfectly fine with the management had set up a payment plan with them for every two week out of my paycheck and this past paycheck they wouldn’t take it because of the flooding that we had this past week and got a three day eviction notice from them because them refusing the payments because of the weather… so save yourself from this park and management

Owner Misty has very unethical business practices! Told us to begin repairs and move to a trailer we were supposed to purchase but she never produced the title. Stopped communicating with us now is attempting to evict us and about half the trailer park since she recently sold it but remains the property manager. She's very unprofessional not to mention her extreme lack of maintenance on the park. The roads have huge pot holes, water constantly stands in the North West corner of Park, water is disgusting, drains do not work properly, mailboxes don't lock some don't even shut, constantly trash everywhere, and the white building is the office. Not sure what steps can be taken so she's held accountable for her negligence.

Road needs some work, but that's in the works. Misty, Missy, and Kayla are all amazing. Even set us up with help with our credit during our process.

Stayed here with a friend for a few days till I got my apartment in Troy, the place is overrunning with drug addicts (not all but mostly) and looks absolutely unlivable just from the road driving past it looks horrendous! The city needs to get involved Asap it's been like this for many years don't know why it still is after having numerous owners, allegedly scammers using the park for a quick buck and taking advantage of people living there.
