Location and Accessibility

Perry Place MHC

is situated at 34 Norman Ln, Perry, KS 66073, USA. This address places it within the small city of Perry, Kansas, located in Jefferson County. Perry is known for its proximity to Perry Lake, a significant recreational area, and offers a more rural, quieter lifestyle compared to larger urban centers in Kansas.

Perry is strategically positioned between Topeka to the west and Lawrence to the east, making it potentially accessible for individuals who commute to these larger cities for work, shopping, or services. U.S. Highway 24 runs through Perry, providing a direct route to both Topeka and Lawrence. This highway connectivity is a key aspect of the park's accessibility for residents with private vehicles.

Norman Lane itself appears to be a local street within Perry, branching off from one of the main thoroughfares. This suggests that the park is integrated into the local community fabric of Perry. For residents relying on personal transportation, the park's location offers straightforward access to the highway system. Public transportation options within Perry itself are generally limited due to the town's smaller size. Therefore, prospective residents should plan for personal vehicle use for daily commuting and access to amenities outside the immediate park area. The location provides a rural small-town feel while still offering reasonable access to larger city amenities via a short drive.

Services Offered

Based on the nature of a mobile home park, and considering the provided customer reviews,

Perry Place MHC

would generally offer the fundamental services expected in such communities. However, the quality and consistency of these services are critical points to consider, as highlighted by the reviews.

  • Lot Leasing: The primary service is the leasing of individual lots for manufactured homes. These lots are intended to provide space for residents' homes with necessary utility connections.

  • Utility Hook-ups: Generally, mobile home park lots are equipped with hook-ups for essential utilities. However, reviews indicate significant issues experienced by residents regarding the functionality and readiness of these services upon move-in:

    • Water Heater: A review states, "Water heater... didn't work."

    • Air Conditioning: A resident reported, "We went without air conditioning for 2 weeks while it was 90+ degrees outside."

    • Water Pressure/Leaks: Issues with "no water pressure in the shower" and "kitchen sink leaked" and "toilet also leaked" were reported.

    • Electrical: Concerns about a "hot wire on the porch light base was detached and hanging, and the insulation on the neutral is degraded and missing. Perfect opportunity for a fire."

    • Other Appliances/Fixtures: "Ceiling fan... and bath exhaust fan didn't work."

  • Property Management and Maintenance: Mobile home parks typically have a management team responsible for maintaining common areas and addressing resident issues. However, reviews suggest challenges in this area:

    • Lease Management: Residents reported "no lease was ready when we moved in," "Lease was provided via email, couldn't be downloaded to print sign and return," and issues with "incorrect name on the lease."

    • Maintenance Responsiveness: While one review mentioned they "Fixed water heater," it also stated "and nothing else." This suggests inconsistent or incomplete maintenance response to reported issues.

    • Resident Interaction: Reviews describe the property manager as having "permanent RBF , and treats you with obvious indifference when trying to address problems." There were also reports of being "called deadbeats" and threats to "call the police to have us arrested for trespassing" when refusing to pay disputed amounts.

  • Common Area Maintenance: While not explicitly detailed, it's generally expected that a mobile home park maintains its internal roads and common spaces. However, the overall negative sentiment regarding maintenance suggests that this might be an area of concern.

Features / Highlights

Based on the provided customer reviews, the "features" and "highlights" of

Perry Place MHC

are primarily centered around the specific experiences shared by residents. While the park is intended to offer residential living, the reviews indicate significant areas of concern that prospective residents should be aware of.

  • Location in Perry, KS: The park is situated in Perry, a smaller community in Kansas. For individuals seeking a quieter, more rural environment compared to larger cities like Topeka or Lawrence, this location could be seen as a feature, offering a different pace of life.

  • Proximity to US Highway 24: Being located on or very near US Highway 24 allows for relatively straightforward access to larger nearby cities like Topeka and Lawrence, which could be a practical feature for commuters or those needing access to broader amenities.

  • Issues with Home Condition and Maintenance (Reported by Customers): Several reviews highlight significant problems with the condition of homes and the responsiveness of maintenance:

    • Structural/Internal Issues: Reports of "no padding under the carpets," "rotton under the tub," "no seal so when it stormed it flooded the whole front of the living room," "Bathtub was cracked," and "daylight could be seen around the doors."

    • Non-Functional Appliances/Utilities: Issues with "water heater," "air conditioner," "ceiling fan," "porch light," and "bath exhaust fan" not working upon move-in, and low "water pressure in the master bath shower."

    • Safety Concerns: A serious concern was raised about a "hot wire on the porch light base was detached and hanging, and the insulation on the neutral is degraded and missing. Perfect opportunity for a fire."

    • Cleanliness: Mentions of "dogfood and mouse feces in the lower kitchen cabinet, and mold in the bathroom vanity."

  • Management and Communication Issues (Reported by Customers): A consistent theme in the reviews points to difficulties with park management:

    • Lease Discrepancies: Reports of "no lease was ready when we moved in," "incorrect name on the lease," and significant discrepancies between quoted rent ("950 TOTAL per month") and the lease amount ("1350").

    • Approval Process Delays: "It took almost 3 months of trying to get approved and into a home."

    • Negative Interactions: Residents described being "called deadbeats" and threatened with police for trespassing when disputing fees. The property manager was described as treating residents "with obvious indifference."

Promotions or Special Offers

Based on the provided customer reviews, there are no "promotions or special offers" explicitly mentioned or implied for

Perry Place MHC

in the positive sense. In fact, the reviews highlight a significant discrepancy regarding financial agreements, which is the opposite of a promotional offer.

Specifically, a key point raised by customers is:

  • Discrepancy in Quoted vs. Leased Rent: A resident stated they were "told my rent would be 950 TOTAL per month. When the lease was handed to me it was 1350." Another corroborated this, noting, "price was higher than we were told," and management "still wanted well in excess of the quoted amount via multiple security deposits."

This indicates that potential residents should exercise extreme caution and diligence regarding any financial agreements or quoted prices. It suggests that any "offer" or quoted rate given during the approval process may not align with the final lease terms.

Therefore, it is crucial for anyone considering

Perry Place MHC

to:

  • Obtain all pricing and financial details in writing before committing to anything.

  • Carefully review any lease agreement for consistency with all verbal or written quotes.

  • Be aware that the listed phone numbers are the primary way to contact the park, and any discussions about promotions or pricing should be handled with extreme care, ideally with written confirmation.

The reviews do not provide any information about typical mobile home park incentives such as reduced first month's rent, referral bonuses, or assistance with moving costs. The focus of the reviews is on the negative financial and contractual experiences.

Perry Place MHC

in Perry, Kansas, as a potential housing option, local Kansans should weigh the provided factual information, particularly the insights from customer reviews, to determine its suitability for their specific needs.

From a geographical standpoint,

Perry Place MHC

's location at 34 Norman Ln, Perry, KS 66073, offers a smaller-town atmosphere with reasonable access to larger communities like Topeka and Lawrence via US Highway 24. Perry itself provides a local community feel, potentially appealing to those seeking a break from the hustle and bustle of city living.

Perry Place MHC

hinges on a thorough and cautious approach. For local users, it is crucial to conduct an extremely detailed inspection of any prospective home, obtain all terms and conditions in writing before committing, and understand that previous residents have reported considerable challenges with property management and the condition of the living spaces. Due diligence is paramount when considering this specific mobile home park to ensure it aligns with your expectations for a safe, comfortable, and financially transparent living environment.

It took almost 3 months of trying to get approved and into a home. Only to finally get into said home, no lease was ready when we moved in. The manager tried to tell me what my legal name was, even WITH my drivers license showing her she put an incorrect name on the lease. We went without air conditioning for 2 weeks while it was 90+ degrees outside. The floor of the trailer had no padding under the carpets so youbwere constantly walking on staples. The kitchen sink leaked. The master bath had no water pressure in the shower. The other bathroom was rotton under the tub. The toilet also leaked. The front door had no seal so when it stormed it flooded the whole front of the living room. And the kicker was, whoever is their salesperson outside of kansas told me my rent would be 950 TOTAL per month. When the lease was handed to me it was 1350. I currently rent an entire house with garage and yard for 1200 a month. Thid slumlord is the absolute worst! Avoid them if possible.

Waited nearly two months for a lease, was told to move in and a lease would be provided. Lease was provided via email, couldn't be downloaded to print sign and return. Name was wrong on lease, price was higher than we were told. Water heater, air conditioner, ceiling fan, porch light and bath exhaust fan didn't work. In addition, daylight could be seen around the doors, the hot wire on the porch light base was detached and hanging, and the insulation on the neutral is degraded and missing. Perfect opportunity for a fire. Bathtub was cracked, toilet leaked, there was dogfood and mouse feces in the lower kitchen cabinet, and mold in the bathroom vanity. Fixed water heater and nothing else. Showed up 5 days after move in demanding we sign the lease that still has an incorrect name, and still wanted well in excess of the quoted amount via multiple security deposits. When we refused to pay the amount, we were called deadbeats and told they would call the police to have us arrested for trespassing. Also did this to someone else we know at the same time we were experiencing this issue. Property manager has permanent RBF, and treats you with obvious indifference when trying to address problems. Absolutely do not waste your time.
