These communities, often referred to as mobile home parks, have evolved significantly, now providing well-maintained environments with a range of amenities designed to enhance daily life. Among these, Regency Lakes stands as a notable example, aiming to provide a living space where residents can build a home and connect with their neighbors.
Regency Lakes is designed to be an all-ages community, welcoming individuals and families alike. Manufactured homes, which are built in a factory and then transported to the site, offer a cost-effective alternative to traditional site-built homes. This housing model often provides the benefits of homeownership, including personal space and the ability to customize your living area, coupled with the conveniences of community living, such as shared facilities and professional management. In an ever-changing housing market, Regency Lakes seeks to offer a stable and accessible option for those looking to settle in the Winchester area of the Shenandoah Valley.

Customer Reviews
People who run this place have some sort of discrimination, and very much power trip and abuse power over others. They falsely accuse, don’t go after the real perpetrators and don’t take actual actions. There’s no exceptional walk ways for children/teens to walk home from school and if there is it’s riddled with goose poop or cat poop.
If I could give 0 stars I would !! For anyone looking for a place to live ,This is certainly not the best option. To begin with the management workers are extremely difficult and Rude. The new manger is horrible. Ever since Katherine and Tona left that place has went down hill. Anyways , I lived there for 5yrs no issues until August 2024. I receive a letter starting they didn’t want to lease the ground to me anymore. I had 90 days to sell my home and find a place for my family to live. I have 4 kids mind you !! Then I call up to the office I ask them to help me sell my place Cam says okay I’ll help. Then 30days before my move out date he says it’s a conflict of interest he can’t help me anymore. So I basically had to give my trailer away. Which was very unfair I paid my lot rent every month on time. Never had any issues with the neighbors or anyone in the Community I minded my business. I still don’t understand how you can just not renew something when the person hasn’t done anything wrong. Lastly , they make their own new rules to follow which are unfair. Lot Rent has increased triple the amount it was if not more !! All of the office staff are very rude and ignored. I highly recommend not living in this community !! IF YOU HAVE KIDS THIS IS NOT THE COMMUNITY FOR YOU.
Cam was awesome…. why did he leave??? now were back to rude people running the office who dont care about us
Worst place to own a home in. Don’t let nothing happen because they will attempt to steal your home and make it very difficult to sell it. Don’t die either because they will attempt to steal it. And of course the law is always on their side. It’s a cesspool too. Trash everywhere. It was a nightmare for me and my daughter and not of our doing. They made it a nightmare. No stars from me.
Decent place to rent, or purchase a home. Like any facility, there are some older lots, and homes in the area. However, most are well maintained, and are fairly new. My only concerns are the narrow roads, a lack of parking spaces at the houses, and the lot rent prices which continually rise. As a side note, make sure that the plumbing is well insulated; a plumber friend gets numerous calls out there.
