I was a guest for a short time. Imagine my surprise when doing laundry, the septic tank bubbled up nasty poop into the bathtub
Aug 28, 2025 · Gail ApplegarthThe trailer I rented had literal mushrooms growing in the master bathroom. Black mold on the roof. She wanted US to bleach it and that be the fix. She has insane rules for the quality of the park overall. The maintenance was horrible, the roads undrivable, and the homes unlivable. She doesn't care about anything but the money. She buys cheap, banged up homes, slaps some paint on them and calls it good. DON'T RENT FROM HER. It's quite literally a health hazard to do so!
May 09, 2024 · Che EliWhat a nightmare! ! Had to pick weeds in the gravel driveway. The weed killer wouldn't even kill them. Ruined my back ! Had alot of break ins , called Kearney C Sheriffs got no results.Had security cameras but it got broken. Sold my home to get out of there ! I believe it was the Manager ! Or some of her bad people. They also owe me money ! Easy for them to steal but not give back. I am a Christian person ..🙏🙏
Apr 09, 2024 · Patricia LuxThe manager of the park constantly says we fail state inspections but i looked it up the state only inspects once a year. She thinks she can tell me that i cant have certain things on my roof or the skirting on my home. I own 31 been here 5 years but have had nothing but problems with the manager. They dont maintain the roads here either things putting dirt in pot holes fixes the problem and it doesnt help at all. 260/month for her to take and fix up trailers she owns or buying new vehicles for herself. Evict me and i have 30 days too vacate and by god I'll take my home with me. And you wont get anymore residents out here because I'll warn everyone. Oh and also thinks she can evict for whatever reason. I also looked that up and being her mom actually owns the property she legally cant evict us.
Jul 28, 2023 · Kody CorneliusLow property tax. Low lot rent compared to other parks in Kearney. You can own your own manufactured home. Quiet neighborhood. Mailbox in park. Pets allowed with fence, 4 ft chain link is all that is allowed. Porch must exit into the fence if you want a pet. No covered porches just because landlord decided against them. Difficult landlord. Does not keep street lights working. Poorly maintained roads. Poorly maintained driveways off main road. Septic tanks used as excuse to deny almost every improvement. No shrubbery. No gardens. 1 potted tomato plant allowed. Expects tenants to fix property lights i. e. yard light in lawn. Threatens eviction quickly. Roundup suggested to keep weeds down. Roundup commonly used but not required. You just have to keep the weeds down. You have to pay extra lot rent if you want a pet. Landlord is very cynical, assumes everyone is guilty until proven innocent but they are still always suspect. You will have no problems though if you follow the rules and keep rent payments prompt.
