The choice of a residential community in retirement is particularly significant, impacting social connections, recreational opportunities, and overall well-being. Riverview Crossing, with its focus on active adult living and a host of on-site facilities, is positioned to meet these diverse needs. Understanding the comprehensive offering of such a community, including its celebrated features and any reported challenges, is crucial for prospective residents. This guide will explore the various facets of Riverview Crossing, from its prime location and abundant amenities to important considerations raised by residents regarding community management and specific environmental factors, offering a transparent look into this distinctive mobile home park in Ohio.
Riverview Crossing is strategically located at 4900 River Crest Dr, Harrison, OH 45030, USA. This address places it within Harrison, a scenic town in Hamilton County, Ohio, situated near the Indiana border and approximately 20 miles northwest of Downtown Cincinnati. Harrison offers a blend of small-town charm with convenient access to a larger metropolitan area, making it an attractive location for many Ohio residents.
For those considering Riverview Crossing, its accessibility is a significant advantage. The community is conveniently located off I-275, a major interstate loop around Cincinnati, ensuring easy commutes to various destinations. This excellent connectivity provides residents with convenient access to the Cincinnati/Northern Kentucky International Airport, Harrison Medical Center, major shopping areas, banks, churches, and a wide array of dining and entertainment options in both Harrison and the broader Cincinnati metropolitan area. This allows residents to enjoy the tranquility of their community while still being within practical reach of urban amenities and services.
Beyond its highway access, a key locational highlight is its position overlooking the scenic Whitewater River. This provides "lots of scenery" and a "riverfront recreation area," allowing residents to "picnic, fish, canoe or just relax." The community is also noted for being on over 40 acres of green space, providing a lush and pleasant environment. Furthermore, its proximity to attractions like the Miami Whitewater Forest offers additional outdoor recreational opportunities, enhancing the appeal of living in Harrison. This combination of natural beauty and urban accessibility makes Riverview Crossing an ideal setting for active adults in Ohio.
Riverview Crossing, as a master-planned manufactured housing community primarily for active adults aged 55+, offers a comprehensive suite of services and amenities designed to provide a comfortable, engaging, and carefree living experience. Based on community descriptions and resident feedback, the services typically include:
- Lot Leases: Providing designated plots of land with essential utility hookups for manufactured homes. Residents own their homes but lease the land, with lot fees reported to be around $453 to $592 per month for some homes. Note that a resident mentioned lot fees going up "every year."
- Utility Connections: Ensuring access to necessary utility hookups (electrical, water, sewer) at each home site. Residents are generally responsible for their individual utility bills.
- On-Site Management and Customer Service: The community has on-site management. However, one resident notes a frequent change in management companies, having "gone through at least 3 different management companies" in 2.5 years, which they find "a little disturbing." This suggests potential inconsistencies in management practices, despite the community's general commitment to "carefree living."
- Community Maintenance: This includes landscaping and upkeep of common areas, clubhouse facilities, and infrastructure. The community is described as having "lush grounds and mature shade trees" and is well-maintained overall.
- Pest Control: A significant concern raised by a resident is the park's perceived "lazy at pest control," specifically mentioning a "higher than anywhere else in the area" wasp population. This indicates a potential deficiency in this particular service area.
- Social Activities and Events: Riverview Crossing has an "active social committee that holds a variety of events at the clubhouse, and around the community throughout the year." These community-hosted events are designed to foster social interaction and camaraderie among residents.
- Fitness and Recreation Facilities: Providing access to a fitness center, swimming pool, and a recreation room. The clubhouse serves as a central hub for these activities.
- Security: The community is equipped with "security cameras" as a listed amenity, contributing to residents' sense of safety.
- Guest Parking: Available for visitors to the community.
Riverview Crossing boasts an array of features and highlights designed to enhance the active adult lifestyle, while also presenting some areas of concern noted by residents:
- 55+ Age-Qualified Community: This is a core feature, establishing Riverview Crossing as an exclusive community for active adults aged 55 and over. This fosters a shared lifestyle and caters to the specific interests of this demographic.
- Sprawling Grounds and Green Space: The community is set on a "sprawling community features lush grounds and mature shade trees" and "over 40 acres of green space." This provides a visually appealing and spacious environment.
- 9,000 Sq Ft Clubhouse: A central highlight is the expansive clubhouse, described as the "fun-filled centerpiece." It features "two great rooms," a "fitness center," "swimming pool," "beautiful sun deck," a "game room," and a "community kitchen." This serves as a social hub for residents.
- Riverfront Recreation Area: Overlooking the scenic Whitewater River, the community offers a dedicated riverfront area for residents to "picnic, fish, canoe or just relax," providing unique outdoor recreational opportunities.
- Active Social Committee: The presence of an active social committee that organizes "a variety of events" throughout the year in the clubhouse and community promotes social engagement and a vibrant community atmosphere.
- Convenient Location: Located off I-275 in Harrison, it offers "convenient access to the Cincinnati Northern Kentucky International Airport, Harrison Medical Center, major shopping areas, banks, and churches," blending rural charm with urban accessibility.
- Diverse Amenities: Beyond the main clubhouse, the community also features billiards, shuffleboard, and picnic/BBQ areas, offering a range of activities.
- Management Turnover (Critical Highlight): A significant concern is the reported frequent change in "management companies" (at least 3 in 2.5 years). This instability can lead to inconsistencies in policies, communication, and overall community direction, which can be "a little disturbing" for residents.
- Pest Control Issues (Critical Highlight): A specific issue raised is that the community is "lazy at pest control," resulting in a "higher than anywhere else in the area" wasp population. This is a practical concern for residents and could be particularly problematic for those with allergies.
Based on the available public information and resident reviews, Riverview Crossing does not explicitly advertise ongoing promotions or special offers in the provided data. The community's value proposition appears to be rooted in its comprehensive amenities, desirable location, and the lifestyle it offers to its 55+ residents, rather than short-term financial incentives.
However, potential promotions in manufactured home communities can sometimes include:
- New Home Incentives: Partnerships with manufactured home dealers might result in special pricing, financing options, or waived setup fees for new homes placed in the community.
- Referral Programs: Existing residents might be eligible for a bonus if they refer new residents who move into the park.
- Seasonal or Off-Season Rates: For shorter-term stays, there might be varying rates depending on the time of year, though Riverview Crossing is primarily a residential community.

As I do love it here, I don't understand the lot fees going up every year (I get the cost of living etc...), also, since living here 2 1/2 years we have gone through at least 3 different management companies. I just find it a little disturbing.
be warned that this community is lazy at pest control- the wasp population is higher than anywhere else in the area. I wouldn't move here if I was allergic to stings.
Hello, I have been living here 8 years. I like it very much. I feel safe, and the neighborhood is nice. But I too have seen the lot rent go up multiple times. The amenities have not changed. The up keep is very minimal. This is a retirement community with most residents on fixed incomes. The economy is already hurting us, with the prices on everything going up. All this takes place because they can. I know others that live in other parks like this that only pay $200 a month for lot rent, and they have the same amenities. But my main reason for this post is to let our community know we have a couple neighbors that are racist. I have bi-racial grandkids. They have been verbally attacked on two different occasions by these neighbors. My grandkids were only minding their own business and being kids. They were harassed by being called racial slurs. The kids were not doing anything wrong. Besides if you have an issue with a child you shouldn't attack the child you should speak to their parents. My daughter tried to speak with one of the neighbors and was attacked verbally as well. Truly sad that we have this kind of issue in a nice neighborhood.
I have lived here for 3 years. This is a great place to live. The cost of living here is affordable especially when it is compared to rentals. I feel safe leaving for a few months that my home is protected and watched over by the neighborhood. The amenities are fantastic. The management staff is wonderful. Always answering the phone and acting on any questions or issues that we may have.
I’ve lived here a little over three years and I love it. Great pool, clubhouse and many community events to take part in. The management team, Brenda and Pam, do a great job as well as the maintenance team. I feel safe here as neighbors watch out for each other.
