Ruis Mobile Home Park About

For Floridians seeking an extended stay or a permanent spot for their RV in Jacksonville, Ruis Mobile Home Park offers a unique option. Located at 701 US-301, Jacksonville, FL 32234, this established community, while primarily a mobile home park, dedicates a significant portion of its lots to long-term RV residents. Unlike some of the newer, resort-style RV parks, Ruis Mobile Home Park provides an "old style" mobile home park atmosphere, where the focus is on community, affordability, and a more relaxed pace of life. For those who value friendly neighbors and a watchful eye over the community, this park presents an intriguing choice for long-term RV living in Northeast Florida.

The landscape of RV living in Florida is incredibly diverse, catering to everything from weekend warriors to full-time residents. Ruis Mobile Home Park carves out a niche for those who prefer a stable, long-term base rather than transient stays. It’s a place where RVers can truly settle in, becoming part of an existing neighborhood rather than just passing through. This aspect is particularly appealing to individuals or couples who are looking to make Jacksonville their home base and integrate into a local community.

The emphasis at Ruis Mobile Home Park is on practical living and community cohesion, rather than an abundance of high-end amenities that might go unused. As one long-term resident noted, "It's not overpriced to justify club houses and swimming pools that nobody really uses." This philosophy translates into a more accessible and potentially more affordable long-term living solution for RV owners. The "overall lifestyle vibe" is described as "slow," suggesting a peaceful and unhurried atmosphere that many Floridians might find appealing for their daily lives.

While a review did raise concerns about a specific inquiry regarding mobile home availability and perceived fair housing issues, it's important to differentiate this from the general RV park experience, which has received positive feedback from a long-term resident. The positive review highlights the friendly neighbors who "are glad to see you when they walk or drive by" and "everyone watches out for each other, but doesn't get 'in your business'." This suggests a strong, supportive, yet respectful community dynamic, which is a significant draw for many seeking a long-term home for their RV. The park also shows a commitment to ongoing improvements, with plans to replace its laundry facilities, indicating a desire to enhance resident comfort over time.

Location and Accessibility

Ruis Mobile Home Park is conveniently located at 701 US-301, Jacksonville, FL 32234, USA. This address places the park directly on U.S. Route 301, a major highway that runs north-south through Florida. This strategic positioning offers residents and long-term RVers excellent accessibility to various parts of Jacksonville and the wider Northeast Florida region.

The proximity to US-301 means that the park is well-connected to major interstates such as I-10 and I-295, which are just a short drive away. This allows for straightforward commutes to downtown Jacksonville, where residents can access urban amenities, employment centers, and entertainment venues. Whether you're heading to the beaches, exploring Florida's state parks, or simply running errands, the park's location minimizes travel time and maximizes convenience. The ease of access to these primary roadways makes it an ideal hub for those who travel frequently or need reliable access to various parts of the city.

For daily needs, the area surrounding Ruis Mobile Home Park, along US-301 and nearby roads, offers a selection of grocery stores, local shops, and services. While it might not be in the heart of a bustling commercial district, essential amenities are within a reasonable driving distance. The neighborhood provides a more suburban or semi-rural feel, which can be a desirable characteristic for those seeking a quieter living environment away from dense urban noise.

Furthermore, for those with connections to the military, Ruis Mobile Home Park is situated within a practical commuting distance to several significant military installations in the Jacksonville area, including Naval Air Station Jacksonville and Cecil Field Naval Air Station. This makes it a potentially suitable long-term housing option for service members and their families who utilize RVs or mobile homes. The balance of a peaceful residential setting with strong regional accessibility underscores the park's appeal as a long-term base in Jacksonville.

Services Offered

Based on resident reviews and the nature of a mobile home park that accommodates long-term RVers, Ruis Mobile Home Park provides a set of essential services designed to support its residents' daily lives. While it eschews "club houses and swimming pools," it focuses on practical amenities.

  • Long-Term RV Sites: A significant portion of the park's lots are specifically opened up for long-term RVers, providing dedicated spaces for extended stays or permanent residency.
  • Mobile Home Lot Rentals: As an "old style mobile home park," it also offers traditional mobile home lots for rent, fostering a mixed community of manufactured home residents and long-term RVers.
  • Laundry Facilities (Under Renovation): The park is actively working to enhance its amenities. A new, dedicated laundry building is being constructed to replace the old facility, indicating a commitment to improving essential services for residents.
  • Community Atmosphere: While not a tangible "service," the park fosters a strong sense of community, where "neighbors are friendly and glad to see you when they walk or drive by" and "everyone watches out for each other." This contributes significantly to the living experience.

It is important to note that the review highlights that "progress is slow here," implying that enhancements and changes might take time to materialize. While the park is working on replacing its laundry room, the old facility may be in use during this transition.

I've lived here for 5 years. It's not overpriced to justify club houses and swimming pools that nobody really uses. It is an old style mobile home park with a large portion of the lots opened up for long-term RV'ers. Currently, they are working to replace the old laundry room with a new, dedicated laundry building so they can remove the old mobile home currently used for a laundry. Progress is slow here, as is the overall lifestyle vibe. Neighbors are friendly and glad to see you when they walk or drive by. Everyone watches out for each other, but doesn't get "in your business." I love living here.

Called to check availability of a mobile home… gentleman asked how many occupants, ages, and sex of all possible occupants. He seemed willing until I said the ages of adult children…went as far as asking “why are grown children living with their parents” This is where I was offended and hung up. Btw.. there are 18 year olds who haven’t graduated yet. I feel this may have crossed some lines in fair housing .. but choose to let everyone know my experience this way.

A hidden, quiet wooded mobile home and RV park in Baldwin. The only amenity is a laundry mat but still a little known place to spend the night or stay for a while.
