Sunny Acres Mobile Home Park About
For Floridians exploring mobile home living options in Jacksonville, Sunny Acres Mobile Home Park is a community situated on a key thoroughfare. Finding suitable and affordable housing in a bustling city like Jacksonville can be a complex process, and mobile home parks often present an alternative to traditional rental apartments or homeownership. This article aims to provide a factual overview of Sunny Acres Mobile Home Park, drawing on publicly available information and recent resident feedback, to help prospective residents make informed decisions.
The landscape of mobile home parks in Florida is diverse, with various communities offering different living experiences. Sunny Acres Mobile Home Park, located in Jacksonville, serves as one such option for those considering manufactured home living. It's important for individuals and families to thoroughly research any potential community, understanding both its advantages and any reported concerns, to ensure it aligns with their living needs and expectations.
Jacksonville is a large and growing city, and housing choices reflect its dynamic nature. Mobile home parks like Sunny Acres are part of this housing ecosystem, aiming to provide accessible residences. When evaluating such communities, local users in Florida often consider factors like location convenience, available amenities, and the overall quality of living promised by the management. It's also crucial to consider the experiences of current and past residents, as their insights can offer a practical perspective on daily life within the park.
Recent reviews for Sunny Acres Mobile Home Park highlight a number of significant concerns that prospective residents should be aware of. These include reports of property issues leading to code enforcement citations, structural problems within homes, challenges with maintenance, and communication difficulties with management. While the park is listed as a mobile home community, these points of feedback indicate areas where the park's operations might present challenges for residents. It is critical for anyone considering Sunny Acres to investigate these matters directly and thoroughly before committing to a lease or purchase.
Sunny Acres Mobile Home Park is located at 10166 103rd St, Jacksonville, FL 32210, USA. This address places the park directly on 103rd Street, a prominent east-west thoroughfare in Jacksonville. This location offers residents direct access to a wide range of local businesses, services, and transportation routes.
Being situated on 103rd Street means the park is well-connected to the broader Jacksonville metropolitan area. Major roadways such as I-295 are easily accessible, facilitating commutes to various parts of the city, including downtown Jacksonville, military bases like Cecil Field Naval Air Station and Jacksonville Naval Air Station, and other key employment and entertainment hubs. The accessibility to these major roads is a practical benefit for daily travel.
For daily needs, the area surrounding 103rd Street provides numerous shopping centers, grocery stores, and retail establishments. Residents will find a variety of options for their everyday essentials, including supermarkets and retail outlets, within a short driving distance. There are also diverse dining options, from fast-casual eateries to sit-down restaurants, catering to different culinary preferences.
While the reviews indicate that the park itself may lack certain recreational amenities like a working laundry facility, playground, or pool, its location in Jacksonville means residents can access public parks and recreational facilities in the wider community. For example, Tillie K. Fowler Regional Park is within a reasonable driving distance. The park's address also places it within a school district, providing access to educational institutions in the area. The practical advantage of its location on a main street allows for convenience in terms of local errands and connectivity to the larger city infrastructure.
Based on the provided reviews, the services offered at Sunny Acres Mobile Home Park, and their effectiveness, appear to be a significant point of concern for residents. While a mobile home park typically offers core services, the feedback suggests issues with consistency and quality.
- Mobile Home Sales/Rentals: The park seems to engage in both mobile home rentals and sales, with a note from a former resident advising caution about purchasing due to reported property issues. The review indicates a shift towards pushing renters out to sell homes.
- Lot Rental: For residents who own their mobile homes, the park provides lots for rent. However, concerns were raised about increased rent without new lease agreements.
- Maintenance Services: The reviews strongly suggest that maintenance is "nonexistent" and a "complete joke," with reports of structural damages, termites, mold, mildew, and half-rigged appliances going unaddressed. The use of undocumented workers for maintenance is also mentioned.
- Utilities: While utilities are a fundamental part of mobile home living, the review mentions issues with an old, broken water heater, suggesting a lack of timely replacement or upkeep of essential systems within the homes.
- Laundry Facility: The on-site laundry facility is explicitly stated to "doesn’t work and hasn’t worked for the past two years," indicating a significant lack of a basic amenity often expected in such communities.
- Customer Service/Communication: One review reports severe communication issues with the landlord regarding rental assistance, leading to eviction notices without prior notification about assistance not being disbursed. This points to a lack of effective communication and transparency in financial matters.
- Pest Control: The presence of termites, pest, and stray animals (despite a stated "no animals" policy) suggests deficiencies in integrated pest management or enforcement of community rules.
Based on the provided customer reviews, it is challenging to identify positive features or highlights for Sunny Acres Mobile Home Park. The feedback predominantly points to significant drawbacks and areas of concern for residents.
- Affordability (Initial Perception): While current issues include increased rent, mobile home parks generally offer a lower entry point for housing compared to traditional homes, which might initially attract some residents. However, this is heavily offset by the reported problems.
- Location on 103rd Street: The park's address on a main commercial artery in Jacksonville provides inherent convenience for accessing local shops, restaurants, and public services. Its proximity to major roads like I-295 allows for ease of commuting across the city.
- Proximity to Military Bases: The park is within a reasonable distance of Cecil Field Naval Air Station and Jacksonville Naval Air Station, which could be a geographical convenience for military personnel.
- Existence of Mobile Home & RV spots (though conditions are questionable): The park operates as a mobile home community and, based on property listings, offers mobile homes for sale or rent, aiming to serve residents seeking this housing type.
It is critical for prospective residents to understand that these potential "highlights" are overshadowed by severe negative feedback regarding property condition, maintenance, and management practices, as detailed in the review section.
As a content writer, I cannot invent specific promotions for Sunny Acres Mobile Home Park. Furthermore, based on the provided customer reviews, there is no mention of any promotions or special offers being extended to residents. Instead, the reviews highlight concerning practices such as increased rent without new lease agreements and issues related to rental assistance.
In the context of the reported problems, any potential offers would need to be viewed with extreme caution and verified independently. Typically, mobile home parks might offer incentives such as:
- Reduced security deposits or move-in fees.
- First month's rent specials.
- Discounts for long-term lease commitments.
However, given the serious allegations of unaddressed property issues, non-existent maintenance, and questionable communication regarding rental assistance, it is imperative for anyone considering Sunny Acres Mobile Home Park to exercise extreme due diligence. Prospective residents should not rely on unverified promotions and instead focus on directly investigating the conditions and management practices. Any offers should be thoroughly vetted, and all agreements should be in writing and legally reviewed.

It is strongly advised that any communication with the park management includes detailed questions about the concerns raised in public reviews, and that all responses and agreements are obtained in writing.
Based on the provided customer reviews, it is evident that Sunny Acres Mobile Home Park, in its current state as described by former residents, presents significant challenges rather than suitability for locals in the Florida region. The overwhelming negative feedback raises serious concerns about the living conditions, management practices, and overall resident experience.
The reviews consistently report a litany of unresolved property problems, including structural damage, termites, mold, mildew, and poorly functioning appliances. Furthermore, the explicit mention of code enforcement citations suggests persistent issues that the park management has allegedly failed to address adequately. For Floridians seeking a stable and healthy living environment, these reports indicate that Sunny Acres may not meet basic habitability standards.
Concerns extend beyond physical property conditions to the operational aspects of the park. Residents describe maintenance as "nonexistent" and a "joke," which is a critical failing for any residential community. The non-functional laundry facility for two years, the removal of the playground without replacement, and the presence of stray animals despite a "no animals" policy all point to a significant lack of upkeep and disregard for community amenities and rules. These issues directly impact the quality of life and convenience for residents.
Perhaps most critically, the severe communication breakdown and alleged deceptive practices regarding rental assistance, leading to eviction notices without proper communication, represent a profound risk to financial and housing security for residents. This type of conduct undermines trust and can place vulnerable individuals and families in precarious situations.
While the park’s location on 103rd Street in Jacksonville does offer practical accessibility to city amenities, this geographical advantage is severely outweighed by the reported deficiencies in management, maintenance, and living conditions. For local Floridians, who often seek affordable and safe housing options, the detailed negative experiences shared by former residents strongly suggest that Sunny Acres Mobile Home Park, as currently operated, is not a suitable or recommended place to rent or purchase a home. Prospective residents are strongly advised to exercise extreme caution, conduct extensive due diligence, and seek legal counsel if considering any engagement with this property.

Moved here 2023 moved out 2025. The place isn’t adequately up to date and is constantly being cited by code enforcement regarding property problems they refuse to address. Pushed all the renters out just to sale the homes so beware of the trailer you intend to purchase. Increased rent but never provided a new lease agreement since 2023. The trailer I was moved into in 2023 had termites and I didn’t find out until a year in only after my old water heater broke which was 20 years old btw and should have been replaced years ago , other issues consisted of structural damages, pest, mold and mildew, half rigged appliances. Maintenance is a complete joke and nonexistent the help they hire will mostly be undocumented workers paid in cash do not let them in your homes ! The laundry facility doesn’t work and hasn’t worked for the past two years , they removed the playground for children and never replaced it, no pool, says animals are not allowed however stray animals are always present. I would not recommend anyone to rent or buy here.
Not a good property to rent from. Lived at an off-site property for 2 years and the landlord never responded to my request to take care of the large amounts of mold growing throughout the house..landlord does not communicate well. He told me and my wife to apply for rental assistance and called us a week later with an approval . That was supposed to take care of rent for 3 months. 2 months later we get an eviction notice demanding rent and a 5 day notice. Ever got any prior communication from them saying the assistance didn't go through . We call the city of Jacksonville and they tell us he never submitted the ledger for them to disburse the money . Currently seeking legal help against this place
It's not exactly a desirable place. But it is livable. Pictures online make out to look much nicer than the actual unit. But like I said, it's livable thought. Property manager seems nice. Neighborhood seems quite. I'd live there for a year or two. Until I can save up enough to find something better.
A horrible place I have never seen a condemned trailer that they're asking $1,000 a month for unreal and the rules are ridiculous they say you cannot have dogs but their dogs all over the place
They will leave you hanging time and time again. Wanted shelves in my fridge (like a normal person) they said they ordered them - oops wrong shelves! Then they just tried to change out my ac with even crapper ones and either the freezer part wouldn't work or the fridge wouldn't. Lost all the food I had and the WOULD NOT compensate me. They would not fix the lock on my door - they sent a guy by but it accomplished nothing. Had to go buy a door lock because turns out the were putting on the wrong kind for the door we have. Asked the repeatedly to come fix the AC and Jake kept saying he would send out his AC guy and he should be there within the hour. NOPE! Everyone went home and its not fixed. DO NOT MOVE IN HERE. Its cheap for a reason
