Introduction / Overview
Shady Lane Community, Inc. is a well-established manufactured home park located in Kirkville, New York, serving as an attractive residential option for those seeking affordable home ownership in the Greater Syracuse area. This community operates on a land-lease model, where residents own their manufactured home and rent the lot it sits on. This structure often makes housing significantly more accessible to New York residents than purchasing a traditional single-family home.
The park is designed as an all-ages community, catering to diverse residents, though some feedback indicates a strong presence of older residents. It offers a solution for individuals and families who desire the stability and space of a home without the crushing financial burden of typical Central New York real estate. The community maintains clear rules and regulations, which, while sometimes viewed as strict by some residents—particularly concerning vehicle and external maintenance policies—are in place to ensure a consistently presentable and managed environment for all residents, ultimately aiming to protect property values and maintain a cohesive neighborhood feel. This stability, coupled with the affordability, makes it a key part of the local housing market near Syracuse.
Location and Accessibility
Shady Lane Community, Inc. is conveniently situated in Kirkville, NY 13082, providing a comfortable blend of suburban quiet and urban accessibility crucial for New York locals.
The community is located at:
785 Fyler Rd, Kirkville, NY 13082, USA
This location places the park just a short and manageable drive from the city of Syracuse, granting residents easy access to major employers, educational institutions, retail centers, and all city amenities. The park is situated within the highly regarded East Syracuse Minoa (ESM) school district, a major advantage for families with school-age children.
While the local roads within the park itself have been a point of contention regarding maintenance—with residents noting issues with potholes and the timely and effective plowing and salting of roads during the challenging New York winter months—the surrounding area offers excellent regional access. The proximity to main roadways allows for straightforward commutes. Furthermore, the location is a short distance from major natural attractions like Green Lakes State Park, offering local New Yorkers quick weekend escapes for hiking, swimming, and outdoor recreation. Despite internal road maintenance issues that potential residents should inquire about, the external location offers significant convenience for daily life in Central New York.
Services Offered
A key benefit of living at Shady Lane Community, Inc. is the inclusion of several essential services within the monthly lot rent, simplifying a resident’s budget. While specific details on all services can vary, the following are standard offerings based on community data:
UL
LI Lot Rental: Providing residents with a defined lot space for their manufactured home, with lot rent typically including several core services.
LI Essential Utility Coverage: Lot rent often includes essential utilities, notably public water service, sewer connections, and garbage collection/trash pick-up, simplifying utility management for residents.
LI Property Tax Inclusion: Unlike owning a traditional home, property taxes on the land are handled by the park owner and typically included within the lot rent structure.
LI Home Sales and Financing Approval: The community facilitates the process of buying and selling homes within the park, often requiring buyer prospects to complete a tenant application and meet specific credit score (e.g., 680 minimum) and income requirements (e.g., 4x lot rent) for approval.
LI Vehicle and Storage Management: The park provides designated parking spaces, though the number of vehicles per household may be limited. There are designated areas for the storage of recreational vehicles like boats and campers, although residents should investigate the conditions of this storage area prior to use, as some reviews suggest capacity and pest issues.
LI Maintenance and Rules Enforcement: Management is tasked with enforcing community rules concerning home and lot appearance, parking, and conduct. While enforcement can be perceived as strict, the stated aim is to maintain high community standards.

LI Renovated Home Inventory: Manufactured homes within the park are often available for sale or rent, and many feature modern updates such as central air, new metal roofs, updated flooring, and stainless steel appliances.
LI Designated Storage and Parking: The community offers designated driveway parking for residents, with some lots accommodating multiple vehicles, and a specific area for storing large items like boats and campers, which helps keep the overall community appearance tidy.

Terrible place to live if you are anything but old and unable to drive. Don't allow you to do maintenance to your own vehicles, housing for rent is often in terrible condition, once an old trailer was haphazardly towed to the back of the property and left to rot. Roads are in terrible condition with pot holes being filled with gravel and plowing is never done on time or effectively. No salt is used which often leaves a nice sheet of ice for your children to fall on as they walk to the front of the park to board their school bus. Speaking of children, It it almost impossible to have a family with teenagers in the park as they do not allow you to have more than two cars in a driveway, no matter the size of the driveway or lot. They offer to let you park at the front, but there is insufficient parking space and often this means walking across a 1/4 mile of the aforementioned ice sheet in the winter to get the the front of the park, on which you will inevitably hurt yourself severely eventually and waste 15 minutes of your time each way daily. The management enjoys activities like driving around in their vans evicting younger couples and bending to the will of the few crotchety old men who live in the park who's wives have long since passed and have nothing better to do than to harass others, which the management not only facilitates but encourages. The woman who patrols the park must also think she has radar guns for eyeballs, as she will attempt to berate you for endangering lives and going a maddening speed if your windows are down as you pass even though you are going exactly the speed limit. PS. The back area where they make you store any boats campers etc. is not only full but infested with ants and possibly termites that will destroy anything wood and invest any camper if it has food in it. Terrible place to live.
