That’s the kind of hospitality you can expect at Shark Tooth RV Ranch. Visitors have been "absolutely wrapped with the location, cleanliness and friendliness of the people," highlighting the welcoming vibe that makes your Texas visit truly great. We've heard from folks who genuinely "loved it!!" and recommend it as the "best value if you’re staying in the area to see friends, family and attractions." It’s worth noting that while it’s kept neat, it operates without some of the more common amenities like a pool, laundry, or public bathrooms/showers, indicating a more self-contained RV experience. And for the train enthusiasts out there, the frequent sound of passing trains is seen as a charming feature rather than a drawback!

Get ready to discover a friendly and convenient RV home in North Texas!
Shark Tooth RV Ranch boasts an excellent location in Pilot Point, TX, making it both accessible and convenient for exploring the surrounding North Texas area. You can find this welcoming park at 11670 Massey Rd, Pilot Point, TX 76258, USA. The additional 92GH+XX is a plus code, which often indicates a slightly more rural or precise location within a broader area, further emphasizing its peaceful setting.
Its accessibility is a significant advantage for those staying in the region to visit friends, family, or local attractions. Pilot Point itself is a charming town known for its horse ranches and proximity to Lake Ray Roberts, offering ample opportunities for outdoor recreation and local charm. The park’s location ensures that you can easily connect to major roads, allowing for straightforward travel to nearby cities like Denton, Gainesville, or even further into the Dallas-Fort Worth metroplex, providing access to extensive dining, shopping, and entertainment options.
However, what truly elevates its location is the direct and incredibly close proximity to Sharkarosa Wildlife Ranch – just a "5min walk" away! This is an unparalleled convenience for animal lovers and families, offering a unique attraction right on your doorstep. Despite being close to this popular attraction, the park is described as being "kept really neat," suggesting a well-maintained and pleasant environment. For those who appreciate the rhythm of the rails, the presence of trains passing "several times a day and night" is noted as a welcome feature, adding to the unique character of the location.
Shark Tooth RV Ranch operates with a distinct approach to services, catering primarily to a long-term resident base that values simplicity, cleanliness, and value. It’s important for prospective guests to understand what is, and is not, offered to ensure it aligns with their needs.
- RV Sites: The park provides sites for RVs, implying essential hookups for water and electricity necessary for long-term stays. While specific details on amperage (30/50 amp) aren't provided, it's standard for long-term parks.
- Well-Kept Environment: Reviewers consistently praise the park for being "kept really neat" and highlight its overall cleanliness. This indicates a commitment to maintaining a pleasant living space for residents.
- Super Host and Friendly People: The presence of a "super host" like Chad, who "really looked after us," and "friendliness of the people" are significant "services" in terms of hospitality and creating a welcoming community atmosphere.
- Emphasis on Long-Term Stays: The park is explicitly noted as being home to "most residents are long term." This means the operational focus is on providing stable, extended living arrangements rather than fleeting daily or weekly stays.
Crucially, the reviews also explicitly state what the park does NOT offer:
- No pool
- No laundry facilities
- No bathroom or shower facilities
This means guests are expected to be self-contained within their RVs for bathing and laundry needs. This streamlined approach allows the park to offer great value, making it ideal for RVers who are fully equipped and prefer a simpler, more private amenity structure.
Shark Tooth RV Ranch stands out with several unique features and highlights that contribute to its appeal, particularly for those seeking a value-driven, long-term RV solution in North Texas.
- Unbeatable Value: One reviewer emphatically states it's the "Best value if you’re staying in the area to see friends, family and attractions." This focus on affordability for extended stays is a significant draw, especially in a region with increasing demand for RV accommodations.
- Direct Access to Sharkarosa Wildlife Ranch: This is a truly unique highlight. The park is just a "5min walk" from Sharkarosa Wildlife Ranch, offering an extraordinary opportunity to visit exotic animals, engage in wildlife encounters, and enjoy educational experiences right on your doorstep. This convenience is a major selling point for families and animal lovers.
- Dedicated and Helpful Host: The personalized attention from the "super host," Chad, who "really looked after us," is a recurring theme in reviews. This level of customer service and friendliness fosters a welcoming and supportive environment for residents.
- Quiet and Neat Environment: Despite the train activity, the park is described as "kept really neat" and generally peaceful, providing a comfortable and tidy place to live.
- Train Enthusiast Friendly: For those who appreciate the sounds of trains, the fact that "The train came thru several times a day and night but that's OK because we love trains" highlights a charming and unique characteristic of the park. This isn't a drawback for everyone; for some, it's part of the ambiance.
- Long-Term Community Focus: The park's emphasis on long-term residents creates a stable and potentially close-knit community, which can be a significant benefit for those seeking a more permanent base and a sense of belonging.
As Shark Tooth RV Ranch is highlighted for its "best value" and primarily caters to long-term residents, its "promotions" would likely revolve around competitive extended-stay rates rather than short-term discounts. While specific promotional offers aren't detailed in the provided reviews, the park's pricing model is geared towards affordability for those settling in for a while.
- Competitive Long-Term Rates: The park's strength lies in offering excellent value for those staying for extended periods. This is a significant "promotion" in itself, providing a cost-effective solution for permanent or semi-permanent RV living.
- No Hidden Fees (Implied by Value): The emphasis on "best value" often suggests transparent pricing without excessive additional charges, though direct inquiry is always recommended.
For prospective residents, the best approach is to directly contact Shark Tooth RV Ranch to inquire about their current long-term (monthly or extended) rates and availability. Given its focus, they are likely to have a structured pricing system for residents. It's always a good idea to confirm what's included in the monthly rate.

Customer Reviews
We recently stayed at Shark Tooth and we’re absolutely wrapped with the location, cleanliness and friendless of the people. Chad was a super host and really looked after us. Loved visiting the Sharkarosa Wildlife too and just a 5min walk!! Thanks guys for making our Texas visit great!! Loved it!!
Best value if your staying in the area to see friends, family and attractions. Most residents are long term but it's kept really neat. Park host was super helpful. No pool, no laundry, no bathroom or shower. The train came thru several times a day and night but that's OK because we love trains.
Going on 2 years here at the Shark Tooth. My wife and I snowbird and stay in South Dakota for the summer working on a Honey Bee business and helping at my families ranch along with managing 2 rental properties we own there. Our daughter stayed at the Camper thru the summer and had 1 issue, a leaking water line directly in front of our camper. Which the staff identified and repaired before she made it back from work. The Trains are well, Trains and the engineer has to honk at each and every RR crossing. Even ones with a locked gate like the one only 150 yards from our campsite, we have gotten used to it. Our Granddaughter loves seeing the animals at the SharkaRosa Wildlife Ranch every time we leave or return to the campsite. As well as our after supper walk to Dairy Queen for ice cream and we always have to have our headlamps on and hunt witches, and goblins on our way to and from the DQ. Even once we find a property to purchase we plan to keep our campsite and move an employee into it there as a bonus for our employee since affordable living is in scarce supply anywhere in Denton County.
Great park especially seeing the cows and the nice scenic view of the field in the first 2 spots
The train will make you think otherwise. Also, a camper named Brian in site 75 is a damned drunk that forgets he introduces himself...over and over >
