For folks here in North Carolina exploring housing options, mobile home parks can offer a unique and potentially affordable way to establish a home. In the community of Parkton, you'll find Southern Comfort Air Ranch, situated on Little Marsh Rd, Parkton, NC 28371, USA. When considering any residential community in our state, it's always wise to gather a full picture from existing residents' experiences to see if it aligns with your expectations for a comfortable and well-managed living environment.
Southern Comfort Air Ranch presents a complex picture based on public reviews. On one hand, a long-term resident expresses profound satisfaction, stating, "Love living here. Landlord Taz is great....quiet area..Been here 3 years!!! No plans on leaving anytime soon. My 300 acre paradise!!" This suggests that for some, the park offers a peaceful and enjoyable long-term home, highlighting the positive relationship with the landlord and the quiet, spacious environment. This kind of positive, enduring sentiment is a strong indicator of a suitable living space for certain individuals.
However, another detailed review raises significant concerns that prospective residents in North Carolina need to be aware of. This review cites issues ranging from safety ("break ins from the local kids," "cops coming in due to one of the kids hitting the others with rocks"), to a lack of maintenance ("trash on the property," slow repairs, particularly for crucial items like AC units), and concerns about management's responsiveness and transparency ("never see the landlord," "ripping them off" on rent, issues with deposit returns). The warning "if you can keep looking other places to live" is a strong caution.
This stark contrast in feedback underscores the importance of thorough investigation for anyone considering Southern Comfort Air Ranch. While one person's "paradise" is another's "bad place to live," understanding the full spectrum of experiences is vital for North Carolinians making such an important housing decision. This article will delve into the details to help you assess its suitability.
Southern Comfort Air Ranch is located on Little Marsh Rd, Parkton, NC 28371, USA. Parkton is a small town situated in Robeson County, North Carolina. This location offers a rural or semi-rural setting, which can appeal to those seeking a quieter lifestyle away from the direct hustle and bustle of larger cities.
Little Marsh Road provides direct access to the mobile home park. Being in Parkton means that residents are within reasonable driving distance to larger amenities in nearby towns and cities. Fayetteville, a major urban center, is to the north, offering extensive shopping, dining, healthcare facilities (such as Cape Fear Valley Health System), and employment opportunities, including those related to Fort Liberty (formerly Fort Bragg). Lumberton, another significant city in Robeson County, also offers a range of services and is connected via major routes.
The rural nature of Parkton and the specific location on Little Marsh Road suggest a generally quiet environment, which aligns with one resident's positive feedback of it being a "quiet area." This can be a significant draw for those looking for a peaceful home setting in North Carolina.
However, accessibility isn't just about roads and nearby towns; it also encompasses the sense of community and the responsiveness of management, particularly in a mobile home park setting. One review mentions that residents "never see the landlord, and the property owner," and that "Taz or David would not double check after a natural disaster to see if everyone is alright." While this doesn't directly impact physical access to the property, it speaks to the accessibility of support and care from management, which is a crucial aspect of living in a rental community. This lack of visible and proactive management, as reported, could be a concern for residents who value a hands-on approach to park oversight, especially in rural areas where community support can be important.
For prospective residents in North Carolina, the location offers rural charm and proximity to larger towns for amenities. However, understanding the reported level of management presence and responsiveness is key to assessing overall accessibility and comfort within the community itself.
Based on the provided customer reviews, the services offered by Southern Comfort Air Ranch present a mixed and concerning picture. While the park fundamentally provides mobile home lot rentals, the quality and responsiveness of associated services are heavily criticized by one detailed review.
The primary service, as a mobile home park, is:
However, the negative review highlights significant deficiencies in critical services:
Conversely, the positive review praises "Landlord Taz is great," directly contradicting the negative feedback regarding management. This stark contrast means prospective residents must thoroughly investigate these service aspects.
Southern Comfort Air Ranch in Parkton, NC, presents a stark contrast in its features and highlights, as depicted by the provided customer reviews. While one perspective paints a positive picture, the other outlines significant detractions.

Negative Features/Highlights (Concerns raised by other residents):
These contrasting views highlight that the "features" of Southern Comfort Air Ranch are highly subjective and depend heavily on individual experiences and priorities.
Information regarding specific promotions or special offers at Southern Comfort Air Ranch is not publicly available through the provided customer reviews. The reviews focus on describing the living experience, both positive and negative, rather than detailing any current marketing incentives.
However, the negative review does touch upon pricing in a way that suggests a potential concern about value or transparency, mentioning that the landlord "was basically ripping them off" by raising the rent for new tenants (from $575 to $585) shortly after a previous tenant moved out. This indicates that pricing might be adjusted based on market demand or individual situations, rather than through publicly advertised promotions.
In the context of mobile home parks, typical promotions (though not confirmed for Southern Comfort Air Ranch) might include:
Given the conflicting nature of the reviews, particularly regarding management and financial practices, prospective residents are strongly encouraged to exercise extreme caution and diligence. To get the most accurate and up-to-date information on available lots, current rental rates, and any potential offers, it is essential to contact Southern Comfort Air Ranch directly using the provided contact information. Given the contrasting nature of the public reviews, direct and thorough communication with the park management is highly recommended for any prospective resident to obtain the most current and accurate information about the community's operations, policies, and living conditions. It would be advisable to specifically inquire about the safety and maintenance concerns raised in public feedback.
For North Carolinians considering mobile home living, Southern Comfort Air Ranch in Parkton presents a complex and contrasting picture. While one long-term resident expresses deep satisfaction, calling it their "300 acre paradise" and praising "Landlord Taz" as "great," another review highlights severe concerns that directly impact suitability for many locals.
For those who highly value a truly quiet area and a sense of open space, and who may have a positive personal experience with the landlord, the park could potentially be a suitable long-term home, as evidenced by a resident staying for "3 years" with "no plans on leaving anytime soon." This suggests that for certain individuals, perhaps those seeking a more independent and secluded rural lifestyle, the environment aligns with their needs. The general rural setting of Parkton also contributes to a quieter atmosphere, which many North Carolinians appreciate.
However, the extensive negative feedback raises critical questions that make the park unsuitable for a significant portion of North Carolina residents, particularly families or those expecting standard levels of safety, maintenance, and responsive management. Concerns about "break ins," "cops coming in," "kids hitting the others with rocks," "trash on the property," "no curfew for loud noises," extremely slow or non-existent repairs for safety hazards (like AC), and issues with deposit returns and perceived price gouging are major red flags. The reported lack of visible management ("you never see the landlord") is a significant concern for any community, especially one where safety and maintenance are called into question.
Therefore, while the park might be a "paradise" for some, its suitability for the broader local population in North Carolina is highly conditional. Prospective residents must weigh the reported benefits of quiet and space against serious allegations of unsafe conditions, neglect of property, and questionable management practices. For the vast majority of North Carolinians seeking a safe, well-maintained, and transparently managed community, Southern Comfort Air Ranch, based on the full scope of available public data, presents considerable risks. It is imperative that anyone considering this park conducts an extremely thorough investigation, including multiple visits, conversations with existing residents (if possible), and direct, detailed inquiries with management regarding every concern raised in the negative review, before making any commitment.

Love living here. Landlord Taz is great....quiet area..Been here 3 years!!! No plans on leaving anytime soon. My 300 acre paradise!!
Feb 09, 2018 · Christine HopsonI gave this a 0 star review due to fact of there has been break ins from the local kids in the park, cops coming in due to one of the kids hitting the others with rocks and or sticks along with slapping. Looking back at living here I noticed trash on the property, no curfew for loud noises such as parties outside or music blasting inside a house, and how long it takes for something inside or outside the house to get fixed. For example, I had something wrong with my ac, which is a safety hazard where if I had kids they would be put in the hospital due to how it was passed 90 degrees inside in the house. One thing that is common when moving into this neighborhood is you never see the landlord, and the property owner. The only time they would come see you is when you move out and that is it. Taz or David would not double check after a natural disaster to see if everyone is alright, or to see if the people who fix something does their jobs right. And they would price these trailers WAY TOO HIGH. We paid $575 for a three bedroom two bath, but when we moved out and had the walk through with Taz, a person was looking for a trailer. He was telling them about two trailers that were open one down the road from us and ours. He told them that our old house was $585 instead of $575 like how we were staying there. So he was basically ripping them off. And I must warn you this. When you move out he is going to ask for copies of the house key with the original and the mail box key (he stated to us that’s the only key he had for the mail box) So it’s going to be a longer process until the old address gets switched over. Lastly, don’t hold your breath on getting a deposit back either. He would say something in the house that’s broken would cost him about $100 or so dollars. And that when moving you should have gave him a 30 day notice too, but that was what David was telling Taz over the phone. So if you can keep looking other places to live.
Aug 21, 2017 · RoseIn 2011 and 2012 i lived here at 329 southern comfort drive, to be honest that is where i found myself. Anyway, i really loved it, the house was beautiful and so was the place in general. Riding horses all the time, after school and somtimes before if i could lol. on the weekends, and a lot, lol, helping with the goats and animals in general, helping with the hay bales, and just helping wiht pretty much it all. Loved, it i recomend living there because of its beauty, peace, and everything is so great there. If i had the chance to see pics of that house agian i would love it, if i had the chance in general the go there agian i would, i moved in 2012 because of an incident that happened while i was on vacation seeing my dad and other family.
