Services Offered

Rock Fish Mobile Home Community, like other well-managed manufactured home communities, aims to provide a range of services designed to support a comfortable and functional living environment for its residents. While specific detailed offerings beyond the basic premise of a mobile home park are not always fully outlined in public data, certain services are highlighted by resident feedback.

  • Rent-to-Own/Lease-to-Own Programs: A significant service offered is the option for residents to "rent to own or lease to own the mobile homes instead of renting." This provides a clear path to homeownership, which can foster a greater sense of responsibility and care for the property among residents.
  • Included Garbage Pickup: Residents benefit from "garbage pickup every week included in the price." This is a convenient and essential service that simplifies waste management for the community.
  • Responsive Complaint Resolution: The management takes complaints seriously, with one resident noting that "any complaint we have had has been taken care of very fast." This indicates a commitment to addressing resident concerns promptly.
  • Community Management and Maintenance: The presence of a "community manager Jim" (though noted as potentially gone, indicating a recent change) and a "maintenance guy Thomas" highlights a dedicated team for oversight and upkeep. A good manager and maintenance staff are crucial for a well-functioning park.
  • Regular Mowing of Common Areas: The large central field is "mowed every week," which contributes to the community's appearance and provides a pleasant recreational space for families.
  • Family-Friendly Environment: The community is described as "very family friendly," suggesting an environment conducive to children and families, potentially including safe play areas and a welcoming atmosphere for diverse households.

These services, particularly the rent-to-own option and efficient complaint handling, are strong indicators of a resident-focused approach by the community's management.

Features / Highlights

Rock Fish Mobile Home Community stands out with several key features and highlights that significantly contribute to its appeal as a residential option in Raeford, NC. These aspects are often cited by residents as reasons for their satisfaction, though some challenges are also noted.

  • Pathway to Homeownership (Rent-to-Own): A major highlight is the availability of "rent to own or lease to own" mobile homes. This innovative model allows residents to build equity and potentially own their home, providing long-term financial benefits and encouraging residents to take better care of their property, leading to a higher quality community. The locked-in payment for owners is also a significant advantage over rising rental rates.
  • Fairly Nice, Clean, Quiet Development: Despite some negative feedback, one long-term resident describes the community as a "fairly nice clean quiet development." This suggests that for many, it provides a pleasant and peaceful living environment.
  • Good Neighbors: The presence of "good neighbors" fosters a positive community spirit, which is invaluable for a comfortable and friendly living experience.
  • Excellent Management and Maintenance (Historically): A resident highly praised the "fantastic" community manager, Jim, and "great" maintenance guy, Thomas, noting "you won't find a nicer landlord anywhere." While there are notes about Jim being "gone," indicating recent changes, this historical positive sentiment highlights a past strength in management and a standard they may strive to maintain.
  • Family-Friendly Atmosphere with Central Play Area: The existence of "a very big field in the center that they mow every week and alot of kids play there" makes it a "very family friendly place to live." This common area is a significant amenity for families with children.
  • Value-Added Inclusions: Garbage pickup being "included in the price" adds convenience and value for residents, simplifying household logistics.
  • Responsive Issue Resolution: The ability to have "any complaint we have had has been taken care of very fast" is a strong indicator of effective and resident-focused management, even if management changes occur.

It is important to acknowledge the contrasting review, which mentions the community "going to crap so bad," issues with "kids coming in your yard breaking stuff," military vehicles affecting homes/fobs, and difficulty reaching management after Jim's departure. This indicates recent challenges or differing experiences. Prospective residents should consider all feedback and verify current conditions.

Promotions or Special Offers

Based on the provided customer review, Rock Fish Mobile Home Community offers a significant and ongoing "promotion" in the form of its rent-to-own or lease-to-own programs. This is not a temporary discount but a core aspect of their business model designed to provide long-term value to residents.

  • Rent-to-Own / Lease-to-Own Option: This is the primary "special offer" or unique benefit. As described by a resident, "Renting to own is cheaper per month than renting and your payment is locked in they can't raise your rates but if your just renting they can raise the payments." This offers significant financial stability and a pathway to homeownership that is often more accessible than traditional home buying. This is a substantial advantage for those looking for affordable long-term housing solutions in North Carolina.

While no other short-term seasonal discounts or specific "move-in specials" are explicitly mentioned in the provided data, the rent-to-own program itself serves as a continuous and compelling incentive.

For the most current information on how the rent-to-own program works, current availability, and to inquire about any other potential offers (though less likely to be "promotions" in the conventional sense given the focus on ownership), interested parties should directly contact Rock Fish Mobile Home Community.

Conclusion: Why Rock Fish Mobile Home Community is Suitable for Locals

For individuals and families across North Carolina seeking a residential option in Raeford, Rock Fish Mobile Home Community presents a complex but potentially suitable choice. In a state where various housing solutions are explored, manufactured home communities offer a valuable alternative that balances a personal living space with a community framework.

The customer reviews paint a mixed picture, which is important for prospective residents to consider comprehensively. One detailed review offers strong praise: "We have lived here for over a year and really like it compared to our old apartment complex... Its a fairly nice clean quiet development. We have good neighbors the community manager Jim is fantastic... They want you to rent to own or lease to own the mobile homes instead of renting and that makes a huge difference in the quality of the people who live here if you own it your more likely to take better care of it than if you were just renting it. Renting to own is cheaper per month than renting and your payment is locked in they can't raise your rates... They have garbage pickup every week included... any complaint we have had has been taken care of very fast... it's a very family friendly place to live I highly recommend it." This feedback highlights significant advantages, particularly the accessible pathway to homeownership, locked-in payments, included services, and a family-friendly, quiet environment, which are highly desirable for many North Carolinians.

However, another review expresses significant concerns: "I don’t recommend one because they fired someone and made it look like they quit... the community is going to crap so bad... military shakes houses and messes up peoples key fobs. And stuff it’s always kids coming in your yard breaking stuff and i am not a fan of how inconvenient it is to reach someone now that Jim is gone." This indicates recent negative changes, particularly regarding management responsiveness and community upkeep, possibly related to the departure of the previously praised manager.

Despite these contrasting views, Rock Fish Mobile Home Community's core suitability for locals lies in its innovative rent-to-own model, which provides a unique and more affordable path to homeownership compared to the traditional market. This aspect, combined with its historical reputation for being a quiet, clean, and family-friendly environment with responsive maintenance, makes it attractive. The central field for kids is a tangible amenity for families.

Prospective residents in North Carolina should contact Rock Fish Mobile Home Community directly to get the most current information, inquire about recent management changes, and potentially visit the property. This will allow them to assess the current state of the community, understand the rent-to-own terms, and determine if it aligns with their housing needs and preferences, especially considering the proximity to military operations and the diverse resident feedback.

Jim is kind and down to earth. He's responded to issues immediately and made sure we were situated. Park is clean and maintained and is a safe space for my children and I. Park office is open weekdays daily, so if you can't reach by phone for some odd reason, he's always there. Rent and lot increases are a part of life. No matter where you are, it's going to happen. This park is still the best price in the area for safety and peace of mind with Quick responses to issues that may arise.

Do not move into this community. They go UP on rent every 60-90days because they can, and because they are squeezing every nickel and dime out of the tenants.. In the last year, rent has increased over 300 dollars and nothing has been improved or updated out here. They do not cut the grass, for you are responsible for that. You are charged for trash pick up which was free a year ago, now it $13-$15, for 1 trash can and 1 day a week pick up. Most teanant trash are overflowed, on the ground, and debri in your yard. If you have a service issue, good luck with that. It never gets fixed in a timely manner, months on months, or you have to do it yourself. All they care about is collecting money, money, money so they can open more un-ran properties. You never hear from them unless it's collection of money time. Terrible mgmt, a new manager every 4months. And when you call the head people no one returns your call. The community is noisy from loud music, parties on weekend, children outside playing all times of the night from no structure of their parents. As mgmt should have guidelines and enforce them as well People are just trying to live and rent should not increase every 3-4 months, LIVING NO WHERE!!!! YOU HAVE BEEN WARNED

Enjoyed Rockfish Estates Annual Back to School Event! The food, music, and entertainment were a nice addition to the kids receiving supplies for back to school. To top it all off everyone received an icecream of their choice from a local icecream truck! 👏🏾 My family and I look forward to the next community event 😌🙌🏾
