Lot Leasing: The core service is leasing individual plots of land where residents can place their manufactured homes. These lots generally come equipped with necessary utility hookups (water, sewer, electricity), though residents are typically responsible for setting up and paying for their own utility accounts directly with service providers.
Management Oversight: The park has a management team responsible for overseeing the community, enforcing park rules and regulations, and handling general inquiries or issues from residents. This oversight is intended to maintain community standards.
Maintenance (Limited to Common Areas): While specific details are not always publicized, mobile home parks generally manage the maintenance of common areas, such as internal roads and general landscaping of shared spaces within the community. Individual lot maintenance, however, is typically the responsibility of the resident.
Utilities: While residents pay for their individual utility usage, the park facilitates access to these services by having the necessary infrastructure (water lines, sewer connections, electrical hookups) in place at each lot.

Customer Reviews
I had rats, mold and broken windows when I tried to lease here. They wouldn’t show me the unit after I paid the deposit. A creepy old drunk as a maintenance guy , and an old tweaker as the second maintenance . Please save your money and go elsewhere. I spent the holidays without running water because the pipes were frozen and the lady was too cheap to get it fixed.
Worst place to visit even worse living there . The park manager is a drunk an stays n yor business along with a couple other people some fat old guy an his nasty wife or girlfriend which ever she is right along with him! At the backside of the park is nuthn but Meth heads the water they expect you to drink and bath in smells like sewage or some rotten eggs an the manager john i believe his name is says that is ok its always like that its normal. Just is the worst place!!!!!!!!!!!
If I could give a half a star rating I would then give a quarter of a star rating and that would be it on a lucky J I hesitate because one of my good friends live out there and I would not want my honest opinion of what I saw affecting at their well-being so with that said I will say this good people sometimes have to rent trailers there's nothing wrong with living in a trailer park I grew up in one in Joplin Missouri sometimes trailer parks get the wrap for being the sleaziest most trash is most downtrodden yucky is place on Earth the end of the world kind of thing you know but some of the best people have come out of trailer parks 2 usually involved in such a small kind of network well this place is not anything like those that I'm describing it is the trashiest most run-down old old old old old old old old old old old and did I say old this is one of the oldest trailer parks I've seen in my life I need this place is where you go to dump the bodies at and to hide nuclear waste I'm sure the tenants are wonderful people however I'm questioning the management and the staff and upkeep people they must be some of the little lazy rotten people cuz this place looks horrible horrible
Ive oftn bn askd if i live at "Suburban Acres". . . ."NO!" The sad fact is tht i live close enuf to hv to share a 'well'. I hv lived n areas where "well water" was smthng to be excited about! Crystal clear, cool and odorless, rite frm the faucet! NEVER hvng to install a "filtering system", nor any flavored granules or packets to help mask the odor or color. This trailer court has bn under NEW OWNER/MANAGEMENT for about two years. . . . tht anyone knew about or cared enuf to be aware of! During this time the manager/caretaker (John) had taken the park and had began to gv it a "facelift!" along wth a MUCH NEEDED "attitude adjustment" wen it came to the ones living off borrowed time due to "lack of payment", or "squatters rites!" He was transforming the place nto smthng tht appeared to be a "trailer park" insted of a junkyard filled wth gutted-out trailers, dirt roads/lanes filled wth "potholes" and used needles! If u had a drug preference. . . . NO PROBLEM!! Lately, faces and names hv changed, sadly, it remains a place where "good people" still reside thruout and are still hopeful tht things are going to change . . . for the better. Also, the "dealers" still keep the drugs moving thru the dusty, dug-up roads. Make NO MISTAKE!!! As i said bfr, i live else-where, but am connected souly by the "well". This last week they hv TURNED OFF the water tht supplies five households! Thts a whole othr story! This is NOT a place to bring children, pets or the elderly! Its NOT a place to make a 'first' or 'last' impression on the locals. Its hard to keep frm hvng a "lasting impression" wen passing thru! If u dnt mind "taking chances" then u mite find this place suitable. I give this park 'one' 🌟!! Becus i believe everyone and everythng has room for improvment!
