Terrace (Office) About

For Indiana residents considering various housing alternatives, mobile home parks often present a unique segment of the real estate market. Terrace Mobile Home Park, with its office located in Camby, Indiana, serves as one such community. Mobile home living can appeal to a diverse group of individuals and families who may be looking for a different approach to homeownership, often characterized by the ownership of the home itself while leasing the land it occupies. This model can offer a distinct financial structure and lifestyle compared to traditional single-family homes or apartment rentals.

Terrace Mobile Home Park offers a glimpse into a specific type of community living in Indiana. Like any residential area, it has its own set of characteristics, and understanding these is crucial for prospective residents. Reviews from current and past residents provide valuable insights into the day-to-day experience within the park, highlighting aspects such as the community atmosphere, the quality of infrastructure, and the nature of management interactions. For those in Indiana exploring their housing options, a thorough examination of communities like Terrace Mobile Home Park is an important step in making an informed decision about where to live.

While mobile home communities can offer a sense of neighborhood and a more affordable pathway to homeownership for some, it's also essential to be aware of the practical realities and the responsibilities that come with this type of living. For Terrace, it appears the community offers a quiet environment, fostering friendly neighborly relations, which can be a significant draw for residents seeking peace and a sense of connection.

Terrace Mobile Home Park (Office) is located at 6879 E Hadley Rd, Camby, IN 46113, USA. This placement positions the community in Camby, a part of the greater Indianapolis metropolitan area, offering a blend of rural-like tranquility with reasonable access to urban conveniences. Hadley Road is a well-known local thoroughfare, facilitating relatively straightforward navigation to and from the park.

Accessibility is a key factor for any residential location. From Terrace Mobile Home Park, residents can typically access essential services and amenities within a manageable driving distance. Camby itself offers a selection of local businesses, and its proximity to larger towns and Indianapolis means that a wider array of shopping, dining, entertainment, and healthcare facilities are within reach. Major roads and highways in the area provide connectivity for those who commute for work or frequently travel within central Indiana.

However, it's important to note that the immediate surroundings and internal infrastructure can significantly influence daily life. Reviews indicate that while the location provides a "quiet" atmosphere, internal road conditions, specifically "gravel roads with ruts and pot holes," are a notable point of concern. This suggests that while external accessibility to the broader region is present, internal navigation within the park itself might present challenges. Prospective residents should also consider internet service availability in this specific area of Camby, as one review mentions difficulties with certain providers, although other options like AT&T, Xfinity, T-Mobile Home Internet, and Starlink are generally available in Camby according to public data. A personal visit to assess the roads and verify utility connections is advisable for anyone considering this location.

Terrace Mobile Home Park, as a residential community focused on manufactured homes, provides core services related to lot rental and community management. Based on public information, the primary services offered include:

  • Lot Rental: The fundamental service is the provision of space (lots) for residents to place their manufactured homes. This involves the leasing of land from the park management.

  • Trash Service: Trash collection by Ray's Trash is supplied by the park, which is a convenient service for residents.

  • Utility Hookups: The park provides the necessary connections for essential utilities. Residents are responsible for paying for their own electrical service (through South Central Indiana SCI REMC), and Universal Utilities Inc. bills residents for their sewer and water usage.

  • Office Staff/Management: The presence of on-site or accessible office staff is a key service for administrative tasks, addressing resident inquiries, and enforcing park rules. Reviews suggest the "office staff here are nice," and "aren’t nosey and all up in your business 24/7," indicating a respectful and simple process for engagement.

  • Community Oversight: Management is responsible for maintaining general order within the park and overseeing compliance with community regulations.

It is crucial for potential residents to clarify with the office what is explicitly included in the monthly lot rent, and what utilities or services are an additional cost to ensure a full understanding of their financial obligations.

Terrace Mobile Home Park offers several features and highlights that contribute to its overall living experience, as indicated by resident feedback.

  • Quiet Atmosphere: A significant highlight is the "quiet" nature of the community. This peace and tranquility are often compared favorably, even to a "camping" experience, appealing to those seeking a serene living environment away from urban clamor.

  • Friendly Neighbors: Residents frequently mention that "neighbors seem friendly" and describe a "nice community of neighbors." This suggests a positive social environment and a sense of camaraderie among residents, which can greatly enhance daily life.

  • Supportive Office Staff: The "office staff here are nice" and are noted for "aren’t nosey and all up in your business 24/7." This indicates a professional yet unobtrusive management style, making the process of getting settled "pretty simple" and contributing to a positive living experience.

  • Simple Application Process: The process to become a resident is described as "pretty simple," which can be a valuable feature for those looking for a straightforward move into a new home.

While these positive aspects create a compelling picture for some, it's also important to acknowledge areas noted by residents that could be considered features requiring attention:

  • Gravel Roads with Ruts and Potholes: A recurring concern is the condition of the internal gravel roads, with mentions of "ruts and pot holes." This is a significant practical feature that potential residents should be aware of.

  • Limited Amenities for Children: The observation that "there isn’t any park or anything for kids to do here" indicates a lack of dedicated recreational facilities for children within the park itself.

  • Parking Concerns: Some reviews suggest "doesn't have great parking," indicating that designated or ample parking spaces might be a challenge for residents with multiple vehicles.

Despite some of these noted challenges, the positive aspects of a quiet environment, friendly neighbors, and professional office staff are emphasized by residents as making the place "worth the stay."

Mobile home parks, including Terrace Mobile Home Park, generally do not offer "promotions" or "special offers" in the conventional commercial sense, such as discounted lot rent for a limited time. Their business model is based on consistent monthly lot rental fees. Therefore, there are no publicly advertised special offers or promotions for Terrace Mobile Home Park.

However, the "promotional" aspects for prospective residents often come in the form of the value proposition highlighted by current residents:

  • Competitive Lot Rent (Comparatively): While some reviews express feeling "ripped off" and mention that "rent goes up no improvements are ever made," and that lot rent might be "a little high for old 70-80's model trailers," the underlying premise of mobile home parks often includes lot rent as a potentially more affordable alternative to traditional home rental, especially if utility costs (like sewer, water, and trash) are bundled differently.

  • Inclusive Trash Service: The fact that "Trash service by Ray's Trash, is supplied by the park" is a convenient benefit that is included in the living arrangement, adding value to the lot rent.

  • Simple Process and Good Office Staff: The straightforward application process and the positive interactions with "nice" and non-"nosey" office staff can be seen as an intangible promotion. It suggests a smooth onboarding experience and a respectful ongoing relationship with management, which is a valuable "offer" in itself for many residents seeking hassle-free living.

It is crucial for any potential resident to directly contact Terrace Mobile Home Park management to obtain the most current and accurate information regarding lot rent, what is included, potential increases, and all lease terms before making any commitments. Transparency on these financial aspects is paramount.

For individuals interested in contacting Terrace Mobile Home Park, the office information is as follows:

Address: 6879 E Hadley Rd, Camby, IN 46113, USA

Phone: (317) 520-4776

Mobile Phone: +1 317-520-4776

Prospective residents are highly encouraged to use these contact details to reach out directly to the Terrace Mobile Home Park office. It is advisable to inquire about current lot availability, the exact monthly lot rental fees, what utilities (e.g., water, sewer, trash, electricity) are included in the lot rent or if they are separate charges. Furthermore, asking about the terms of the lease agreement, including policies on rent increases and maintenance responsibilities for both the park and the residents, is crucial for a complete understanding. Given some of the concerns raised in reviews, it would also be prudent to inquire about plans for road maintenance and any community amenities. A personal visit to the park to observe the conditions firsthand and speak with management and potentially current residents can provide the most comprehensive picture before making any housing decisions.

Terrace Mobile Home Park offers a unique residential option that could be suitable for certain locals in Indiana, particularly those prioritizing a quiet living environment and a friendly neighborhood atmosphere. Its location in Camby, while offering a sense of remove, still provides reasonable accessibility to the amenities and opportunities of the greater Indianapolis area. For residents seeking a more self-contained community where neighbors are friendly and management is perceived as respectful and not intrusive, Terrace could be a fitting choice. The simplicity of the application process and the included trash service are practical benefits that enhance the living experience.

However, it is essential for prospective residents to carefully weigh these advantages against some of the noted challenges, such as the condition of the gravel roads, the lack of dedicated recreational facilities for children, and the concerns about lot rent increases without corresponding improvements. For those who value a peaceful setting and good neighborly relations above extensive amenities or perfectly paved roads, and who are prepared to understand and accept the current infrastructure, Terrace could indeed be a viable and "worth the stay" option. Ultimately, its suitability for a local Hoosier will depend on their specific priorities, budget, and willingness to adapt to the community's current conditions, underscored by the importance of direct communication with the office to clarify all terms before moving in.

Rent goes up no improvements are ever made. To this park gravel roads with ruts and pot holes and we pay more than echo lake and their rent includes sewer and water and trash pick up. They also have paved roads and a lake. But they are owned by a company not a Slum Lord. Feeling ripped off! Pretty soon no one will want to live in this park because it will be cheaper to rent a house.

It’s quiet almost reminds me of camping neighbors seem friendly only thing bad is the roads and the dumpsters have been overflowing since I moved in but I did see the waste management pull in today so maybe it won’t be anymore and there isn’t any park or anything for kids to do here I looked up rent prices for here seems a little high for old 70-80’s model trailers that from what I can tell by driving around doesn’t have great parking no park and busted roads no central air. Also if you’re looking for internet service out here good luck and don’t use hughnet worst service ever! But overall office staff here are nice they aren’t nosey and all up in your business 24/7 the process to get it is pretty simple and like I said having a nice community of neighbors and good office staff makes this place worth the stay I promise. Like the old saying goes don’t judge a book by its cover.

This park has improved tremendously over the last 3 years. It was very pleasurable to stand outside and enjoy the fall weather. It was quiet and I felt safe. That's a far cry from 3 years ago.

Lived here for a while .. It was decent loved the location and loved the owners. It had gotten taken over by the new owners and my ex tore up my title and paper work that I had , lost my job at that time and was trying to get assistance to pay my rent but the new owner refused to get me my lease so I could pay them. So they evicted me and my 4 children , not to mention my water was never hooked up the whole time I was there .. I would have to go to my mothers house to shower and give my kids baths. I lost the trailer that I OWNED & was putting all of my money into plus almost everything inside . as I was trying to move things other tenants of the park broke in my home and took alot of mine and my children's things. The new owner seemed nice and all and its a wonderful area but the people who live/lived there are trash. And she could have given me my lease so I could have gotten her the rent but wasn't trying to help at all .. And left me and my children with no place to go and with hardly nothing left
