Manufactured home communities typically provide a foundational set of services for their residents, centered around the rental of individual lots for manufactured homes. While specific amenities can vary significantly between parks, based on general industry standards for communities like Triple Oak Mobile Home Park, here are the core services often provided:
- Lot Rentals: The primary service is the leasing of individual land plots where residents can place their manufactured homes. These lots typically come with essential hookups.
- Utility Connections: Each lot usually provides connections for necessary utilities such as water, sewer, and electricity. Residents are typically responsible for establishing and paying for their individual utility accounts (e.g., electricity, propane, internet/cable) directly with service providers.
- Community Management: A management entity is typically responsible for the overall operation of the park. This includes handling lot leases, collecting rent, and enforcing community rules and regulations.
- Common Area Maintenance: The park management generally maintains common areas, internal roads, and shared infrastructure within the community to ensure a functional and, ideally, aesthetically pleasing environment.
- Waste Management: Access to trash disposal services, whether through a centralized dumpster system or curbside pickup, is commonly provided as part of the community services.
- Internal Roadways: The internal road network within the mobile home park is typically maintained by the park management, ensuring accessibility to all lots.
It is important to note that without detailed official information or positive, consistent public reviews of services beyond basic provisions, specific amenities such as clubhouses, pools, or dedicated recreational spaces cannot be confirmed. Prospective residents should always verify the exact services and amenities directly with the park management when considering Triple Oak Mobile Home Park.
When considering a mobile home park, potential residents often look for specific features that enhance their living experience. Based on the provided, albeit mixed, customer feedback and general characteristics of mobile home communities, here are potential features that might be associated with Triple Oak Mobile Home Park:

It's important for prospective residents to conduct their own due diligence, including visiting the park, to personally assess the condition of lots, common areas, and the overall environment. This allows for a firsthand evaluation of features and highlights that are most important to their living preferences.
For a manufactured home park like Triple Oak Mobile Home Park, "promotions" or "special offers" are typically not structured in the same way as retail or short-term hospitality businesses. The business model revolves around long-term lot leases for residents who own their manufactured homes. Therefore, you are unlikely to find daily or weekly discounts.
However, general practices in some manufactured home communities that could be considered "offers" for potential long-term residents might include:
- Competitive Lot Rent: The primary "offer" is often the monthly lot rent itself, which is designed to be competitive within the local housing market for manufactured home communities. This affordability is a key draw for many residents.
- Incentives for New Residents (if available): Occasionally, a park with vacant lots might offer incentives to new residents, such as a reduced rate for the first few months of lot rent, or a waived application fee. Such offers are typically temporary and depend on the park's occupancy needs.
- Long-Term Lease Options: While not a discount, the availability of stable, long-term lease agreements provides residents with predictability regarding their housing costs, which can be a significant benefit in a fluctuating rental market.
Given the nature of the provided review, which expresses significant concerns about management and park conditions, it is crucial for any North Carolina resident considering Triple Oak Mobile Home Park to directly contact the management. During this direct communication, you should inquire thoroughly about:
- Current lot rent rates and what is included.
- Any available incentives for new residents.
- The application and screening process for prospective tenants.
- Policies regarding maintenance, community rules, and pet policies.
A direct visit to the park during daylight hours is highly recommended to personally assess the current conditions and atmosphere before making any commitments.

Customer Reviews
If I could give this MH park no stars, I absolutely would! Management is very unprofessional and non-caring. They lie about everything going on inside the park, because they don't want their tenants knowing the truth. Most of the "good" reviews on here are written by the "new" owners themselves, because there are no positive reviews for the tenants to actually talk about. The lots are very unorganized and trashy, trees and brush piles are always laying around everywhere, trailers on some of the lots have been vacant for years, people moving out left and right, lawns not being mowed the majority of the time, and management doesn't screen prospective tenants the way they should. This park is definitely NOT safe either, especially for children. :( There have been break-ins, people cutting through the yards who don't even live in the park, too much noise, and a man was seen recently running around the park in his underwear who supposedly lives there. OMG!!! The previous owner of this park would "roll over in his grave" if he knew what was happening. He used to keep this park very nice and clean, and free of trash, and was always making sure that everyone was safe and felt comfortable to live there. Now that the new owners have taken it over, it has gone downhill so very fast. It is pathetic to say the least. :( Shame on you ladies! I would pitch a tent on the side of the road before I would EVER think about living in a place like this! A business is not a business of any kind if one doesn't maintain and strive to be better for their customers, tenants, and/or clients. :(
Just went to visit a very good friend. But I'm not sure about this place cause we came way after dark. But from the feel of things, its actually nice
Very nice park with large lots. Well maintained. Family owned. Reasonable lot rent.
