Ward's Mobile Home Village primarily functions as a residential community for mobile homes and potentially RVs, focusing on providing essential services for long-term stays. While the exact scope of services can evolve with ownership and improvements, the core offerings are centered around providing a functional and stable living environment. Based on the nature of a mobile home village and insights from resident feedback, the following services are generally expected or being actively worked on:
- Mobile Home Lot Rentals: The primary service is providing lots for mobile homes, allowing residents to place their own manufactured homes in the community. This often includes access to utility hookups (water, sewer, electricity) at each lot.
- RV Lot Rentals (Potential for long-term): While primarily a mobile home village, some such parks also accommodate long-term RV parking, offering full hookups (electricity, water, sewer) for residents living in their recreational vehicles. It's important to confirm availability and suitability for RVs directly with management.
- Professional Management: The current ownership strives to be professional and "by the book," indicating a structured approach to tenancy, lease agreements, and park rules. This includes timely rent collection and addressing resident concerns.
- Maintenance and Upkeep (Work in Progress): As indicated by resident feedback, the owners are working towards improving the overall maintenance and cleanliness of the park, including addressing overgrown areas and general upkeep. This is a continuous effort to enhance the living environment.
- Security Measures: While not explicitly detailed, a focus on providing a "safe quiet place to live" often implies some level of security measures, which could range from well-lit areas to adherence to community rules that promote a secure atmosphere.
- Community Rules and Lease Agreements: To maintain order and ensure a peaceful environment, there are likely clear rules and lease agreements that tenants are expected to follow, contributing to a structured living experience.

As a long-term residential mobile home park, Ward's Mobile Home Village may not typically offer short-term "promotions" in the same way a transient RV park would. However, like many rental communities, there might be certain considerations or policies that could be viewed as beneficial offers for long-term residents. Since specific promotions are not publicly detailed and can vary, it is always best to inquire directly with the management. Potential offerings could include:
- Competitive Monthly Rates: The reported "reasonably priced" nature of the rentals itself acts as an ongoing offer, making it an attractive option for budget-conscious individuals and families seeking stable housing.
- Flexible Lease Terms: While generally long-term, there might be options for different lease durations that suit various resident needs.
- Referral Incentives: Some communities offer incentives for current residents who refer new tenants.
- Inclusion of Utilities: While electricity is often separate, confirming what utilities (e.g., water, sewer, garbage) are included in the lot rent can represent a significant saving.

Customer Reviews
if you are looking for a place to rent, FIND SOMETHING ELSE. the people who run this park are greedy slum lord oweners. as stated in the comments, yes, the will bend over backwards just to get you to rent one of thier crappy trailers. if you are a day late with your rent they will be at your door asking for it. we had the misfortune of renting from them when i was against it. the trailer was nasty, with dishes left form other tenant that we had to throw away, the fidge had to be cleaned, there were holes all over the walls, broken windows. no a/c, no heat. this park it self is over grown with grass and trash is every where. this place needs to be shut down.
I've lived in Ward's Mobile Home Village for 8 years now. I lived here thru the transition of ownership and can say that I see positive improvements. As with any change of ownership there's an adjustment period of learning. The owner learning their tenants and park, making appropriate changes to satisfy the needs of both. And the tenants getting acquainted with any new rules and leases. As with any rental agreement there are rules renters have to go by and there are rules the owners have also. The owners here are professional and by the book who are trying to provide their tenants with a safe quiet place to live. Which I believe they're doing just that. They're things that need doing (no where is perfect) but it took years for it to get this way and it'll take some time to get it back rt but it's on its way, a work in progress. Thruare rational and understanding also very reasonably priced. The other tenants pretty much stay to themselves but if you need anything from them all you need to do is ask and most of not all are happy to help. So would I recommend it? Yes I would.
Worst place ever!!!! If I could give negative stars I would!! NASTY!! The owner is a straight bully!! Every single one of these trailers should be condemned by the state and burned to the ground!! They refuse to fix anything wanting you to live in filth and mold with the roof falling in on you but expect your rent to be paid on time and if not she will call your job and try to get you fired!! They have RAW sewage coming up from the drains in these trailers and want to act like it’s not a big deal!! Straight nasty!!! The owner does not put any money into this park. Honestly she don’t even care about this park. She just wants your money.!! She will quickly throw you out on the streets with your children if you don’t like the things that she has to say. And once she throws you out, you don’t get to keep your property she throws it all away!!! Then gets on social media and drags your name through the mud all while she is the real monster taking advantage of families in need!!
The owner of this mobile home park is VERY educated and takes excellent care of her tenants. Her, her partner and kids have worked very hard to turn the place around. The owner has also used every resource to get the trailer park in a better living environment. She has worked with several families to get them off the streets. She is intolerant of disrespectful people and demands respect respect. If you have issues oayimg your bulls do jot apply.

You know it's really funny that people who have ZERO knowledge of what really is or has happened get on here and decide to try to ruin a business. Not that you really care to know the truth because most people do not they just like to run their mouths but there are several occasions where the lead maintenance has taken time out of his full time work Schedule or little bit of family time he gets to work on trailers when people decide to rush to get them in somewhere. The owner has does nothing but bendover backwards and jump through hoops to help families who have turned around and put her into a financial hole so when the next family comes it most of the time comes out of her own pocket trying to help them. She does above and beyond what most land lords would as quick as she does it.
