Services Offered

Washburn Lake Village MHC, as a manufactured home community, provides the fundamental services required to facilitate comfortable and functional living for its residents. These offerings are typical for parks that provide spaces for manufactured homes.

  • Manufactured Home Lot Rentals: The primary service provided is the rental of individual lots. These lots are designated spaces where residents can place their manufactured homes, providing a private area for their residence within the larger park community.

  • Utility Hookups: Essential utility connections are generally available at each mobile home lot. This typically includes access to hookups for water, electricity, and sewer services, which are crucial for the daily operation and comfort of a modern manufactured home. Residents are usually responsible for establishing their own accounts with utility providers and covering their usage costs.

  • Community Management: The presence of a dedicated phone number and address, along with an office email (office@washburnlakevillage.com), indicates that there is a management team responsible for the day-to-day operations of the park. This management typically handles lot rental agreements, addresses maintenance concerns related to common areas, and enforces park rules to ensure a harmonious living environment for all residents.

  • Infrastructure Maintenance: While residents are responsible for their individual homes, manufactured home parks generally maintain the shared infrastructure, such as internal roads and common areas. This ensures accessibility and a presentable environment throughout the community.

Prospective residents are strongly advised to directly contact Washburn Lake Village MHC to confirm the exact services provided with lot rent, any additional fees for utilities or other amenities, and the specific terms and conditions of residency. Given some publicly available reviews, it would be prudent for individuals with specific needs, especially regarding service animals, to thoroughly review the park's specific policies and discuss them with management in detail, ensuring compliance with federal and state fair housing laws regarding accommodations for disabilities.

Features / Highlights

Washburn Lake Village MHC, like other manufactured home communities, offers specific features that define its living environment for residents. While the provided information includes some past resident experiences, the core highlights of such parks typically revolve around their community structure and practical housing solutions.

  • Dedicated Lot Spaces: A core feature is the provision of individual lots for each manufactured home. This offers residents their own defined parcel of land where their home is situated, providing a sense of personal space within the larger park community.

  • Community Living Environment: Manufactured home parks inherently create a community setting. Residents live in close proximity, which can foster neighborly relationships and a familiar atmosphere. This can be a draw for those who appreciate a sense of belonging in their residential environment.

  • Affordable Housing Opportunity: For many Michigan residents, manufactured home parks represent a more accessible and potentially more affordable route to homeownership or stable long-term housing compared to traditional stick-built homes. The model of owning the home but leasing the land can often reduce upfront costs and potentially ongoing property tax burdens.

  • Location in Colon, Michigan: The park's setting in Colon provides residents with a quieter, small-town atmosphere. This can be a significant highlight for those seeking to escape the hustle and bustle of larger urban centers while still being within reasonable driving distance to necessary amenities in Colon and surrounding areas.

  • Pet Policy (with specific details): Publicly available information indicates that Washburn Lake Village MHC has a pet policy. Both cats and dogs are allowed with a weight limit of 30 lbs each. There is a one-time non-refundable fee of $250 per pet and an additional monthly rent of $25 per pet. The policy specifies no more than 2 animals per unit and lists certain breed restrictions. It also states that "Premier Real Estate Management, LLC fully complies with the Fair Housing laws as it applies to disabilities. Persons who desire an accommodation must convey that request to management..." This indicates a formal process for disability accommodations.

It is important for prospective residents, especially those with service animals, to visit the park personally, assess the current conditions, and thoroughly discuss the pet policy and any necessary accommodations with management to ensure clarity and compliance with all applicable laws.

Just read the last review about the visitor with service dogs , I understand that they can deny her to have any animals in the park, however it's a federal law that says you must allow service pets , which brings me to a conclusion that it was because there were more than just one service dog ? The ADA for the federal government can intervene in cases like this that being said , I don't know if they sold the property and there is a new owner or not as I don't live here , I don't live in the state of Michigan but I am going by what I know is the federal law , I certainly hope they are following the rules

I'm not allowed to visit my sister that lives there because i have service dogs. The manager was aggressive about it and was at my sister's trailer as soon as I showed up, and, I tried to let my dogs go potty. I suffered a panic attack due to her. She demanded that I put my dogs up in my truck immediately and would not leave me alone until I did as she demanded me. I am disabled. I even offered to show her my dogs I.D. cards and she refused to look ay them and did not care. All she cared about was showing her ass and trying to command her authority at a disabled person... and on a Sunday, at that. I drove from Indiana, to drop off furniture for my sister and I was discriminated against for being disabled and having service dogs.

Nice and quiet. Friendly neighbors but can't seem to get things fixed. Been over a year and still haven't had things fixed and can't get the main office in Coldwater to return calls. Still waiting to hear if our water levels are safe

The grounds are nice but alot of empty and very run down trailers are just sitting. We have been waiting fir our stove to be replaced after the pilot light wouldn't start because the line it goes around is so old and rusted. One toilet doesn't work at all and the maim one barely does. We have wrecked carpeting and holes in our kitchen floor that we documented and took pictures off allowing bad bugs in and i suffer from lupus. Plus the bedroom door was wrecked whe3we moved in over a year ago. We filled out all the papers of things already wrong before we moved in promised to be taken care of and nothing. Over a year later
