Park is a simple down and back. Quiet. Owner doesn’t have/enforce rules so there is a lot of freedom to make your site your own. And they’re pretty large sites. However, despite having harsh looking RVs and spots, he doesn’t accept anything over 10 years—ha! He should move a few out then!!! Parking full and he doesn’t have a waiting list. Just have to call and call and call.

Let me be clear. I have Never stayed at this RV park before; however, I can't even see their website before I'm bombarded with spam advertisements and dangerous one-click ventures. the website should be taken down.

It's been a great place too live. I look forward to coming home. Most of the issues with the park are city related. I'm reducing my star count as rent went up nearly 100 bucks. From $575 all the way up to $650. This is allegedly because of an increase in utility rates. And along with every rent increase we generally loose amenities. There are 30ish slots at 650 a month. You do the math, If you live with one other person you could Afford standard housing and maybe pay a bit less. This place also has 0 access to high speed internet, other than expensive hotspot. Some days a train comes by every half hour, those is right against the tracks.bills are covered. But at a $100 rent increase ... are they? My wife and I are considering a move to Oklahoma where 650 a month is just about your house payment, and it's generally 10° cooler every day. That would be the other issue is some of the lots have very little shade, my air conditioner can barely keep up with the amount of heat that's falling on my house, and if you try and run two air conditioning units to compensate they want to charge you $100 extra a month. On a good day during the summer it's about 79° in the coolest part of the house maybe 75 if I'm lucky, and anywhere from say 90 to 100 in the kitchen part of the trailer, so I would say pick a Primo spot with a shade tree, if the spot available is going to just rain down sun on your trailer all day I'd find another place. This type of thing will kill your AC unit and they aren't necessarily cheap to replace. I'd like to point out that when I first moved in rent was 475 a month that was bills included, it took almost 6 years for it to get to 575, and then in less than a year went from 575 all the way up to 650, with the reduction I'm sure they're getting for the bulk electricity usage and payment that seems like about what everybody would be using per month, if not exactly that it does seem like a way to have the tenants pay a considerable portion of utilities

I called to find out vacancies and his response was, " Like I told you yesterday, I have no vacancies." ( I have never called this location). I informed him that I have never called. He proceeded to argue with me, that I did. Then he informed me of just how busy he was and he didn't have time for me. So I hung up on him. No people skills or customer service skills at all. After that call, even if he had an open spot I would not take it. Very hateful man.

Very nice onsite Mgr. Good rates....if a space is available! $650 move in, $525/mo includes FHU (yes, power included). Cons: Adult only park, NO PETS. Abundant major construction in the area keeps this gem full.
