It can provide a sense of individual space and a more personal living environment, often at a different price point than other housing types. Wind Rose MHP aims to provide a space for residents to establish their homes, contributing to the diverse housing landscape of Baton Rouge.
However, as with any established community, experiences can vary, and it's always wise for prospective residents to gather as much information as possible. This article is designed to provide an overview of Wind Rose MHP, incorporating publicly available details and a critical look at feedback from current and past residents. We aim to present a factual account of what you might expect when considering Wind Rose MHP as your next home in Baton Rouge, allowing you, as a local user, to make an informed decision. We’ll cover its location, typical services offered in such parks, and key points for consideration.
Location and Accessibility
Wind Rose MHP is conveniently located at 4250 Blount Rd, Baton Rouge, LA 70807, USA. This address places it in a part of Baton Rouge that offers relatively straightforward access to various city amenities and institutions. Blount Road is a known thoroughfare, facilitating movement within the immediate area and connecting to broader city arteries.
The park's location in Baton Rouge means residents are within reasonable proximity to several key points of interest. It is noted as being conveniently located close to the Baton Rouge Airport, which is beneficial for residents who travel frequently. Additionally, its proximity to Southern University and Southern Lab School makes it a potentially attractive option for students, faculty, or staff associated with these institutions, or for families whose children attend the lab school. For daily needs, there are various retail and convenience stores, as well as essential services, within a few miles radius, offering convenience for grocery shopping, fuel, and other errands. The accessibility to major roads and local facilities helps integrate the mobile home park residents into the wider Baton Rouge community, providing a blend of suburban living with urban conveniences within reach. This accessibility can be a significant factor for those considering mobile home living as a way to maintain connections to work, education, and city life in Louisiana's capital.
Services Offered
As a mobile home community, Wind Rose MHP primarily offers serviced lots for manufactured or mobile homes. The fundamental services revolve around providing the necessary infrastructure for residents to live in their own homes.
Features / Highlights
Wind Rose MHP presents certain features that might appeal to prospective residents, particularly those seeking specific types of housing and community in Baton Rouge.
However, it is crucial to acknowledge significant concerns raised in recent resident reviews. These reviews highlight potential challenges that overshadow common "highlights" and require careful consideration:
These significant concerns from current and past residents paint a picture that contradicts standard positive highlights and warrant serious investigation by anyone considering living here.
Promotions or Special Offers
Based on available public information, Wind Rose MHP has previously advertised specific promotional offers to attract new residents. One such past promotion included:
It is important to note that these specific offers were tied to past dates (e.g., "by Tuesday, April 18th" in a prior listing) and may no longer be active. However, the presence of such promotions indicates that Wind Rose MHP does engage in offering incentives for new residents.
For the most current information on any existing promotions or special offers, interested individuals should:
Given the serious concerns raised in recent resident reviews regarding issues like delayed move-ins, lack of maintenance, and unresponsive management, it is paramount that prospective residents exercise extreme caution and verify all aspects of a lease and any promotional offers directly. Understanding what you are signing up for, and what support will be available after you move in, is critical.
Contact Information
For inquiries about lot availability, rental terms, or any other information regarding Wind Rose MHP, you can use the following contact details:
Given the significant concerns raised in recent customer reviews about responsiveness, it is highly recommended to attempt contact multiple times, and if possible, visit the property in person during office hours. It would also be advisable to seek out current residents for their candid feedback before making any commitments. Documenting all communications and agreements is a critical step in this process.
Conclusion: Why this place is suitable for locals
When considering a mobile home park for housing in Louisiana, especially in a city like Baton Rouge, locals often prioritize affordability, community, and convenient access to work and services. Wind Rose MHP, situated on Blount Road, theoretically offers aspects that might align with these needs, such as a location near the airport and educational institutions, and the provision of modern manufactured homes as a potentially more affordable alternative to traditional housing. The park's stated pet-friendly policy also caters to a significant portion of our population who include their furry companions in their family units.
However, it is crucial for any Louisiana local considering Wind Rose MHP to approach this decision with a high degree of caution and thorough due diligence. The recent, detailed reviews from actual residents paint a stark picture that warrants serious consideration. Issues such as significant delays in utility hookups, persistent and unresolved maintenance problems (including critical items like air conditioning in our hot Louisiana climate, and plumbing issues), concerning water quality, and an alleged lack of responsiveness from management are profound concerns that directly impact daily living and quality of life. The alleged safety incident also raises grave questions about the overall living environment.
While the idea of a "first month's rent free" or a "discounted" rate might initially seem appealing, these potential benefits must be weighed against the reported challenges. For Louisianans, who understand the importance of a reliable home, especially when dealing with our climate and local conditions, problems with basic utilities and responsive management are not minor inconveniences but fundamental issues.
Therefore, while Wind Rose MHP could theoretically offer an affordable entry into Baton Rouge housing, prospective residents are strongly advised to:
Ultimately, the suitability of Wind Rose MHP for a local resident hinges entirely on a comprehensive personal assessment of its current conditions and management's commitment to addressing the serious issues raised, rather than relying solely on advertised features or past promotions.

After reading the reviews for this trailer park, I just have to assume that no one who's giving them a good review actually lives here. So here is the review from an actual resident of the trailer park. They are nice and friendly to help you sign the lease. What they won't tell you is that the trailer you signed at least for doesn't have the inspection paperwork in, so you'll have to wait for the home inspector to turn the paperwork in to get power hooked up. So moving in immediately won't be an option. Once you do move in which will be weeks after you sign waiting for the power company. You're going to notice that your water has a light brown tint to it. When you attempt to contact the same person that was so friendly and helpful to help you sign your lease, you won't get any reply whatsoever from them. If you call them all you will get is a voicemail. If you attempt to call the manager all you'll find out that the phone number goes to the same voicemail of the person that helped you sign the lease who also isn't answering their phone. That's the real reason they're giving you first month's rent free. That's not to mention that if you have actual problems with your brand new trailer like in my experience in our guest bathroom, both the tub and the shower runs at the exact same time. They don't have any real maintenance workers to come fix it. The people they're using are residents from around the park that they're probably giving them a discount on their rent on. Do not move here! Do not make the same mistake I made and move your family here!
Nov 11, 2022 · Vernon ThomasI stayed there for 7 months and it was the worst experiment ever . When I first moved there I didn’t have no A/C and I moved there during the Summer time so it was way to hot for my son and I to stay there . I can’t count on how many times they sent different people to look at the A/C in the problem still wasn’t resolved to later on.. Michelle was a sweet heart she did what she could . The land lord Brandon Douglass did nothing everytime you complained about something needs to be fixed but WHEN IT CAME DOWN TO RENT HE WOULD JUST PULL UP TO YOUR HOUSE AND KNOCK ON YOUR DOOR, WALK UP TO YOUR CAR!! Which I feel is so rude because nobody is walking back there to your house knocking on your door whenever something needs to be fixed … all he did was harass people every-time he passes by he either looking at my sister and I trailer or asking weird questions …and let me not talk about how the water company cut off my water because they said my bill was higher than normal because of the running toilet and the pipes that kept exploding in the ground leaking water all around the trailer I stayed in.. plus my sister house was shot into while our kids was just over there .. and nothing was done about that
Mar 22, 2024 · carolynn armstrongI have been living here for three months and I have been calling the owner and property manager to come fix the. doors on the trailer that I am in. It seems like no one wants to replace or repair the property that I am in. But when it comes to pay rent they are all for it. Between the first and the fifth of every month they are there to collect. I am tired of informing them about my trailer. All they do is lie to me and other tenants
Sep 06, 2023 · Cheryl FaithfulOk so far.. I like the way they are taking out the old trailers and putting new ones in. They are also adding a playground to the area
Sep 28, 2022 · Eronda GrahamReally friendly staff that made the lease process very simple.
