While some residents have shared candid feedback regarding certain aspects of management and evolving park requirements, the park's fundamental purpose is to offer a place for people to live in their manufactured homes, within a structured setting, and with access to utilities. This article aims to provide a factual overview of what Wintergreen Terrace Mobile Prk offers to its residents, based on available public information and common expectations for mobile home communities.

Wintergreen Terrace Mobile Prk is located at 523 W Wintergreen Rd, Hutchins, TX 75141, USA. This address places the park within the city of Hutchins, which is a rapidly developing area just south of Dallas, firmly within the extensive Dallas-Fort Worth Metroplex. This strategic location is a major factor for residents, as it provides a direct connection to a vast array of employment opportunities, educational institutions, healthcare facilities, and diverse entertainment and shopping options available throughout the metroplex.

Accessibility to Wintergreen Terrace Mobile Prk is quite convenient, particularly via major highways. The park is situated near significant transportation arteries, including Interstate 45, which serves as a major north-south corridor connecting Dallas to other parts of Texas. This ensures relatively straightforward commutes for residents working in Dallas or its surrounding suburbs. While the internal layout of mobile home parks can sometimes involve smaller streets, the overall access from main roads simplifies daily travel. The area around Hutchins continues to see commercial and industrial growth, meaning residents of Wintergreen Terrace Mobile Prk are often close to local amenities and various job markets, contributing to the practicality of choosing this location for long-term living.

Wintergreen Terrace Mobile Prk, as a managed mobile home community, provides a foundational set of services necessary for residential living. These typically include:

  • Lot Rentals: The primary service involves leasing out individual lots to residents who own their manufactured homes. This provides the designated space for their home within the park.
  • Utility Connections: Each lot is equipped with essential utility hookups for water, sewer, and electricity. These are fundamental for residents to operate their homes comfortably. Residents may be responsible for their utility consumption charges in addition to lot rent.
  • On-Site Management: Mobile home parks usually have management personnel, either on-site or readily accessible, to oversee park operations, enforce community rules, and address resident inquiries and concerns.
  • Common Area Maintenance: The park management is typically responsible for the upkeep and maintenance of common areas within the community, which generally includes streets, lighting, and landscaping in shared spaces.
  • Trash Collection: Residents typically have access to organized trash collection services within the park.
  • Community Rules and Regulations: A structured set of rules and regulations are in place to help ensure a consistent and orderly living environment for all residents. These rules cover various aspects of park living, including home maintenance, vehicle parking, and general conduct.
  • Mowing Services: Some mobile home parks, including possibly Wintergreen Terrace based on resident feedback, may offer yard mowing services as part of the monthly fees or as an additional service.

Wintergreen Terrace Mobile Prk, as a residential community, offers specific features that define the living experience for its residents.

  • Mobile Home Living: The core feature is the provision of lots for manufactured homes, offering an alternative housing solution to traditional stick-built houses or apartments.
  • Proximity to Dallas-Fort Worth Metroplex: Its location in Hutchins provides residents with convenient access to the vast economic opportunities, educational institutions, and urban amenities of the greater DFW area.
  • Managed Community: As a managed property, there is a consistent approach to maintaining the park and enforcing community standards. This can contribute to a uniform appearance within the park, as suggested by statements like "most trailers look nice."
  • Essential Utility Access: Each lot is equipped with the necessary hookups for essential utilities, ensuring homes are fully functional.
  • Parking: Residents typically have designated parking spaces, often described as being "in your own driveway." However, it's noted that a "parking sticker" may be required for vehicles.
  • Some Green Space: While "not a lot of space like in most trailer park," there are likely some green areas around individual lots, contributing to a sense of individual property within the park.

It is important for prospective residents to be aware that some past resident feedback has highlighted evolving requirements for home aesthetics (such as siding and pitched roofs) and ongoing maintenance expectations, which residents are expected to comply with. While a children's park or pool is not specifically highlighted, the community's general focus is on providing a base for residents' homes.

Specific "promotions or special offers" for lot rentals at Wintergreen Terrace Mobile Prk are not typically advertised publicly in a way that businesses promote sales. However, the pricing structure for mobile home lot rentals is a key aspect for any prospective resident. Based on available information, monthly lot rent is a significant factor.

Resident feedback indicates that "the rent goes up EVERY SINGLE YEAR." While a specific current monthly lot rent was not directly found in public data, it's implied to be a notable expense. Additionally, charges for services like parking stickers (reportedly $35 for parking in one's own driveway) suggest additional fees beyond the base lot rent. Any potential "promotions" would likely involve the initial leasing terms for new residents, such as a waiver of certain fees or a fixed rate for an introductory period, if offered. However, such offers are typically determined by park management and market conditions.

It is crucial for any interested party to directly contact Wintergreen Terrace Mobile Prk management via the provided phone number to inquire about the most current lot rental rates, all associated fees (including parking, utility responsibilities, and any other potential charges), availability of lots, and any specific terms or conditions related to new leases or home requirements. This direct communication will provide the most accurate and up-to-date financial information for prospective residents.

DONT MOVE HERE!! Terrible management! Times are hard enough for people these days everyone is just trying to make it and this place makes it 100 times harder on you. Not only do they over charge for lot rent but the rent goes up EVERY SINGLE YEAR and without fail. You have to pay $35 for a parking sticker to park your car IN YOUR OWN DRIVEWAY THAT YOU ALREADY PAY RENT FOR! AND THEY STILL HAVE THE NERVE TO TOW VEHICLES AND PUT STICKERS ON WINDOWS OF VEHICLES!!!! The office manager is constantly going around in her stupid little golf cart stopping at every trailer to take pictures so she can add them to the list of things she feels you need to fix. Some things I can understand but some things are RIDICULOUS!! for example one month they were telling everyone they were requiring us to paint our trailers then two months later they changed it to we have to replace the siding on our trailers now they are actually requiring everyone to put pitched roofs on their trailers. WHO CAN AFFORD TO DO THAT? WHY WOULD A PITCHED ROOF BE A REQUIREMENT and they’re actually sending out notices saying if we don’t do it they will take LEGAL ACTION. Some of us live paycheck to paycheck and can barely pay the overly high rent and feed our families. How do they expect us to be able to afford to put new roofs on our trailers. Especially if the roof we have now is perfectly fine (but isn’t a pitched roof). We pay every month to have our yard mowed and yet they STILL put unmowed yard on our list of reasons we are out of compliance. What sense does that make? The people they have mow the yard will run over and tear up your water hose they leave trash and empty water bottles all in my yard and trees EVERYTIME they mow. There’s so many empty trailers in this park some have been empty for almost a year. You would think these people wouldn’t be trying SO HARD to run their current residents that have lived here for 10 plus years out of here for things like pitched roofs when they already have so many empty trailers they aren’t getting rent for. Guess they want more empty trailers to not make money on. Doesn’t make sense to me. I wonder if the ACTUAL OWNERS know that the people they hire to run their office are actively harassing paying residents and trying to run them out of here. THEY REFUSE TO JUST LET PEOPLE LIVE we are all humans and go through hard times and have lots of stress in our daily lives. Why does the place we call home have to constantly be adding more more stress. Instead of constantly focusing on badgering everyone why don’t they focus on letting people live their lives, make this place a more enjoyable place to live and focus on doing things to lower the rent instead of raising it

I hate it here. They have us pay for yard maintenance & they don’t even cut the grass like they suppose to. When they’ve decide to cut it the grass don’t get treated so my yard is full of ant piles. also towing people cars out their driveways. My car got took saying the tires was flat but tow company sent pictures then they said the tires was low. 3 days later and they ignoring my call n text messages about my car. They don’t care about you staying here how long you been here they will find something to give you a notice on. If you want to pay rent with a money order you have to pay 15$ EXTRA.

I have lived here since 2009, never had any issues until Elizabeth came into management , I’m sure none of these things she is making tenants do are legal , nothing on the lease says about paying $35 for a parking sticker to park for a spot I already pay rent for every month, and still having the car towed even with the sticker on the car and it being parked in the rightful spot…and paying for a pool pass for a pool that is never clean . She also wanted to dictate what we do inside our homes , stating we couldn’t have curtains and we had to get blinds and they had to be white having to add roofs to homes just because she said so, we got an attorney and will be seeking legal matters against her and the community property owners

Office lady is a such good worker, willing to cooperate with you if necessary. Maintenance guy helps with everything he's able to, have also seen him trying to make everything look fabulous/presentable. Overall 10/10, the community has been improving all thanks to them.
