  • Maintenance of Common Areas: The park generally manages the upkeep of shared spaces, including roads (though some past reviews mention concerns about speeders, implying road quality is variable, other reviews praise the grounds as "well kept"), lighting, and any communal facilities. Testimonials from their website state, "The maintenance staff keep the park looking great."
  • Trash Services: Often included as part of the lot rent or managed separately.

Features / Highlights

  • Quiet Community: Consistently highlighted by residents as a "pretty quiet community" where people tend to keep to themselves. This makes it appealing for those seeking a peaceful living environment.
  • Established Community: With residents having lived there since 2002 (or even 18 years, as per testimonials), it demonstrates a stable and long-standing community where people plan to stay for the long term, including into retirement.
  • On-Site Management: The presence of a "very hands on" and accessible management team/office is a significant advantage, ensuring that rules are followed and resident concerns are addressed. Testimonials specifically mention staff being "so nice, efficient and will listen."
  • Well-Maintained Grounds: Feedback indicates that the "grounds and lawns are well kept by everyone" and that the "maintenance staff keep the park looking great."
  • Family-Friendly Aspects: While one review mentions "people is in a race" with regard to speed, other external reviews describe Collinsville as a "very family friendly community" with "lots of activities available for families." The presence of other children for kids to play with is also mentioned.
  • Pet-Friendly: The community is noted as being "dog friendly," with many residents walking their dogs and picking up waste.
  • Individual Yards: Residents have their own yards, providing private outdoor space. However, some reviews indicate the responsibility for yard maintenance falls on the resident ("Yard is for yourself so good luck").
  • Proximity to Local Amenities: Located near essential services like grocery stores and restaurants, and also to recreational spots like parks and biking trails.
  • Community Atmosphere (Mixed Views): While some reviews point to residents keeping to themselves, others highlight "friendly people" and a "small community with friendly people" where neighbors are "always very friendly and we all wave or say Hello to one another."

It is important for prospective residents to reconcile the positive aspects of a quiet, established, and well-managed community with some of the more critical feedback regarding the cost and the intensity of management oversight ("manager is always over you," and "25mph forget about it . People is in a race").

Promotions or Special Offers

Specific, ongoing promotional offers for Woodland Trails Homes are not explicitly detailed in publicly available information. However, manufactured home communities often structure their offerings around the purchase of homes and the associated lot rent.

While a precise lot rent figure isn't consistently advertised, reviews from long-term residents highlight the cost aspect: "If you decide to come live here bring money 💲plenty of it because you're going to need it if you buy your home and you own it that's good but you still got to pay lot rent and that sucks.and if you're going to buy a home and pay monthly payments to them and lot rent that really sucks." This suggests that while mobile home living can be an affordable alternative to traditional housing, the ongoing lot rent is a significant financial consideration that should be thoroughly understood. Another resident mentions their lot rent having increased significantly over time.

The official website for Woodland Trails Homes (woodlandtrailshomes.com) does feature testimonials and lists "available homes for sale, or vacant sites to place your custom dream home." This implies that prospective residents might purchase a home through them or bring their own, with lot rent being a consistent charge.

For the most accurate and up-to-date information on available homes, vacant lots, current lot rent, payment structures, and any potential offers or incentives, direct contact with Woodland Trails Homes management is highly recommended. I bought the new trailer which was already placed on the lot I had selected. Nice staff in the office! Quiet, clean and well run! Average age is 55. Lot rent and utilities etc. are your responsibility. They are furnished with stainless gas stoves with stainless microwave and vent with gas dryer option, full sized dish washer, Fridgadaire side by side fridge, garbage disposal, air, gas heat, double glazed windows with vinyl shades, 2 baths 3 bedrooms. You are responsible for your lawn and trees.

Loved living here for 14 years. Texie, the manager of the park, is a wonderful lady. This Park is right on the bike trails and perfect to walk around the neighborhood. Felt very safe and hardly ever locked my doors. Never had issues with power outage because all the lines were underground. Definitely recommend living here. The only reason i left is because I married and moved to Missouri. Otherwise I would have stayed.

It's definitely one of the nicest trailer parks however the lot fee price being 385 a month which includes nothing but the lot and harassment about cutting THEIR grass is a huge turn off. I say their grass because they absolutely will not let you alter the land in any way but expect you to maintain it.
