Still waiting for the regional managers contact information and for information on how to sell. Luckily the neighbors threatening my safety because I had the audacity to ask that they follow their lease are gone so I no longer have to have my camera rolling everytime I step outside my house. How this is even legal astounds me. The cost of lot rent is astronomical and got that way in part by Sun Communities buying up parks until they could artificially influence the market to justify this insanity. I pay more monthly for the 10-20k plot of land my trailer sits on than I do for the actual purchase of the home. Triad front loads interest and they are who you will have to buy from to live here. By the time a few years have gone by and you've realized the terrible mistake you made they'll probably let you leave by buying your trailer for how much you owe on it cuz you'll still owe the full amount three years later (my monthly payments have only applied to interest and I've been here for years) and let Triad keep the last few years of money you paid them then flip your trailer to the next unsuspecting victim desperate for housing. You'll be out those monthly payments tho and probably whatever you paid to move. Don't expect any of the amenities to work as advertised. They won't. Don't expect people to abide by the lease. They don't. Don't expect rules to be enforced fairly. They will not be. The property manager cherry picks which emails she does and does not reply to and will ignore you even if you have legitimate questions. She will refuse to provide contact information for anyone she may report to lkely due to this ongoing behavior. If the property manager likes you she'll let you take up a whole main street with your personal recreation equipment but if she doesn't like you she'll violate you for neatly storing kayaks on a rack outside your shed. All the while other homes in the park have literal junk piles outside the home for months with seemingly no action taken. The property manager ignores emails and blames all complaints on everyone with the audacity to complain regardless of material facts. I haven't felt safe living here for sometimes but am limited in resources like most residents and afraid to complain due to retaliation. Thankfully, again, the other residents threatening my physical safety appear to have left so hoping with that threat managed I can respectfully bring this complaint to light in a safe way. Hoping a more public complaint actually gets seen by someone capable of addressing these issues. Sun Communities have single handidly made trailer parks less affordable options for living and the supposed trade off for this loss of condo style living and higher class of living created by driving up rents to improve communities never actually happened. Would give 0 stars if I could and will actively and publicly caution anyone I know from signing a lease with Sun Homes. It's a trap. Run. Happen to have figured out who lived here before me. They also reported that this was an issue and it didn't get addressed then either. This is justanother issue management refuses to address despite me having asked. She just doesn't reply to emails if she doesn't want to answer you. It's a decent place to live. My biggest complaint is that they have raised the lot rent every single year I have been here. And unfortunately this year they raised it $40. I don't think they figured out yet that most people who live in a trailer park and not a regular house live here because we have a smaller budget. I think the $40 increase this year was a little much. I hope at some point in time they find it in their hearts to stop raising our lot rent because it is already close to $700 now and if you have a trailer payment along with it you're already in well over a $1000. I have never had any issues with the management, but if prices keep going up it's going to push me out.
OK residential area, just don't use the pool if you live there. It's unattended & unfortunately the kids who often occupy it are without adult supervision. Why on earth people don't watch their teenagers is beyond me, but they tend to ruin the experience. The office tends to nitpick every single thing, which is both bad & good considering it makes it a nicer place to live with the trade off being getting written up for the smallest things. There's worse places to be, that's for sure.
Terrible place to live. Lot rent is very expensive. Management is very rude. Utilities so high. Especially the water bill. They charge 3 times what the township does. Definitely not recommended
