Mobile home parks typically offer a range of services designed to support the needs of their residents, primarily focusing on maintaining the community infrastructure and providing essential utilities. Based on the general operations of such communities and the context of Cherrywood Village Mobile Home, the following services are typically provided:
- Lot Rentals: The primary service offered by mobile home parks is the rental of individual lots where residents place their manufactured homes. This often includes access to the park's infrastructure.
- Utility Hookups: Each lot usually comes equipped with hookups for essential utilities, including water, sewer, and electricity. Residents are typically responsible for setting up accounts with utility providers and covering their usage.
- Road Maintenance: The park management is generally responsible for the maintenance of internal roads within the community. This includes patching and potentially snow removal, though specific details regarding winter maintenance can vary and may be a point of discussion for residents, as noted in some reviews.
- Garbage Collection Access: While not explicitly stated, mobile home parks usually facilitate access to garbage collection services for residents, often through a communal dumpster or individual pick-up points.
- Common Area Maintenance: Management typically maintains any communal areas or shared green spaces within the park.
- Community Management: A park manager or management team is usually on-site or available to address resident concerns, enforce park rules, and manage general operations.
It's important for prospective residents to inquire directly about which utilities are included in lot rent versus those that are the responsibility of the resident, as well as the specifics of road and snow maintenance, as these can significantly impact daily living.
When considering Cherrywood Village Mobile Home, certain features and aspects of the community stand out, shaping the living experience for residents. While public reviews indicate some areas for improvement, focusing on the core offerings and potential for community life is important:
- Affordable Housing Opportunity: Mobile home parks generally offer a more affordable pathway to homeownership or long-term rental compared to traditional stick-built homes, making it a key feature for those seeking budget-friendly living in Northern Michigan.
- Individual Lot Spaces: Residents typically enjoy their own designated lot space, offering a degree of privacy and outdoor area not always found in apartment living.
- Community Setting: Despite varying upkeep, the inherent structure of a mobile home park fosters a neighborhood environment, with neighbors in close proximity, potentially leading to a sense of community.
- Proximity to Kingsley Village: The park's location provides easy access to the village of Kingsley, offering local schools, small businesses, and community events, which can be a significant highlight for families.

Mobile home parks, including Cherrywood Village Mobile Home, typically do not engage in "promotions" or "special offers" in the same way a retail business or even a traditional apartment complex might. Their business model revolves around long-term lot rentals and the sale of manufactured homes, rather than short-term incentives.
However, the inherent "special offer" of a mobile home park often lies in its competitive pricing compared to other housing options in the area. For Michigan residents, especially those looking for affordable housing solutions in the desirable Northern Michigan region, the cost-effectiveness of purchasing a manufactured home and leasing a lot can be a significant advantage. The overall lower monthly expenses (lot rent plus utilities) can represent a substantial "promotion" over traditional home mortgages or high apartment rents.
Any specific "promotions" that might arise would typically be related to the sale of new or existing manufactured homes within the park (e.g., builder incentives, financing specials through affiliated lenders, or reduced prices on park-owned homes). These would be dynamic and communicated directly by the park management or a sales agent. For lot rentals, the primary "offer" is usually the stability of the monthly rate, which can be a predictable housing expense. Interested parties should always contact the park directly to inquire about current lot rental rates, available homes for sale, and any specific move-in incentives that might be offered at the time of their inquiry, as these details are subject to change.
For inquiries regarding Cherrywood Village Mobile Home, including information on available lots, homes for sale or rent, specific services, or to schedule a visit, you can contact the park management directly using the provided details:

Customer Reviews
Just called the park and the guy acting all stupid as they drive an Audi.... CLEAN THE PARK SCUMBAGS Yikes! Broken windows, abandoned properties, filthy yards, trash beyond. Like is this section 8? You should be ashamed of how this is taken care of. Park should be turned into housing unit in Lansing And cherrywood is still DISGUSTING AND STILLLLLLL And STILL I think it's getting dirtier
Usually well-maintained except in the winter. A lot of snow gets built up behind cars which makes it hard to get out without damaging your vehicle. The entrance road can be shotty sometimes as well, it seems to always get patch jobs rather than actually getting a proper fix.
Worst in winter they plow horribly, and never put down ice or anything it seems. Entire exit and main road which is downhill by the way is always icey. Pure laziness anyone paying over 700 dollars in rent should be able to get to work.
This is my first winter here and I've learned without fail (even though the lease states the park is responsible for maintaining the roads) They leave 10+ feet of snow unplowed behind your vehicle after every snow storm, so the cheaper rent prices are quickly offset by the countless hours of having to shovel the boulders left from the overflow of the plow to about the center line of the road. Besides that their are several abandoned trailers which are very unsafe (broken window/doors/decks/wild animals/ect...)And if you have kids keep them as far from the roads as possible as everyone seems to race through the park and they might as well just take down the stop signs because very few people obey them. And if you like strangers wandering around your personal lot this is the place for you as it's an almost everyday occurance.
Great Management/Landlords. Maintenance is sufficient. Maintenance personel are friendly and very accommodating. Great Trailor neighborhood for families and kids. Rent is Fair. Would highly recommend in a high rated school district.
