Conclusion: Why Clearview MHP is Suitable for Locals
Clearview MHP in Noble, Oklahoma, presents a housing option for locals seeking a specific type of residential environment. While individual experiences within any community can vary, it is important to consider the overall picture to determine its suitability.
For Oklahomans considering Clearview MHP, the park's primary suitability lies in its provision of lots for manufactured homes and RVs, offering a potentially more affordable entry point into homeownership or a stable long-term rental solution compared to traditional stick-built homes. The presence of paved driveways is a tangible benefit, contributing to the aesthetics and usability of the individual lots. Its location less than ten miles from the University of Oklahoma makes it an accessible choice for those connected to the university, and the proximity to recreational areas like Lake Thunderbird offers leisure opportunities. For residents who prioritize a more laid-back management style, the feedback that "Management is chill" could be a positive factor. The park is part of the Cairn Communities network, which suggests a larger management structure that may offer some level of standardization in operations.
However, it is crucial for prospective residents to be aware of the serious concerns raised in customer reviews. Issues such as multiple rent increases without significant changes, problems with maintaining yard cleanliness due to pets and children from other yards, and instances of intoxicated individuals approaching homes are significant quality-of-life concerns. The recurrent reports of police presence and the stark contrast between a "druggie side" and a "lucky" side of the park point to potential safety and community environment challenges. Furthermore, critical issues regarding water quality (smelling like bleach) and, more severely, prolonged water outages are fundamental service failures that would impact daily living. The most alarming review, detailing the alleged illegal renting of a paid lot with property still on it and refusal of a refund, suggests serious operational and ethical issues that could put residents at significant risk. Inconsistencies with office hours and mail access also indicate a lack of reliable administrative support.
In light of these comprehensive and serious customer experiences, while Clearview MHP offers basic housing infrastructure, its suitability for locals is highly conditional. Potential residents in Oklahoma should exercise extreme caution, conduct thorough due diligence, and ideally speak with current residents to understand the present conditions before making a commitment. It appears most suitable for those who are prepared to navigate potential significant challenges related to community environment, service reliability, and property management practices, and for whom the location and basic physical amenities are the overwhelming priorities, outweighing the noted negative experiences.
The rent goes up multiple times a year with very few changes being made. Between the cats and the kids running through my yard and tearing stuff up it’s impossible to keep my yard clean of debris. I’ve had 3 men walk up on my porch, all intoxicated, while I’m home with my baby. Cops are out here at least once a month. Luckily we don’t live on the druggie side. The water smells like an Olympic swimming pool and makes your skin smell like bleach after you shower. Management is chill though so that’s a plus and the driveways are paved. We have not had water in over a week at this point. The water was trash to begin with but now we can’t even flush our toilets. If I could give zero stars I would…
Jan 21, 2024 · Felishia MccainUPDATE: DO NOT STAY HERE! I went on vacation to visit family for the holidays only to find that they rented my paid lot to another person with my property still on it and are refusing to issue a refund. What kind of company rents a lot currently in use to someone else? These people have illegally forced a family with a 5-year-old out of their home without any kind of violations, notice of eviction, or even verbally asking to leave. This park should be shut down There are some major inconsistencies with the office hours. The office hasn't been open in 2 weeks. They recently installed a mail box but it's not in use yet so we have to get our mail from the office. I've been waiting on some important documents but have had no way to retrieve them as well as multiple notices of mail returned due to insufficient space.
Jan 12, 2024 · David FassettI live in this park and have been here for a year and 3 months. I just think we should be able to have a fence around our own area and I feel like the rent goes up to often. Since moving in my rent to own has went up $46 dollars. When I moved in my plan has always been to stay till my dying day. But I’m on a fixed income and if it continues to go up I don’t know what will happen. I love this place and don’t want to have to move. Never have any problems with the neighbors or the staff.
Jan 31, 2022 · Sandy KennedyI had to upgrade my review. I had been there but a few times before & I have since been there several other times. The park and RV area are nice, clean and for the most part well taken care of (as anywhere). I hope that they can keep prices manageable in an economy not in their or our favor.
Jun 27, 2023 · Flo WrightIf you want some good ol country livin , this is the community for you! such lovely neighbors and quiet atmosphere. This place has rv spots that offers month to month rent or if you want something permanent, there is a mobile home park as well.
