1676 Hampshire Pike, Columbia, TN 38401, USA
For many individuals and families across Tennessee, the search for affordable and accessible housing is a significant undertaking. Mobile home parks often emerge as a potential solution, offering an alternative to traditional rental markets or homeownership. These communities can present a distinct lifestyle, blending individual living spaces with a neighborhood environment. In this article, we will provide a factual and informative overview of Dodson Rentals/Woodside Mobile Home Community, located in Columbia, TN, to help prospective residents in the Tennessee region understand more about this specific option. Making an informed decision about where to live requires a clear understanding of a community's location, services, features, and, critically, the experiences of current and former residents.
Dodson Rentals/Woodside Mobile Home Community is situated at 1676 Hampshire Pike, Columbia, TN 38401, USA. Columbia, Tennessee, is the county seat of Maury County and is known for its rich history and growing community. This address places the mobile home park on the outskirts of Columbia, likely offering a balance between access to urban amenities and a more rural or semi-rural living environment.
The location on Hampshire Pike provides relatively direct access to Columbia's city center and its various services. Residents would likely find it reasonably convenient to reach grocery stores, schools, healthcare facilities, and local businesses within Columbia. However, as it’s located on a pike, accessibility via public transportation might be limited, necessitating personal vehicle ownership for most residents. Proximity to major roads like US-31 and I-65 (via US-412) would also make commuting to larger metropolitan areas such as Nashville to the north or Huntsville, Alabama, to the south, a manageable option for employment or recreational purposes. Understanding the exact driving times to specific points of interest within Columbia and beyond would be crucial for any prospective resident to assess its suitability for their daily routines.
Mobile home parks typically offer a foundational set of services aimed at supporting the residential needs of their tenants. While specific detailed information about Dodson Rentals/Woodside Mobile Home Community's services is not extensively available, general expectations for such communities include:
Lot Rental: The primary service involves the rental of the land on which mobile homes are placed. This often includes access to essential utility hookups.
Utility Hookups: Residents generally expect individual hookups for water, sewer, and electricity at each lot. However, resident reviews indicate significant concerns about the condition of the homes themselves, which may imply issues with internal utility systems within the leased units.
Maintenance of Common Areas: Management is usually responsible for the upkeep of shared spaces, including internal roads and any communal facilities. The general description of the "outside is messy" in resident feedback suggests potential concerns regarding the overall tidiness and maintenance of the property's common areas.
Pest Control: In a residential setting, pest control is often a managed service to prevent infestations. However, resident reports explicitly mention a "bug infestation" and that the management "don't spray for bugs," indicating a significant gap in this crucial service for residents.
On-Site Management: Many mobile home parks have an on-site or easily accessible management team to address tenant concerns and manage the property. While the park is managed by a landlord and her husband, resident reviews paint a picture of highly problematic interactions and a lack of responsiveness to tenant issues.
The features and highlights of a mobile home community significantly impact the living experience. Based on the feedback from residents of Dodson Rentals/Woodside Mobile Home Community, here are some points to consider:
Cost Concerns: A prominent feature highlighted by residents is the perceived disproportionately high rent charged relative to the living conditions. Reviews describe the pricing as "absolutely UNREAL" and "unbelievable for what they actually are," suggesting that the cost does not align with the value provided. This raises questions about affordability in the context of the quality of life offered.
Condition of Homes: Residents report significant issues with the physical condition of the trailers. Descriptions include "awful," "messy including the inside," and "plenty of damages before I even moved in here." This indicates that the homes themselves may be very old and in a state of disrepair, potentially leading to unsafe or unhealthy living conditions.
Pest Infestation: A critical concern is the reported "bug infestation" within the trailers, with residents stating that management does not provide pest control. This can severely impact residents' health, comfort, and quality of life.
Management Behavior and Practices: Resident feedback strongly characterizes the landlord and her husband as "evil conniving money hungry people." More disturbingly, there are explicit accusations of them being "very 100% racists" and treating residents "like we are not human beings." Such claims of discrimination and poor interpersonal relations are highly serious and suggest a hostile living environment for some tenants. This is a significant consideration for anyone evaluating the community.
Tenant Vulnerability: The sentiment expressed by a reviewer, "They clearly have no other options, your best bet is to leave though," suggests that residents might feel trapped due to limited alternative housing options, making them vulnerable to exploitative conditions.
Environmental Conditions: The overall description of the "outside is messy" contributes to a picture of a poorly maintained environment.
Based on the publicly available reviews and information, there are no promotions or special offers listed for Dodson Rentals/Woodside Mobile Home Community. The prevailing sentiment from residents is focused on the high cost of rent in relation to the perceived low quality of living conditions, rather than any promotional incentives. Prospective tenants are advised to inquire directly about current rental rates, lease terms, and any associated fees. Given the serious concerns raised by residents, it is crucial to obtain all agreements in writing and thoroughly understand the terms before committing to any tenancy.

For locals in Tennessee, particularly those in the Columbia area seeking housing solutions, it is crucial to approach Dodson Rentals/Woodside Mobile Home Community with extreme caution and thorough due diligence. While mobile home parks can offer an entry point to affordable housing, the direct feedback from residents about this particular community raises serious concerns that potential tenants must consider. The consistent reports of disproportionately high rent for substandard conditions, pervasive bug infestations, significant property damage, and accusations of racial discrimination and poor management behavior paint a challenging picture. Given these severe issues, including claims of racist treatment, for anyone seeking a safe, comfortable, and respectful living environment, it appears that this community may not be suitable. Prospective residents are strongly advised to explore all other available housing options in Columbia and surrounding areas before considering this property. If there are truly no other alternatives, it would be imperative to inspect any potential unit thoroughly, document all existing damages, understand all lease terms in detail, and consider the long-term implications of living in such an environment.

Absolutely UNREAL the price that they charge the Tennant's ... Truly unbelievable for what they actually are. . Health Department needs to be on this situation. I don't live there thank God however I did visit someone ... Very clear they're all about Greed and getting and not anything about what they're giving .. rent cost and living situation - by far not an even trade ! I personally wouldn't have the audacity to try to charge that , not even half... Just sayin' I feel terrible for people that live there. They clearly have no other options, your best bet is to leave though.

Jul 05, 2023 · sabrina camelI live there and the landlord and his wife are nice people well at least they are nice to me and whenever I need something fix they fixed it in a timely manner they may have old trailers but that is because people who rent there don't care about trying to help take care of the place they live in some people just trash the place while others do care plus even though the rent is high for what they have they are the cheapest rent in Maury county so even if you don't like the place please stop complaining and go elsewhere and pay higher rent and my God have mercy on you for putting others down for living in the only place they can afford

May 29, 2023 · Warren IngramMaintenance lacks much to be desired, pest control falls solely on tenants, whereas other locations' property owners usually provide pest control, personally I pay 1200/month, on a 4 week month, on a 5 week it's 1500 for a 2 bedroom 1 bath huge rotten spot in kitchen floor all he (the property owner) just put a piece of chipboard over it
