For many residents across the Commonwealth of Pennsylvania, manufactured housing communities, often referred to as mobile home parks, represent a vital pathway to affordable homeownership or rental in a tight housing market. Dogwood Terrace Mobile Home Park, situated in the greater Berwick area of Columbia County, is one such community that serves a segment of this essential local housing need. Manufactured housing, when well-managed, provides a unique opportunity for individuals and families to maintain a grounded, community-focused lifestyle with lower overhead costs than traditional stick-built homes. This approach to residential living is an important economic factor in many Pennsylvania towns, and Dogwood Terrace provides a distinct option within the Berwick, PA, locale.
The core concept of a mobile home park involves residents either owning their home and leasing the land (lot rent), or renting both the home and the lot from the community management. This structure significantly reduces the initial investment required to secure a place to live, making it particularly appealing for first-time homebuyers, retirees on a fixed income, or families seeking a more manageable budget in central Pennsylvania. Understanding the nature of any manufactured home community, including Dogwood Terrace, requires looking beyond the basic address and appreciating its role in providing accessible housing in the region.
As a prospective resident researching options near Berwick, it is crucial to balance the inherent benefits of the manufactured housing model—namely, cost-effectiveness and a smaller, neighborhood atmosphere—with due diligence regarding the current condition and management quality of the specific park. Publicly available customer feedback, which we address further in this article, is an important part of this research, painting a picture of the current state of infrastructure and operations at the Dogwood Terrace community.
Dogwood Terrace is located at 42 Water Dam Rd, Berwick, PA 18603, USA. This positioning places the community just outside the immediate downtown area of Berwick, a town known historically for its industrial past and its location along the Susquehanna River. The slightly removed location on Water Dam Road suggests a setting that may offer a measure of separation from the immediate hustle and bustle of the borough center, which is often a desirable feature for mobile home communities. This location is within Columbia County, offering residents access to the county's services and school districts, which is a primary consideration for local families.
Accessibility is generally centered around vehicular travel, typical of many residential areas slightly separated from the core commercial zones in Pennsylvania. The proximity to main local thoroughfares is essential for commuting to work, accessing local shopping centers, and connecting to larger regional highways. Berwick itself is positioned well for residents who may work locally at major employers in the area, or those who need to travel to nearby towns like Bloomsburg, Hazleton, or even Wilkes-Barre. The relative isolation from major highways often means that the immediate neighborhood around the park is quieter, relying on local roads like Water Dam Road for primary access.
However, it is a factual necessity to address the accessibility of the park itself. As noted in public feedback, prospective residents should be aware that the internal roads, particularly the drive leading into the park, have been described by current users as having "major pot holes all the way in" and being "absolutely horrible." For Pennsylvania residents who rely heavily on their vehicles, the condition of the entry and internal roads is a practical consideration for daily travel, vehicle maintenance, and overall quality of life within the community. While the park’s geographic location in Berwick is convenient for regional access, the condition of the drive must be factored into any decision to reside here.
In the absence of specific, publicly listed amenities provided by the Dogwood Terrace management, we must outline the foundational services typically offered in a standard Pennsylvania mobile home park. Prospective residents should contact the management directly to confirm the exact status and quality of each of these items, especially in light of the aforementioned community feedback.
Lot Lease/Site Management: This fundamental service involves the leasing of the land where a resident’s manufactured home is situated. The lot rent typically covers the rights to occupy the land and often includes specific rules and regulations for the community.
Essential Utilities Connection Points: Park management is responsible for maintaining the main connection points for essential services such as water, sewer, and electric utilities up to the individual lots. Residents are usually responsible for their usage fees.
Waste Management: Most mobile home parks coordinate a basic level of trash and recycling collection for the community, though the frequency and specific rules can vary.
Given the public reviews that indicate a lack of maintenance and upkeep—suggesting the "owners don't fix anything"—it is highly recommended that any potential resident verify the current state of utility infrastructure maintenance and waste collection services prior to committing to a lease.
The core highlight of any mobile home park, including Dogwood Terrace, is the provision of affordable lot rent in a specific geographic area like Berwick, PA. This economic benefit allows local Pennsylvania workers and families to live near their jobs and schools without the prohibitive costs associated with purchasing land outright. The community model itself is a highlight, offering a smaller, more contained neighborhood setting that can foster close relationships among neighbors.
However, it is necessary to present a factual account of the community's described current state, drawing directly from public customer feedback. This is a critical factor that defines the park’s present features and highlights areas for significant management attention:
Affordable Living Model: The primary functional feature is the availability of affordable land leases in the Berwick, PA, market, a fundamental necessity for many local residents.
Current Infrastructure Condition (Area for Improvement): Public reviews describe the park as "falling apart" and "very very run down." This refers to the general state of the premises, which is a major concern for current and future residents.
Home Condition Concerns: Residents have explicitly stated that "Most home should not be lived in. Some are ready to fall apart while family's are living in them," indicating serious issues with the maintenance of homes within the community, which affects the overall safety and appearance.
Vacant Unit Safety Hazard: A specific safety concern mentioned in public feedback is a "vacant trailer pulled off to the side that's leaning badly," which is cited as a potential safety risk to the community's residents and their children.
As a responsible resource for Pennsylvania locals, we must emphasize that the listed maintenance and safety challenges currently define the community's public perception. Potential residents should schedule a thorough, in-person visit to assess these reported conditions.
As a matter of public record for businesses in Pennsylvania, specific contact details for Dogwood Terrace’s management are not consistently or widely published. Interested parties are strongly advised to verify all contact information through local Berwick, PA, official channels or current directory listings before making any inquiries.

For many Pennsylvania locals in the Berwick region, the suitability of Dogwood Terrace ultimately boils down to a single, critical factor: economic necessity and geographic convenience. The greatest draw of this community is its location in Columbia County, offering relatively direct access to local employment opportunities, schools within the Berwick Area School District, and the community resources of a well-established Pennsylvania town. Manufactured housing is designed to serve a crucial role in providing entry-level or budget-conscious housing solutions.
The core principle of mobile home living provides an avenue for low-cost land tenancy in a desirable area, making Dogwood Terrace a theoretically suitable option for locals seeking to prioritize a manageable monthly budget over high-end amenities. However, prospective residents must conduct a thorough on-site investigation, giving careful consideration to the publicly reported challenges regarding maintenance, infrastructure upkeep, and the overall condition of the community. Local users considering Dogwood Terrace must weigh the significant advantage of a lower cost of entry into the housing market in the Berwick area against the reported current state of the park’s infrastructure.
In conclusion, Dogwood Terrace Mobile Home Park serves the critical local need for affordable housing in the Berwick, PA, community. Its value to locals is primarily rooted in this affordability and its advantageous location. Due to the serious maintenance concerns documented in public feedback, any local resident’s decision to move here should be made with a complete, firsthand understanding of the property's current condition and the management's commitment to immediate and future infrastructure improvements.

This place is falling apart. The drive in is horrible. Major pot holes all the way in. There's still a vacant trailer pulled off to the side that's leaning badly. Some day that thing is going to fall over. And with it sitting at the side of the road for one if the trailer rows I'm afraid when it does roll someone is going to get hurt badly.
Nov 01, 2022 · nicole rupertVery very run down trailer park. Most home should not be lived in. Some are ready to fall apart while family's are living in them. The roads going in are absolutely horrible. The owners don't fix anything they are just in it to collect rent they don't care about anything or anyone else there. So sad they should be ashamed.
Mar 29, 2023 · Trisha LeibyWhomever owns this park should be ashamed. It's a disaster. Some of the trailers don't even look habitable, yet there are families with children living there. There needs to be a "no dog" rule in place. I live nearby and have had to take in multiple dogs from this mobile home park because they are constantly running loose, sometimes the same dog multiple times! Authorities have been contacted and dogs have been taken away over the past few years, but they just get more. The park owners need to set some new rules, regulations, and improve property management, not just for the inhabitants but for the benefit of the entire neighborhood.... instead of just collecting rent.
Sep 04, 2022 · Foundryville RoadA lot of rundown trailers. The well kept trailers had nice yards. Very quiet.
Aug 15, 2018 · Carmyn YeagerI've been trying to get in I just need a two bedroom trailer for me and my son
