Services Offered

As a mobile home park, Dusty Rhodes Mobile Home Village primarily offers lot rentals for manufactured homes, providing residents with a place to site their own homes within a managed community. Based on the nature of mobile home parks and insights from customer reviews (even those with concerns), the typical services offered would include:

  • Mobile Home Lot Rentals: The core service is the provision of individual lots for manufactured homes, where residents own their home but lease the land it sits on.
  • Utility Hookups: Essential utility connections are provided at each lot, typically including:
    • Water: Access to a reliable water supply.
    • Sewer: Connection to the park's wastewater system.
    • Electricity: Access to individual electric meters for residents.
(While not explicitly stated in reviews, these are standard for mobile home parks to allow homes to function.)
  • Maintenance of Common Areas: The park management is generally responsible for the upkeep of shared spaces, roads, and infrastructure within the community.
  • On-Site Management/Maintenance (Implied): The mention of "the owner is doing a lot of upgrades" suggests an active management presence, which often includes on-site staff for maintenance and addressing resident needs.
  • Trash Collection Services (Common): Many mobile home parks facilitate or arrange for trash collection services for residents, though specific details (e.g., curbside vs. communal bins) would need to be confirmed.
  • Quiet Community Environment: As highlighted by a long-term resident, the park is described as "fairly quiet," indicating a focus on maintaining a peaceful living atmosphere.

It is important for prospective residents to inquire directly about which utilities are included in the lot rent versus those that are the responsibility of the resident, as this can vary significantly between parks.

Promotions or Special Offers

As a mobile home park that offers lot rentals for long-term residency, Dusty Rhodes Mobile Home Village typically does not engage in short-term "promotions" or "special offers" in the way a retail business or transient campground might. Their business model is based on stable, ongoing tenancy.

However, prospective residents should always inquire directly about specific terms and potential benefits that might be available. It is common for mobile home parks to offer:

  • Competitive Lot Rent: The primary "offer" is often a competitive monthly lot rent compared to other housing options in the area, contributing to overall affordability.
  • Lease Terms: Inquire about different lease durations (e.g., annual leases) and whether there are any incentives for longer commitments.
  • Referral Programs: Some established communities might have resident referral programs, offering a discount or credit for existing residents who refer new ones.
  • Incentives for New Home Placement: If the park works with manufactured home dealers, there might occasionally be joint promotions for purchasing a new home and placing it in the park.

The inherent "promotion" of Dusty Rhodes Mobile Home Village lies in its established, quiet community, the ongoing commitment to upgrades by the owner, and its position as an affordable and stable long-term housing solution in Westmoreland County. The value is found in the peaceful living environment and the sense of community that encourages residents to stay for decades.

The trailers on top of each other. No yards and no parking except for the people that live in the trailer. All the trailer courts I lived in had a front yard and a back yard. Parking for company was not a problem.
