Elk Creek Manufactured Home Community, located in Madisonville, offers a specific type of living experience within our state. It's a place where residents own their homes but lease the land, a common model in manufactured home communities across the nation. For Kentuckians exploring housing options, understanding the nuances of such a community is key to making an informed decision.
Manufactured home communities often appeal to individuals and families seeking a more affordable path to homeownership, or those who appreciate the sense of community that can develop in these neighborhoods. Elk Creek, situated in Madisonville, aims to provide such an environment. However, as with any long-term living arrangement, it's crucial for prospective residents to gain a comprehensive understanding of what to expect, from the physical environment to community management and ongoing costs. This overview aims to provide factual information based on publicly available data, including resident feedback, to help our local Kentucky users make a decision that best suits their needs.

While marketing materials often highlight convenience and affordability, gaining insights from current and past residents provides a more complete picture. We understand that finding the right place to call home involves considering many factors beyond just location and initial cost, including the long-term living experience and the responsiveness of community management.

While the community's general accessibility to Madisonville's amenities is a plus, some resident feedback suggests that specific delivery services like FedEx and food delivery might experience difficulties finding the location. Elk Creek Manufactured Home Community in Madisonville presents itself as a housing option for Kentuckians, particularly those seeking a pathway to homeownership outside of traditional housing markets. Its suitability for locals hinges on a careful consideration of its location advantages and the type of lifestyle it offers, tempered by a realistic understanding of potential challenges reported by some residents.

Residents can easily reach local grocery stores, a variety of restaurants, and shopping centers, simplifying daily life. The core appeal of manufactured home communities often lies in their potential for more affordable homeownership. The advertised amenities, such as a community room and play area, suggest a potential for social interaction and family-friendly living, which can be attractive to those seeking a neighborhood feel.
However, it is crucial for prospective residents to conduct thorough due diligence. While the current management team is described as "nice" and seemingly working to improve past issues, the historical feedback regarding significant lot rent increases, maintenance concerns (like fallen tree limbs not being addressed by the park, and underpinning issues), and the strict five-year residency requirement or $5K penalty for early home removal are vital considerations. The reports of potential flood-prone areas within the community, and issues with delivery services, highlight the importance of visiting the community in person, especially on a rainy day, and speaking with current residents to gather firsthand insights.
In summary, Elk Creek Manufactured Home Community can be suitable for Kentuckians who are specifically looking for manufactured homeownership in the Madisonville area, value a community setting with accessible local amenities, and are prepared to thoroughly investigate the living conditions and contractual terms before committing. It represents a specific housing segment within Kentucky, offering affordability and community to those who find its model and current operational state align with their long-term housing needs and expectations.
Customer Reviews
We have been here almost 4 years and now they want to put a trailer right at our back door! Not friendly at all! They are trying to get us to move I guess! This is not right at all! This has been the absolute worst place I have ever lived! And no this is not our first bad experience with them!!
Keep increasing lot rent. We started with a lot rent of $350. June it will be $450. Be advised: I would not move here. You have to buy your trailer and pay a mortgage for that + plus you pay a lot rent of $450 (and that lot rent is not locked in). If you decide to move here, many of the new trailers have been placed in flood prone areas. Come on a rainy day to decide which one is better. FedEX and food delivery are lost out here. I would double check if another delivery option is available and do carryout on your pizza. Their tree (limb) crashed through our home, they did not do anything. We had to pay our own deductible and had it fixed through our insurance. All we got was a Lowe's gift card from a corporate guy a few months ago (well over a year after it happened) the card barely covered half of our deductible. Current manager team is nice, they inherited a major mess with hands tied and cannot help us. Underpinning is done quick / unprofessional. Cats still get under your home. We had 3 cats die under ours. A neighbor poisons cats. It is a act of congress to get out of our agreement. *If you buy a home out here you have to keep it HERE for 5 years or pay a $5K penalty to move it early.
Ok, we've been here for 3 years, people need to mow their grass at least once a week. All dogs should be on a leash. Put your trash cans back in your yard Monday evening. If your trash can does not have a lid, call the city, they will replace the the trash can. If you are going to take away our internet and cable, which we pay you for, then lot rent should not be so high. All trash that is blowing around in your yard, pick it up. Tree roots were not showing in the yard when we moved here 3 years ago and now, you can see the tree roots. A good enough wind and the trees will be uprooted on top of you. We need about 6 inches of dirt to level it back out and not see the roots. Hopefully posting this will get things done. As much as we have to pay for lot rent, I don't think it's too much to ask. Anybody agree with me?
Just raise the lot rent whenever they want and you can hardly have anything here like pool, swing. Fire, boat, trampoline, etc... this place is a trap.
My family and I moved here about a year and half ago and at first our experience wasn’t that great and we couldn’t wait until our lease was up. But since they have gotten new management things have gotten a lot better. Marlies is nothing but kind and friendly and always returns your calls. She has even updated the park and working on putting in a basketball court which both my kids love. Our lease has been up for sometime now and we are currently working with her on buying a bigger place for our growing family.
