Introduction / Overview
When considering a living situation or temporary stay in the Greater Bangor area of Maine, especially near the University of Maine campus, residents often explore a variety of housing options. One such long-standing community is the Forest Ave Mobile Home Park, situated in the town of Orono. Though its name includes "Mobile Home Park," the context in which it operates is primarily focused on long-term residential mobile home occupancy rather than transient RV camping, a distinction important for local users to understand. For those interested in extended stays or establishing a permanent base in this vibrant college town, Forest Ave Mobile Home Park offers a known option within the local housing landscape.
Orono is a quintessential Maine college town, blending the academic energy of the University of Maine with the natural beauty and community-focused atmosphere of the Penobscot County region. While Orono boasts many modern amenities and access to outdoor recreation, finding housing that fits various budgets is a constant consideration for many residents. Forest Ave Mobile Home Park represents a segment of the local housing market, specifically catering to those seeking a fixed lot for their mobile or manufactured home. Prospective residents and the local community often have strong opinions and experiences relating to the management and maintenance standards of mobile home parks, and it is important to seek out multiple sources of information to form a balanced view of this particular location.
While the name might suggest an amenity-rich RV resort for vacationers, in the context of Orono, a "mobile home park" typically signifies a community providing land leases for manufactured homes. Public records and local sentiment can offer insight into the reality of any such park. It is always advised for anyone considering residency to conduct a thorough, in-person inspection of any unit and the surrounding grounds, and to speak directly with current residents about their experiences with the park management, especially concerning upkeep and maintenance. The feedback available in the public domain, which often reflects experiences with specific landlords or older housing units, suggests that future tenants should be meticulous in their due diligence before making any commitment. Concerns about structural issues, maintenance responsiveness, and general park conditions have been noted, which highlights the need for careful research.
Location and Accessibility
Forest Ave Mobile Home Park is conveniently located in Orono, Maine, a location that offers excellent accessibility to key local services and regional attractions. The park’s specific address is on Austin Dr, Orono, ME 04473, USA. This street branches off a main artery, placing residents in close proximity to essential community hubs.
Its location in Orono is particularly advantageous for those affiliated with the University of Maine, as the campus is just a short drive away. For students, staff, or faculty, this proximity is a significant draw. Additionally, Orono itself is a gateway to a variety of local dining, shopping, and entertainment options, many of which cater to the university population.
Accessibility is a strong point for the Forest Ave area. The park offers relatively quick access to major roadways, including Interstate 95 (I-95), which is the primary North-South route through Maine. This makes commuting to neighboring cities like Bangor—home to major shopping centers, healthcare facilities, and the Bangor International Airport (BGR)—efficient and straightforward. For nature enthusiasts, the location provides easy reach to the numerous lakes, rivers, and forests that define the Central Maine experience, including local treasures like the Orono Bog Boardwalk and access to the Penobscot River. However, local feedback occasionally points to issues with the internal road conditions within the park itself, suggesting that while the external location is strong, drivers should be prepared for potentially challenging internal infrastructure.
Services Offered
Based on the general model of mobile home parks in the Maine region, the core services offered at Forest Ave Mobile Home Park typically revolve around the provision and maintenance of the land lease for the mobile home unit. While specific, verified amenities for this particular park are not extensively listed in general public information, the expected services usually include:
Disclaimer: Potential renters should always contact the park management directly to confirm the exact utilities, services, and associated fees covered by the monthly lot rent, as standards and inclusions can vary significantly. The available customer feedback has raised serious questions about the consistency and quality of maintenance and repair services within the community, which should be investigated thoroughly by any prospective resident.
Features / Highlights
As a local community in the heart of Orono, the primary features of Forest Ave Mobile Home Park are tied to its prime geographical setting and its role as an option for local, long-term residency.
It is essential to note that public feedback has been strongly critical of the physical condition of some units and the state of park maintenance, specifically mentioning issues like mold, structural damage, and neglected repairs. Therefore, while its location is a highlight, the physical condition of the property and units is a critical feature that prospective tenants must evaluate with great care.

Conclusion: Why this place is suitable for locals
For residents of Maine, and particularly those looking for a long-term presence in the Orono and Bangor region, Forest Ave Mobile Home Park serves a distinct function in the local housing ecosystem. Its primary suitability lies in providing a potential option for year-round residency in a highly desirable, college-adjacent location. In a state where housing costs can be a significant hurdle, mobile home parks historically offer some of the most accessible purchase prices for homes and comparatively lower monthly lot rents. For locals who prioritize a fixed location near academic, recreational, and professional centers, and who are seeking an ownership model rather than traditional renting, this park offers a base of operations.
However, suitability must be assessed with caution. Local users must be aware that the mobile home park model relies heavily on the quality of management and the condition of the infrastructure. Due to highly concerning customer reviews in the public domain, which allege serious maintenance neglect, health hazards from mold, and general mismanagement, locals should treat any prospect of residency here with extreme due diligence. Before considering Forest Ave Mobile Home Park as a suitable long-term option, potential residents are strongly advised to verify the current management practices, inspect the specific unit and lot thoroughly for safety and structural integrity, and clarify all terms regarding unit repairs, utility responsibilities, and landlord maintenance commitments in writing. The exceptional location in Orono is a powerful draw, but its benefits must be weighed against the potential challenges of a community with a history of documented maintenance complaints. Ultimately, it is a local option that demands a fully informed decision.

My son lived there and had big problems. The owner is a SLUM LORD! The floor boards are all rotted, there is mold growing everywhere, they had a clogged sink that he hasn't fixed in about a year's time, the SHOWER fell through the floor boards and he never came over to repair it (renters there helped put cinder blocks down to raise the shower.), Plus, he harrasses the tenants about the rent, yet he won't have anything fixed. I finally moved up here from Massachusetts and got my own home. I took my son and his girlfriend in because I couldn't handle the way that man has treated them! This landlord needs to be taken down since he is so lazy! That place needs to be closed down, too. The mold is dangerous to everyone's health and there's no insolation, so they were constantly buying oil for the place. The place is cold ALL winter and couldn't warm it up. STAY AWAY from this place!
Jun 02, 2020 · Corina HetuI once had a sexual liaison with a lady staying in this trailer park and walked away feeling fortunate to not have picked up a terrible disease. The road is nearly washed out in places, the mobile homes are packed together so tightly that people require a traffic controller to ensure there are no collisions between opening doors. The giant "Trump" sign on the deck of the person who has no hope of getting affordable healthcare says all one truly needs to know about this scratched and dusty gem fallen from a piece of costume jewelry circa 1966. As a plus, most of the homes here appear to keep out as much as 25% of whatever precipitation may be attempting entry.
May 31, 2017 · William AndrewIf I could give it a zero I would. Gross perverted slum load. Moved here trying to relocate back into the area. Got out as quickly as possible. The state needs to shut it down the trailers rented out are full of mold and problems. Cops are always there for drugs. Well known for old drunk Liz Lewey. Landlord had me tear down two trailers in exchange for free rent then told me we didn't make the agreement he was thankful but I still owed him money. Not kid friendly. No background checks are done. Had oil stolen on several occasions. Tentents had keep up the park even though not responsible including elderly leaving other tentents to help the others. Next door neighbor had a oil leak for over a year due to Bert Chasses negligence eventually being fixed by the state so it no longer made people sick. When I first moved in I wasn't able to let my kids out as there was a trailer next to use that was leaning enough to tip over, again this took months to fix. Bert comes up every few months and cares less about complaints. I had his "second hand man" show up at my home at 2 am when I got out of work for "coffee"
Feb 22, 2017 · Lee Evelyn DawesThis place is not livable. The landlords don’t care if you have kids and your trailer isn’t fixed. I’m be lived here two years and they haven’t fixed anything in my trailer. It’s not worth renting here. A lot of drama also
Jan 17, 2023 · Alyssa MoonsThis place is the worst trailer park, the old landlord Burt what is a slumlord in the new landlords is another Burt but worse when I first paid rent in a down payment I put down 1500 and it was supposed to be already in and found out the registers wasn’t done been here for two years in they’ve been saying they were going to get them done
