Services Offered

primarily offers lot rentals for manufactured homes, alongside a structured community environment. While the park charges a lot fee/HOA, the services provided come with specific resident responsibilities. Based on common practices for such communities and customer feedback, the services and operational model generally include:

  • Manufactured Home Lot Rentals:

The core service involves leasing individual plots of land where residents place their manufactured homes. These lots are typically equipped with essential utility hookups (water, sewer, electric).
  • Community Management/HOA:

The park operates under a management structure or Homeowners Association (HOA) that sets and enforces community rules and regulations. This oversight is intended to maintain community standards and a consistent living environment.
  • Mandated Waste Management Services:

Residents are required to use a specific trash and recycling company, as noted in reviews, even if it is perceived as more expensive. This ensures uniformity in waste disposal.
  • Safety and Oversight:

The community's structure, including what some residents describe as "busy bodies," contributes to a strong sense of safety through vigilant neighborly observation and reporting.
  • Community Rules and Regulations Enforcement:

Management provides guidelines on various aspects of living, including how residents can maintain their yards and limitations on guests or activities within homes. This aims to maintain a consistent aesthetic and peaceful environment.
  • Property Tax Structure:

Residents are responsible for paying property taxes on the manufactured home itself, even though they do not own the land. This is standard for manufactured home communities where residents lease the lot.

A key feature is that residents are responsible for individual lawn care and snow removal on their lots. This empowers residents to maintain their immediate surroundings to their desired standard.
  • Emphasis on Older Demographic (Implied):

This can be a highlight for those seeking a more mature community.
  • Nosy Neighbors (Perceived as a feature by some):

You pay lot fee/HOA but you are responsible for lawn care, snow removal you have to go through the same trash and recycling co which happens to be the most expensive. Then you pay property taxes on land that’s not yours. They tell you how you can have your yard and what and who you can have in your home. Cheaper to find parents an apartment that they don’t have all these worries. It’s not 55 and older but they do what they can to make it that way. Children technically aren’t allowed to ride bikes but that didn’t last long due to the elderly riding their 3 wheeled bikes. The plus living here is safety. Those busy bodies come in handy for your safety! Wish we thought this through better.

Nosy neighbors that snitch to the owner. No privacy can’t do anything in your own home. If I would have known what this place was really like I would never have moved here

My mother lives here. The lots are taken care of (by you) do there are no "that place". The community center is extremely nice. Just get their early because it fills out fast. At night you can hear the race track. But it is far enough away. You have close access to the highway with out seeing it or hearing it. Overall a nice little retirement place.

I have family that live there. and we like it.! :). The only thing that I have heard alot about is where the driveway meets the road.. That hump at the end of the driveway could be smaller, or made into a slope to where its flat all the way from the garage to the street. It will make it easier for the people who need to use their mobility scooters, and it will help out the people that have cars that sit low to the ground **(WITHOUT BODY MODIFICATIONS)** Overall it is a nice friendly and clean place.! GREAT WORK TO ALL WHO HAVE MADE IT HOW IT IS TODAY.!
