Grandview Mobile Home Park About
Introduction / Overview
For many Kansans, finding affordable and accessible housing is a significant consideration, and mobile home parks often present a viable option. Grandview Mobile Home Park, located in Eudora, Kansas, is one such community that has been part of the local housing landscape. Mobile home parks, by their nature, aim to provide a more economical pathway to establishing a home compared to traditional stick-built houses, offering residents a plot of land for their manufactured home, typically through a lot rental agreement. As a housing solution, they can foster a sense of community and provide a more accessible entry point into homeownership. However, it's important to approach any housing decision with a clear understanding of the specific community's conditions and management practices. Reviews for Grandview Mobile Home Park present a mixed and challenging picture, with significant concerns raised about the overall condition of the park, maintenance, and management. One reviewer noted "A few nice homes" but also described "very run down, dilapidated, abandoned, vandalized trailers + cars," and issues with "roaches" and "large pot holes." Another review expressed serious concerns about "discrimination, inconsistent, favoritism, judgemental" management, lack of "improvements made to this place," and unresolved "severe water leaks." These candid insights from current or past residents highlight critical aspects that prospective residents in Kansas would need to consider thoroughly. While the concept of mobile home park living offers benefits, understanding the realities of a specific park's environment and management is paramount for making an informed decision about your home in Kansas.

Services Offered
As a mobile home park, Grandview Mobile Home Park primarily offers the rental of lots for manufactured homes. While the customer reviews focus heavily on dissatisfaction with certain aspects of management and maintenance, the fundamental services typically provided by such communities include:
- Lot Rentals: The core service is leasing individual plots of land where residents can place their manufactured homes. These lots usually come with pre-installed utility hookups.
- Utility Hookups: Mobile home lots generally provide connections for essential utilities, such as:
- Water Hookups: Access to municipal water lines. One review explicitly mentions "severe water leaks not coming from their home but from the trailer court water lines," indicating that the park is responsible for maintaining the main water infrastructure up to the lot.
- Sewer Hookups: Connections to the community's or municipal sewer system.
- Electrical Hookups: Access to electrical grids to power the mobile homes.
- Community Management: There is a landlord or management entity responsible for the park's operations, including lot rental agreements, rule enforcement, and overall oversight. The reviews indicate a management presence, albeit with significant criticisms regarding their responsiveness and fairness.
- Roadways: The park provides internal roadways for access to individual lots. However, reviews highlight a significant concern regarding the condition of these roads, mentioning "large pot holes" and the need for "streets completely redone."
- Trash/Waste Management: Mobile home parks typically have provisions for trash collection, whether through communal dumpsters or individual pickup, though specifics were not mentioned in reviews.
It's crucial for any prospective resident to directly inquire about the specific services included in the lot rent, the condition of utilities, and how maintenance issues are addressed, particularly given the concerns raised in public reviews.

- Current Lot Rental Rates: The primary cost for residents, which should be clearly communicated.

- Availability of Lots or Homes: Whether there are vacant lots for new mobile homes or if any existing mobile homes are available for rent or purchase within the park.
- Deposit Requirements: Details on security deposits or other upfront fees.

Customer Reviews
A Few nice homes. All others very run down, dilapidated, abandoned, vandalized trailers + cars. Animals running loose. Over run with roaches. Large pot holes to maneuver. Looks like management or owner doesn't care.
Discrimination, inconsistent, favoritism, judgemental, those are just a few words describing Grandview Mobile Home Park. Rarely are there any improvements made to this place. Streets need completely redone, tenants yards have severe water leaks not coming from their home but from the trailer court water lines causing swampy marsh like spots in people's yards. Trailer court blames the city, city blames the trailer court while tenant suffers. Those swampy spots draw nats, flies, and mosquitoes possibly carrying the West Nile Virus. Tenants improve their yards, driveways etc. and owner serves them with eviction notices. This place is unhealthy for anyone with a mental disability because you never know who the landlord will believe next, the neighbors across the street or the tenants 3 streets away however he will not believe solid visible proof. Also landlord doesn't acknowledge disabilities that are not visible. Also landlord will violate your civil rights... Can't call police
This suburban like community on the outskirts of Eudora is a nice little family community. I've personally had some horrible experiences with many citizens here though. Many are Scandalous and are very quick to put a brother on the street. I am not afraid to put any names out there either. I am just telling the truth. It was a good chapter in the City of Eudora book, but I think it's about time for it to come to an end. Many of the trailers are inhabital and being succumbed by Mold. Lilah's Dream Foundation would like to reconstruct the community into a better living environment. More to come soon.
Run down, lots of boarded up and vacant homes. Tons of stray cats, some lots look like used parking lots and lots of tacky stuff in and around people's yards!
I drove through it and it was trashy and ran down. There was many trailer's dilapidated and car's that look like they hadn't moved in months if not year's. It is not a beautiful trailer park, it could be if the trash was removed.
