This article aims to provide a clear, engaging, and factual overview for local Ohio residents interested in understanding more about this specific community and what it might offer.
Greenwood Park, like other mobile home communities, represents a pathway to homeownership or long-term rental that often comes with a lower entry point compared to traditional stick-built homes. These communities can foster a unique neighborhood feel, providing a sense of stability and belonging. For anyone in Ohio exploring their housing options, delving into the characteristics of a park like Greenwood Park can reveal a viable and practical choice for comfortable living.
Greenwood Park is a mobile home community situated in Genoa, Ohio. As a manufactured home park, it typically offers lots for lease where residents can place their own manufactured homes, providing an alternative housing solution within the local market. These types of communities are designed to offer a more affordable and often close-knit living environment compared to single-family housing developments.
The concept of mobile home parks has evolved, and many now strive to provide modern amenities and a sense of neighborhood. While specific details about Greenwood Park's full array of features are not extensively public, its presence in Genoa positions it within a community that has its own unique character and local conveniences. Understanding the dynamics of such a park, including both its perceived strengths and areas for improvement, is crucial for prospective residents.

The village of Genoa itself provides residents of Greenwood Park with access to essential local amenities. While not a large city, Genoa typically has local grocery stores, hardware stores, and community services to meet daily needs. For more extensive shopping, dining, or specialized services, residents can easily access larger towns and cities nearby. In mobile home communities like Greenwood Park, the services primarily revolve around providing a managed living environment for manufactured homes. While specific, comprehensive details for Greenwood Park are not widely available in public data, typical services offered by such parks generally include:
- Lot leasing for manufactured homes.
- On-site management to oversee community operations and enforce park rules. (However, some past customer reviews have expressed significant concerns regarding the professionalism, responsiveness, and behavior of the "lot lord" or manager, citing issues such as rudeness, accusations, blame-shifting, and lack of communication regarding essential services like water shut-offs and maintenance. This suggests a potential area for prospective residents to inquire about current management practices.)
- Maintenance of common areas, including roads. (Reviews specifically mention issues with potholes and flooding that are not adequately addressed, leading to inconvenience and muddy conditions.)
- Provision of basic utilities such as water, sewer, and potentially trash collection. (Customer feedback indicates frequent water leaks and unannounced water shut-offs, causing significant inconvenience for tenants.)
- Some level of general upkeep of the park's shared infrastructure. (Concerns were raised about failure to mow in summer and plow in winter, and issues with stray animals not being properly cared for.)

- Proximity to Water/Beach: One review positively mentions "nice park and beach," implying potential access to or proximity to a recreational beach area, possibly linked to Lake Erie or a local pond, which could be a significant highlight for some residents. (The mention of "Moonfish" in this context is unusual and might be a misinterpretation or inside joke, but the "beach" aspect is noted.)
It is important to acknowledge that reviews have pointed to significant operational challenges within the park, particularly concerning road conditions (potholes, flooding), inconsistent water service, and management behavior. Prospective residents should investigate these aspects thoroughly.

Customer Reviews
The potholes and flooding are great inconvenience. Trying to get in/out of our vehicle in ankle high muddy waters is very inconvenient. The potholes only get filled in not good enough, when we have a heavy rain, the filled in areas get washed away! Still leaving us with unbearable potholes. There are constant water leaks, leaving us with no for days. Also we get no notification of the water being turned off. We’re in the middle of doing something, and all of sudden, NO water! That is really an inconvenience! The lot lord is rude, a bully, manipulative, untrustworthy, unprofessional, inappropriate with her words n behavior towards us tenants and verbally abusive. Without any proof/evidence (first) she assumes/accuses tenants of doing something that they didn’t do. Or tries to put her responsibilities off us. Is quick to blame others and not take responsibility for her own responsibilities. She keeps stay cats in park, but doesn’t provide safe shelter for them in the winter. Doesn’t provide food for them either. She ignores certain tenants and doesn’t respond back to them when she is informed of something she needs to take care of. Like bees around the mailbox.
Nice park and beach. Just need to watch for the Moonfish, so you don't get stung.
Needs the roads fixed. People need to clean the yards. Low lot rent.
Pet friendly Kid Friendly Very quiet neighborhood Great neighbors
Poor streets and drainage. Lots of vacant or abandoned homes. Moderate security.
