Hidden Hills MHC offers a unique blend of spacious living, quiet surroundings, and convenient access to the rich cultural and natural attractions of Volusia County.
What truly sets Hidden Hills MHC apart is its commitment to maintaining a natural and spacious environment. Residents rave about "the trees, the natural setting," and the generous "room between houses," which creates the feeling of having "big backyards." This thoughtful layout provides a sense of privacy and openness that is often rare in modern communities. For locals in Florida, especially those familiar with the vibrant arts scene, historical charm, and abundant state parks in the DeLand area, Hidden Hills MHC presents an exceptionally appealing option for a peaceful and engaging retirement. This article will delve into the unique aspects of Hidden Hills MHC, covering its prime location, the amenities it offers, and what makes it such a suitable choice for Floridians seeking a relaxed yet active senior lifestyle.
The appeal of mobile home living for Florida's senior population is well-established, offering an accessible pathway to homeownership or seasonal residency. Hidden Hills MHC capitalizes on this by providing "very reasonable" lot rent and home prices, making it one of the best deals many residents have found, even after extensive searches across the East Coast of Florida. This affordability, combined with the quality of life offered, creates significant value for residents. The community is managed by the same owning company, ensuring consistency, and residents note positive experiences with the new manager, indicating continued good oversight.
Beyond the financial benefits, the community truly shines through its warm and friendly residents. Newcomers often find it easy to connect with neighbors, fostering a supportive and engaging environment. The presence of social events, a community center, and shared amenities encourages interaction and a sense of belonging, which are crucial elements for a fulfilling retirement. With a pet-friendly policy for approved, limited pets, residents can also enjoy the companionship of their beloved animals and often meet fellow pet owners on leisurely walks, further enhancing the community's welcoming charm.
Hidden Hills MHC is conveniently located at 143 Oakleaf Cir, DeLand, FL 32724, USA. This address places it in the heart of Volusia County, offering residents a blend of peaceful suburban living with easy access to the vibrant city of DeLand and its surrounding natural wonders. DeLand, often referred to as "The Athens of Florida," is celebrated for its historic downtown, rich arts community, and Stetson University, providing a unique cultural backdrop for residents.
The park's location ensures that residents have "every convenience you need" within easy reach. Downtown DeLand, with its charming boutiques, award-winning restaurants, and regular community events, is just a short drive away, allowing residents to enjoy its amenities "without having to battle traffic." This accessibility is a major benefit for daily errands, dining out, or enjoying the local scene.
For nature lovers and outdoor enthusiasts, Hidden Hills MHC's location is particularly advantageous. Within half an hour's drive, residents have access to "3 state parks": Blue Spring State Park, renowned for its manatee viewing and clear spring waters; Hontoon Island State Park, offering a unique island experience accessible by ferry; and De Leon Springs State Park, famous for its historic Old Spanish Sugar Mill restaurant where you can make your own pancakes. These parks provide endless opportunities for swimming, kayaking, hiking, and wildlife viewing, making it an ideal setting for those who love the Florida outdoors.
Furthermore, DeLand's position in Central Florida provides excellent accessibility to other major attractions. Both the Atlantic Coast beaches (like Daytona Beach) and the Orlando metropolitan area with its theme parks and international airport are within a reasonable drive, offering a balance of local tranquility and regional excitement. This strategic location truly makes Hidden Hills MHC suitable for Floridians seeking a well-connected yet serene retirement community.

Hidden Hills MHC, as a well-established and highly-regarded 55+ mobile home community, focuses its "offers" on intrinsic value and a desirable lifestyle rather than transient discounts. However, there are a few key points that function as ongoing incentives or benefits for prospective residents, as highlighted by current homeowners:
- Reasonable Lot Rent: One of the most frequently praised aspects is the "very reasonable" lot rent. In a state where housing costs can be high, this consistent affordability is a significant and ongoing financial benefit for residents, representing a long-term "special offer" compared to other options.
- Affordable Home Prices: Coupled with the reasonable lot rent, the overall cost of purchasing a home in Hidden Hills MHC is noted as "the best deal" found by at least one resident after extensive searching. This makes comfortable retirement living more accessible.
- Resident Referral Fee: A direct "promotion" mentioned by a resident is the "small referral fee" that current residents can receive if their name is given by a new buyer. This indicates a community that values word-of-mouth recommendations and rewards its residents for helping to grow the community. For prospective buyers, mentioning a resident who referred them could be a way to initiate a positive connection.
- Value of Amenities Included: While not a promotional discount, the access to the community center (with pool table, poker table, library), swimming pool, and various social activities, all typically included within the lot rent or HOA, represents excellent value. These amenities enhance the quality of life without additional membership fees.
- Sense of Community and Peace: The "warm and friendly people" and "very peaceful" atmosphere are intangible "offers" that contribute significantly to resident satisfaction. This desirable living environment is a continuous benefit that can be more valuable than a temporary price reduction.
For individuals interested in Hidden Hills MHC, the best approach is to directly contact the park management at (386) 736-8211. Inquiring about available homes for sale or rent, discussing current lot rent rates, and asking if the resident referral program is active would be the most effective way to understand all the potential benefits and opportunities for joining this well-loved DeLand community. Speaking with the new manager can provide the most current and accurate information.

The park has a new manager, as noted by a resident, but operates under the same owning company. It is recommended to call during business hours to discuss available homes, lot rent specifics, community guidelines (especially regarding pets), and to schedule a visit to experience the peaceful, natural setting and friendly atmosphere firsthand.
For Floridians, particularly those aged 55 and over seeking a tranquil, affordable, and engaging retirement community, Hidden Hills MHC in DeLand stands out as an exceptionally suitable choice. Its unique blend of a natural setting, spacious living, and a truly friendly community atmosphere caters perfectly to the desires of many who wish to enjoy their golden years in the Sunshine State.
The park's core appeal lies in its "Old Florida vibe," characterized by lush trees, hanging moss, and a design that prioritizes space between homes. This creates large, seemingly "big backyards" and a generally peaceful environment, a refreshing contrast to the often densely packed developments found elsewhere. For locals familiar with Florida's natural beauty, this serene setting provides a comforting and aesthetically pleasing place to call home, far from the hustle and bustle but still conveniently located.
Furthermore, the affordability of both homes and lot rent is a significant advantage. Residents consistently praise Hidden Hills MHC as offering "the best deal" they could find, making comfortable and quality senior living accessible without compromising on lifestyle. This financial benefit, combined with a community center offering various activities like pool, poker, and a library, ensures that residents can enjoy a rich social life and pursue hobbies without incurring excessive costs.
The highly positive feedback regarding the "warm and friendly people" and the responsive management (including the new manager) underscores the supportive and welcoming nature of the community. This interpersonal aspect is crucial for retirees seeking a place where they can easily make friends, feel secure, and receive assistance when needed. The pet-friendly policy also allows Floridians to bring their beloved small companions, adding to the comfort and joy of daily life.
Finally, Hidden Hills MHC’s location in DeLand is ideal. Residents have quick access to the city's charming historic downtown, cultural attractions like Stetson University, and a vibrant artist community. Beyond the city, the proximity to three major state parks (Blue Springs, Hontoon, and De Leon Springs) offers unparalleled opportunities for outdoor recreation, from swimming with manatees to hiking and enjoying Florida's natural springs. This perfect balance of natural beauty, cultural richness, and community warmth makes Hidden Hills MHC an outstanding and highly suitable option for Floridians looking for their ideal retirement haven.

Nice, quiet, clean community. Not a whole lot of amenities offered for the residents. They do have a club house & a pool. Pool is closed in winter, as it's not heated. 55+ community.
When I moved to Deland, I looked at several manufactured home parks for '55 and over'. I found Hidden Hills to be the perfect spot for us. The people are warm and friendly and there's a variety of activities to get involved in from dinners, bingo, golf cart parades, yoga, water exercises, horseshoes, lunch out and book clubs just to mention some of the activities. The beautiful pool is the perfect spot to cool off on a hot summer day or just sit and relax and watch others!
Nice place for older couples to retire
What I like about this community are the many trees and crazy hills. My neighbors are very friendly and very kind. When a neighbor is in need you can be sure that your neighbors are there in one way or another. The event coordinator always plans fun activities. Often there is an event offering breakfast or dinners for certain occasions. Usually a small fee is charged. Oh don't forget the annual rummage sale held in the club house. Many of my neighbors stay very involved with club activity's and lunch bunches. Break out the bikes and challenge the hills.
