High Chapparal estates Mobile Home Park About
For Oklahomans exploring various housing options, mobile home parks often present an accessible and unique path to homeownership or long-term rental, offering a distinct lifestyle compared to traditional stick-built homes. High Chapparal Estates Mobile Home Park, located in Spencer, OK, is a community that has experienced significant changes and is in a period of transition. As a potential resident, understanding these dynamics is key to determining if it aligns with your housing needs and expectations within the Oklahoma City metro area.
Mobile home parks like High Chapparal Estates can provide a more affordable entry point into homeownership, often fostering a close-knit environment where neighbors look out for one another. While recent changes in ownership and subsequent adjustments to park operations and fees have been noted by previous residents, the park remains a part of the Spencer community. For those seeking to purchase a manufactured home or secure a lot for their existing one, understanding the current state and future direction of High Chapparal Estates is crucial for making an informed decision. The park's evolution suggests a focus on bringing in newer units, which could lead to an updated living experience for future residents.
High Chapparal Estates Mobile Home Park is situated at 2901 N Westminster Rd, Spencer, OK 73084, USA. This location places it in the town of Spencer, a community that offers a more suburban and potentially quieter lifestyle compared to the immediate bustle of downtown Oklahoma City. Despite its Spencer address, the park maintains good accessibility to the wider Oklahoma City metropolitan area, making it a viable option for those who work or frequently visit OKC for amenities and entertainment.
Westminster Road provides direct access to major thoroughfares, allowing residents to easily commute to various parts of the metro. For instance, Tinker Air Force Base is typically a relatively short drive away, making it a consideration for military personnel and their families. Proximity to I-40 and I-35 means that residents can access shopping centers, healthcare facilities, schools, and recreational opportunities in nearby Midwest City, Del City, and Oklahoma City with reasonable travel times. While the park itself is located in an "off city" area, which can influence utility services and fees, its overall regional accessibility remains a practical advantage for Oklahomans.
As a mobile home park, High Chapparal Estates primarily offers:
- Mobile Home Lot Rentals: The core service is providing plots of land for residents to place their manufactured homes. These lots come with utility hookups (electricity, water, and sewer connections).
- Utility Management: While residents pay for utilities, the park manages the infrastructure for water (potentially well-based) and sewer (possibly a lagoon system, as noted in past reviews). Residents are typically charged for these services, often in addition to lot rent. Trash collection is also a service provided by the park, though the fee structure has been a point of feedback.
- Road Maintenance: The park maintains internal roads. While some past reviews mentioned the condition of roads and the presence of speed bumps, these are part of the park's infrastructure management.
- Common Area Upkeep: Maintenance of any common areas within the park is generally the responsibility of management to ensure a presentable living environment.
It is important for potential residents to verify the current utility setup and fee structure directly with park management, as these details can be significant for budgeting and daily living.
High Chapparal Estates Mobile Home Park possesses several characteristics that define its current state and potential future:
- Community Atmosphere: Past residents have highlighted the strong neighborly bonds and community feel, with residents described as "great people" who form a supportive environment. This aspect can be a significant draw for those seeking a close-knit living situation.
- Transition in Ownership: The park has undergone a change in ownership, now reportedly owned by a mobile home manufacturer. This transition suggests a strategic shift towards potentially replacing older homes with new manufactured units, which could lead to a more modern and updated park in the future.
- Older Mobile Homes Present: Historically, the park contained a significant number of "very old MH's." While this might mean some older units are still present, the new ownership's likely strategy is to gradually introduce newer models.
- Infrastructure Considerations: Reviews mention "roads ok w HUGE speedbumps" and a water/sewer system that may involve a "well and lagoon" (though modern parks often transition to city utilities if available). These are practical considerations for residents.
- Potential for New Units: The shift in ownership towards a manufacturer strongly implies a future focus on installing and selling new mobile homes within the park, offering residents the opportunity to purchase new, contemporary housing.
- Community Gatherings (Past): Previous residents recall positive experiences with "cookouts" and "fireworks," indicating a history of social events that fostered a community spirit. While management changes might affect this, the existing resident base could continue such traditions.
Given the reported change in ownership to a mobile home manufacturer and the potential strategy of installing new units, any promotions or special offers at High Chapparal Estates Mobile Home Park would likely revolve around incentives for purchasing new manufactured homes or for securing lots for such homes. While no specific, ongoing promotions are publicly available, potential offers could include:
- New Home Purchase Packages: Special deals on new mobile homes when purchased and placed within the park.
- Lot Rent Concessions: Reduced lot rent for an initial period to encourage new residents or the placement of new homes.
- Financing Assistance: Partnerships with lenders to offer favorable financing options for mobile home purchases.
- Referral Programs: Incentives for existing residents who refer new homeowners or residents to the park.
It is crucial for interested parties to contact High Chapparal Estates Mobile Home Park directly to inquire about any current promotions, available homes (new or resale), lot rental rates, and specific terms and conditions. The park's management would be the definitive source for this information, especially considering the ongoing changes.

Customer Reviews
I lived there for 3 yrs fm. 2020-2023 . Neighbors were great, roads ok w HUGE speedbumps, full of very old MH's but when they changed ownership and raised rent by $200 in little over 1 & 1/2, then added garbage fee for an off city location I moved. Owned by MH manufacturer now and I think they are running people out so they can install and sell new units...just my 2 cents
Highly over priced, water is always messed up, you’re charged for water and sewer and it’s a well and lagoon. You’re charged for trash, DOUBLE what the trash company charges. Tons of people have abandoned their homes so it’s trashed and the most expensive MHP in the area. There isn’t any management on site…it’s horrible and the people that own it own lots of MHP around the country with horrible reviews.
They have a new manager that takes his job seriously. He's turning around the bad reputation this place has had. I forsee editing my review within a few months to leave a better review.
Sad! I've lived here 14 years. New owners have doubled the rent! They have you signing over your trailer if you get behind on your rent. They harass the tenants they have. Several nice trailers have moved out , so the owner can move in dumpy trailers . Seems like extortion to me. It used to be a nice place to live, but ppl get in your she'd and steal from you all the time. I wouldn't recommend it for home sweet home. I'm looking for property fight now!!!
This is an older park but well kept. No junk cars, no boarded up homes and no trash. During the time I have been here, it has been quiet and the residents friendly and respectful. The management is very friendly and helpful.
