The 40272 zip code is known for offering residents a balance between residential tranquility and proximity to the city's broader amenities.

The park's location on Johnsontown Road provides direct access to a significant local thoroughfare, which connects to other major roads in the area. Services Offered

Based on its designation as a mobile home park and the provided customer feedback, Johnsontown Pointe Mobile Home Park primarily offers lots for the placement of manufactured (mobile) homes, along with community management functions. While comprehensive details on every service are not available, standard expectations for such a community would include:

  • Mobile Home Lot Rentals: The core service involves renting out individual lots where residents can place their owned manufactured homes. These lots are typically equipped with essential utility hookups.

  • Utility Hookups: Residents can expect hookups for fundamental utilities such as water, sewer, and electricity at each rented lot. Residents are generally responsible for setting up and managing their individual utility accounts.

  • Community Management: The park operates under management (which has recently changed, as noted in reviews). This management is responsible for overseeing the community, enforcing park rules, and maintaining common areas. While recent reviews suggest a need for improved communication and responsiveness from the new management, the presence of management is a core service.

  • Basic Infrastructure Maintenance: The park management typically maintains the internal roads within the community and general common areas, contributing to the overall orderliness and aesthetic of the park.

  • Playground Area: Although one review mentions basketball goals being removed, implying changes, mobile home parks often include amenities like a playground for children, which was previously present and may still have some form of recreational area for kids.

  • Waste Management: Presumably, basic trash collection services are provided for residents as part of the community amenities.

Prospective residents are strongly encouraged to directly contact the park to clarify current services, inclusions with lot rent, and any community rules, especially given the recent management changes mentioned in the feedback.

Features / Highlights
  • Quiet and Peaceful Community: A key highlight, explicitly stated in a review, is that Johnsontown Pointe is a "very quiet and peaceful community." This tranquility is a significant draw for residents seeking a calm and serene living environment away from urban noise.

  • Affordable Living Option: As a mobile home park, it inherently provides a more affordable housing solution compared to traditional stick-built homes, making homeownership or long-term rental more accessible for many Kentuckians.

  • Established Location in Southwest Louisville: Its address in the 40272 zip code places it within a familiar and established residential area of Louisville, offering residents a sense of community and stability.

  • Proximity to Local Amenities: Residents benefit from convenient access to a variety of essential services, including grocery stores, shopping centers, restaurants, and other community resources in Southwest Louisville.

  • Individual Home Ownership with Lot Lease: The model of a mobile home park allows residents to own their home while leasing the land, offering a unique blend of personal property ownership and lower monthly housing costs compared to traditional mortgages and property taxes.

  • Potential for Community Interaction: While recent changes have impacted community activities, the inherent structure of a mobile home park often allows for neighborly interaction and a sense of community among residents.

It is important for potential residents to weigh the positive aspect of tranquility against the reported challenges with new management and communication, as this impacts the overall resident experience.

Promotions or Special Offers

As a mobile home park offering long-term lot rentals, Johnsontown Pointe Mobile Home Park typically does not engage in the type of transient "promotions" or "special offers" seen in short-term rental businesses. Its pricing structure is generally based on competitive monthly lot rent that reflects the market for affordable housing in Louisville.

However, prospective residents interested in Johnsontown Pointe Mobile Home Park might inquire about:

  • Current Lot Rent Rates: The primary "offer" is the ongoing monthly cost of lot rent, which is designed to be an affordable housing solution. Prospective residents should inquire about the current rates and what is included (e.g., water, sewer, trash, etc.).

  • Lease Terms: Some mobile home parks may offer slight variations in pricing for longer-term lease commitments (e.g., 12-month leases versus month-to-month options). It's worth asking if there are any benefits to signing a longer lease.

  • Availability Incentives: In certain market conditions, if there are multiple vacant lots, a park might offer a small move-in incentive or a temporary discount on the first month's rent. This is less common but worth asking about.

Given the recent feedback regarding management and communication, direct contact with the park is paramount to get accurate and up-to-date information on any pricing structures or available lots. Residents should be prepared to ask specific questions about all included services and any potential fees to ensure clarity on the total cost of living.

The new management is a joke then don't take care of Brew issues that need to be taken care of instead of letting the kids play on basketball goals know they take them away and then they find other things to complain about for nothing when everybody gets along and nobody has no problems but they make issues for themselves and neighbors alike I don't understand why but this place used to be great before it 100 new management and I have a lot of points to make I'm just saying. By the way they send out threatening letters or they'll call you to send out threatening notices without a call back email or letting you know where the current office is cuz it currently does not stand bri used to be four people can disclose the issue that they give you no number or no contact info which I think is ridiculous and not think that's very unprofessional.
