First things first I have to put a different name cause of court reasons.They screwed my mom on a mobile home saying “minor tlc needed” in the listing. It’s was caked in mold that you can tell some one within the past 2 months tried to hide ( I had a private contractor come look at) the next door neighbor caused a screaming match over me saying somthing about her dog to the point a 12 year old kid was outside trying to fight. Then next thing you know you got “mangers” trying to fight (mind you they are all over the age of 35). The most hoosier thing I have seen in a while. Also says you can’t not have pit bulls in the park.Half of them do. Their water is wayyy beyond being able to drink SAFELY. Very Hoosier park. If you do move here please have a camera for your own safety like I did.

Nice clean quiet park, good location. Not the place to come if you're a meth cooker or want to trash your yard. In the country but close to get to stores. Dollar General 3 miles, Walmart 5 miles, gas station 1/3 of a mile.

First things first, the water. When I lived there (recently moved) the water was disgusting. Our appliances were damaged due to the hardness of the water and due to the smell. For some reason that water smells like rotten eggs right out of the faucet. They claim it's clean and consumable but when I sent a sample off to be tested the testing facility called me and suggested I not consume, bath in or use it for my pet. I ended up having to install a whole house carbon filter and water softener. On top of that I also used a brita filter before using it as consumable water. No matter what they say that water has tons of microorganisms and insecticides as well as heavy calcium content that clogs up toilets and other appliances. If you live here and don't believe me take a sample and test it, you can do this free through home depot. There's also the issue of out of control residents in this park. Which is THE MAIN reason I decided to relocate. We had very disruptive and inconsiderate neighbors who had fires near our home on several occasions, our driveway was constantly blocked by the stream of traffic to 3 certain homes near mine. The park would never do anything about these people. They simply do not care. The managers change a lot so it's hard to get answers or resolutions for anything that may come up. I will say the current manager is the best so far. Also the dogs, omg the dogs. I did not own a dog but my yard was used as a toilet for all the surrounding neighbors dogs as they let them run even though there is a leash rule. Sure some people were great but the ones that aren't really aren't. I was always on edge with seeing heavy traffic and drug addicts around my house. So I left. All of these concerns were brought to owner and management attention with little to no resolution. I suggest you do your homework before you consider living here. Also it's a dangerous intersection when entering and exiting the park. I've seen several wrecks here. This intersection definitely should have a stop light. That's not a park issue but it is an issue residents have to deal with.

There are definitely worse parks in Jeffco, but there are most certainly better ones. Only a few troublemakers that I've seen so far. It is a little bogus that you buy your home but aren't allowed to move it. Under new management now which may help the issues with the place but it's not bad overall.

I live there and the other people in the trailor park seem to be friendly and look out for one another and it is pet friendly my dashound runs over to greets the woman next door every time he see her and she has always been nice to my dog and me
