Services Offered

Melwood Mobile Home Park, as a manufactured home community, primarily offers land leases for manufactured homes. This means residents typically own their homes but lease the land they reside on. Beyond this core service, manufactured home communities generally provide a range of services designed to create a comfortable and functioning living environment for their residents. While specific detailed services for this particular community are not extensively publicized, manufactured home communities commonly offer:

  • Lot Rentals: Providing individual plots of land for residents to place their manufactured homes. These typically include hook-ups for essential utilities.
  • Community Management: The park is noted to have "Good management" by some residents, indicating an on-site or readily available management team to handle community-related inquiries, concerns, and maintenance issues.
  • Maintenance of Common Areas: Management is typically responsible for the upkeep of shared spaces within the community, including roads and potentially landscaping in common areas.
  • Utility Services: While residents are generally responsible for their individual utility bills (e.g., electricity, gas), common services like water, sewer, and trash collection are often managed by the park, and may be included in the lot rent or billed separately.
  • Community Rules and Regulations: Establishing and enforcing guidelines for residents to ensure a safe, orderly, and harmonious living environment. These rules often cover aspects like pet policies, noise regulations, parking, and home maintenance standards.
  • Good Neighbors/Community Feel: Residents have highlighted the positive aspect of "knowing my neighbors" and having "Good neighbors," suggesting that the community fosters a friendly and connected atmosphere among its residents.

It is important to note that while some residents praise the management and cleanliness, other reviews mention concerns regarding inconsistent rule application, perceived lack of attention to certain issues, and the absence of specific amenities like a playground or off-street parking. Prospective residents are encouraged to inquire directly about specific services and amenities relevant to their needs.

Features / Highlights

Melwood Mobile Home Park offers several key features that make it an attractive option for those seeking manufactured home living in Upper Marlboro, MD:

  • Clean and Quiet Environment: A significant highlight, positively mentioned by residents, is the park's clean and quiet atmosphere. This contributes to a peaceful living environment, free from excessive "riff-raff." This aspect is highly valued by those seeking a serene residential setting.
  • Good Management (per some residents): At least one review specifically praises "Good management," suggesting that the park has a dedicated team working to maintain the community. Effective management is crucial for a positive living experience.
  • Friendly Neighborhood and Community Size: Residents appreciate the "good neighbors" and the "great size" of the park. Being a smaller community (noted as "4 streets") can foster a more intimate and connected neighborhood feel, where residents genuinely know each other.
  • Affordable Homeownership: As a mobile home park, Melwood offers a more accessible path to homeownership compared to the typically higher costs of traditional site-built homes in Prince George's County. This makes it a viable and practical option for budget-conscious buyers.
  • Convenient Location: Situated on Marlboro Pike (Route 301), the park provides excellent accessibility to major thoroughfares like the Capital Beltway (I-495/I-95). This means convenient commutes to Washington D.C., and other parts of the DMV area.
  • Established Presence: As an existing mobile home park, it has an established infrastructure and is a recognized part of the Upper Marlboro housing landscape.

It is important to acknowledge that some public reviews have also raised concerns, including perceived inconsistent rule enforcement, lack of a playground, limited off-street parking, and issues with children's supervision. Prospective residents are advised to consider these points, conduct a thorough visit, and engage directly with management to address any specific concerns and ensure the community aligns with their expectations.

Promotions or Special Offers

For manufactured home communities like Melwood Mobile Home Park, "promotions" typically revolve around incentives for new residents looking to purchase homes or secure lot leases. As public information on specific, ongoing promotions from the park itself is not widely detailed, prospective residents are encouraged to inquire directly.

However, based on general practices in the manufactured home industry, potential "special offers" or benefits for new residents could include:

  • Affordable Home Pricing: The inherent affordability of manufactured homes in Melwood, compared to traditional housing in Prince George's County, serves as the primary and most consistent "offer" for budget-conscious homebuyers. This allows for accessible homeownership.
  • Lot Rent Inclusions: While the exact details of lot rent are not publicly specified, it typically includes essential services like land lease, and potentially water, sewer, and trash collection. Understanding these inclusions is key to evaluating the overall value proposition.
  • Financing Options: Information regarding mobile home financing might be available through the park's management or affiliated lenders, which could assist prospective buyers in securing a home.

Given that the park is noted for being "clean" and "no riff-raff," and with "good management" (per some reviews), the consistent quality and peaceful environment may be considered the main attraction, rather than frequent financial promotions. The demand for homes in well-maintained communities often means that specific monetary incentives are less common. I like it here. Nice and clean. No riff-raff. Good management. Good neighbors -- I like knowing my neighbors. And it's a great size. Only complaint is there seems to be an anti-cat atmosphere prevailing unnecessarily due to uninformed opinions which creates much stress among alot of us elderly folks who look after these poor animals... People unaware of other wildlife that are nocturnal and unseen while they're sleeping, who create alot of problems, i.e., skunk, raccoons, wolf, fox, deer, coyote (yes), opposums, dogs, moles, voles, rats, mice, snakes... To name a few... And some of which our beloved CATS eat, chase, Kill. So enough said. Thanx for your time.

Rules change like the weather and applied certain days of the week to certain people. Retired OCD owner has nothing else to do but travel from her home 30 miles away to circle the Park & spy. Too preoccupied with trivialities while more critical neighborhood issues run amuck & critical complaints are ignored. Park too small (4 streets) w/too many small kids. No rental office, no sidewalk, 95% Jehovah Witnesses, illicit activities, no playground, no children supervision, no respect for private property, no off-street parking, ex-con residents, etc, etc, etc.
