Promotions or Special Offers

As a professional content writer specializing in local business SEO, it's important to rely on publicly available information for any promotions or special offers. Based on the provided customer reviews and general public data, Orange Park North Mobile Home Park does not explicitly advertise ongoing, time-limited "promotions" or "special offers" in the traditional sense, such as discounted rent for a short period or move-in bonuses. Manufactured home communities often focus on consistent value and long-term residency rather than fluctuating promotional deals.

However, the information does highlight some aspects that could be considered ongoing "offers" in terms of value proposition:

  • Fair and Balanced Pricing: The pricing structure, including a base pad rent of $595 plus approximately $100 in add-on fees for community-wide Spectrum Internet ($45), Trash Fee ($30), Property Damage Waiver ($18), and Security Fee ($15), is specifically noted as a "fair price." This transparent and consistent pricing can be viewed as a standing offer of value, rather than a temporary discount.

  • Investment in Community Improvements: The recent "repaired and repaved" roads demonstrate a significant investment in the community's infrastructure. While not a direct discount, this commitment to ongoing maintenance and improvement adds tangible value to living in the park, enhancing the resident experience without additional direct cost to individual residents for these specific upgrades.

  • Included Community-Wide Services: The inclusion of community-wide Spectrum internet, trash service, and a property damage waiver in the monthly fees offers convenience and a predictable cost for essential services that might otherwise be managed and paid for individually, potentially at a higher cumulative cost. This bundled approach can be seen as a value-added benefit.

For the most current information regarding lot availability, specific pricing, and any potential unadvertised incentives for new residents, prospective individuals or families should directly contact the Orange Park North Mobile Home Park management team. Their "responsive" and "available" staff would be the best resource for the most up-to-date details on what the park offers.

I think that this place needs more maintenance, many times everything looks dirty and the streets are full of holes, they like that they pay the rent on time but I think they should worry about doing a good job in the neighborhood

This place is ridiculous. They keep jacking up the rent without improving anything. There are tons of potholes the size of craters including ones at the entrance that despite numerous complaints management does nothing about. There are stray cats everywhere. The only thing management does is send out crazy violation/ fine notices that go against the rental agreement. Management is rarely even at the office. I'm writing this as of June 27 and the pool has yet to be opened this year which is only open 9am to 4pm and closed Saturday and Sunday. Do yourself a favor and stay away from this ghetto place.

If you plan on moving here good luck. The lot owners are a bunch of rule stricken dictators. They would rather fine you for not cutting the grass and then pocket the money, instead of fixing all the pot holes. Also they buy the place and then go and raise the lot prices WHEN THERES STILL A TON OF POTHOLES. Then go and buy a new sign for the community when THERES ALOT OF POTHOLES, also did I mention a penalty for not cutting the grass? What a joke, Greed is the downfall of this community and America.
