It has established itself as a desirable location for single-wide mobile homes, offering residents an environment free from common issues like widespread potholes and excessive trash. The park's management has implemented clear guidelines and screening processes to ensure a respectful and harmonious community atmosphere. While it does not accommodate double-wide mobile homes, its focus on single-wides allows for a consistent and manageable layout.
The community is particularly appealing to those who prioritize cleanliness, safety, and a structured environment for their home. Residents appreciate the noticeable difference in upkeep compared to other areas, making Rancho Del Rey a "rare find" in the region.
Rancho Del Rey is conveniently located at 1633 Webster St Spc 131, League City, TX 77573, USA. This address places it within League City, a rapidly growing and desirable area in Galveston County, situated between Houston and Galveston Island. The location offers residents excellent accessibility to major thoroughfares, simplifying commutes to employment centers, shopping districts, and recreational venues.
League City itself is known for its strong community feel, excellent schools, and a variety of local amenities, including parks, restaurants, and retail options. Being on Webster Street provides easy access to the heart of League City and its surrounding areas, making daily errands and leisure activities highly convenient. The proximity to Bacliff, as humorously noted in a review, highlights its advantageous position relative to areas with potentially different maintenance standards.
Rancho Del Rey, as a mobile home community, primarily focuses on providing well-maintained lots for residents to place their manufactured homes. While explicit details on a full list of amenities are not provided in the reviews, based on typical mobile home park operations in Texas and insights from residents, the services would include:
- Lot Rentals: The core service is providing spaces for single-wide mobile homes. Residents own their homes but rent the land.
- Utilities Access: Essential hookups for utilities such as electricity, water, and sewer are provided at each lot. Residents are typically responsible for their individual utility consumption.
- Property Maintenance Standards: The park enforces strict rules regarding lot maintenance, including regular lawn care. While residents are responsible for cutting their own grass, the park charges a fee if the upkeep is not performed in a "timely manner," indicating a commitment to overall community appearance.
- Security and Safety Measures: The positive feedback on the absence of certain social issues suggests the park implements measures, such as thorough background checks, to maintain a safe environment.
- On-Site Management: While specific details about management's operational style are subject to varying opinions, the existence of policies regarding pet deposits and lawn care suggests active management of the community.
Rancho Del Rey distinguishes itself through several key features and highlights that contribute to its appeal, as observed by residents:
- Exceptional Cleanliness and Upkeep: A standout feature is the park's commitment to maintenance. Reviews explicitly praise the absence of "90% potholes" on roads and "no trash everywhere," which is a significant differentiator and contributes to a much more pleasant living environment.
- Orderly Community Atmosphere: The park is noted for "not overrun with meth heads," implying that the management actively vets residents to maintain a peaceful and safe community. This strong emphasis on resident quality is a major draw.
- Affordable Lot Rent: Compared to other areas, the "lot rent is super affordable," with one reviewer mentioning a comparison to a current $550 rent. This makes it a very attractive option for those seeking cost-effective housing in the League City area.
- Strict Background Checks: To maintain its high standards, the park requires "strict background checks." While this might seem stringent, it's a key factor in ensuring a safe and well-behaved resident population.
- Pet Policy with Deposit: The requirement of a "pet deposit" is highlighted as the reason for the "lack of stray dogs," indicating a managed approach to pet ownership that helps maintain cleanliness and order within the park. This suggests a pet-friendly policy, but with responsible ownership emphasized.
- Well-Kept Park Overall: The general consensus is that it's a "well kept park," which encompasses various aspects from infrastructure to resident behavior, creating a consistent high standard of living.
- Focus on Single-Wide Homes: While not accepting double-wides, this focus ensures uniformity and potentially contributes to the ease of maintaining the community's infrastructure.
Based on the provided information, Rancho Del Rey does not explicitly advertise ongoing "promotions or special offers" in the traditional sense of discounts or limited-time deals. However, its primary "special offer" is its consistently "super affordable lot rent" compared to other options in the region. This affordability, coupled with the high standards of maintenance and community quality, acts as a continuous incentive for prospective residents. The value proposition of a clean, safe, and well-managed park at a competitive price is a significant draw.
Prospective residents should primarily focus on the base lot rent and any associated deposits (such as the required "pricey deposit" and "pet deposit"). While there might not be seasonal discounts, the inherent value of the community's upkeep and resident screening is a long-term benefit. It's always advisable to contact the park directly to confirm current lot availability, exact rental rates, and all deposit requirements.

Customer Reviews
Called about a spot for a double-wide, but they don't take them anymore. That said, I'm still giving this place 5 stars because it actually made me reconsider getting a single-wide! The roads aren't 90% potholes, there's no trash everywhere, and-best of all-it's not overrun with meth heads. A rare find! (If you live in Bacliff you know😂😭) Lot rent is super affordable compared to what I pay now ($550), but be ready for strict background checks and a pricey deposit. Pet deposit required, which explains the lack of stray dogs. Overall it's just a well kept park.
Is it true management is horrible here ? Is it true they charge you $ 200 dollars to have your pet in your OWN house ? Is it true if you don't cut your grass in a timely manner they charge you $75.00. ????? What else ????

We went somewhere else because we had to wait (30-45)->> minutes before getting a table / but the place was so beautiful & nice & clean we loved it & we will try again hopefully on a day where we won't have to wait so long because we needed to get someone To work on time & we couldn't wait because of this reason & since it's new we really wanted to check out the food & place to eat but didn't have time to
Plumbing system is worsted, the stinky odor backup to the sinks is really stinked every morning. Children are playing on the street which have caused traffic most of the time. Noisy on the holidays and weekends are happening quite often. The roads are bumping and dirty. Neighbors are unfriendly, male prostitute, iligal drugs used and sold here. Water system is stinky, I can not use water of this park to cook at all the time. Especially, in the summer, water is smelled like smudged, death animals, and bad plumbing mixed together.
