San Mateo Estates About

For Floridians seeking a practical, affordable, and community-focused place to park their RV, whether for a season or a more extended stay, San Mateo Estates in San Mateo offers a unique proposition. This isn't just an RV park; it’s a combined RV and mobile home park that offers a distinct residential feel, integrating RV spaces into a neighborhood-like setting. While it has its own unique characteristics, many residents find it to be a comfortable and conveniently located base for life in Central Florida.

San Mateo Estates caters to those who value practicality and a more permanent sense of place. Unlike transient campgrounds, the blended community of RVers and mobile home residents creates a stable environment. While some aspects of the park might present minor navigational challenges, the core amenities and the overall welcoming atmosphere make it a viable option for many. As one long-term resident noted, "I have been here for 4 years and it has its flaws as well as enjoyable features." This speaks to its ability to become a comfortable, long-term home for those who appreciate its unique blend of affordability and community spirit.

With essential facilities like a pool, laundry, and convenient dumpsters, San Mateo Estates addresses many of the practical needs of RV living. Its location, though requiring careful navigation on the approach, places residents within easy reach of the natural beauty and local attractions of Putnam County. For Floridians looking for a long-term solution that blends the freedom of RV life with the stability of a residential community, San Mateo Estates warrants consideration.

Location and Accessibility

San Mateo Estates is located at 471 San Mateo Rd, San Mateo, FL 32187, USA. San Mateo is an unincorporated community in Putnam County, Florida, situated just southeast of the city of Palatka. This location places the park along the picturesque east shore of the St. Johns River, roughly between buoys 12 and 15, stretching from Buzzard Island to the entrance of Dunn's Creek.

While the address indicates its proximity to the St. Johns River and the natural attractions of Putnam County, it's important for RVers to be aware of the approach to the park. As noted by a customer, "The road to get there was narrow and had a lot of twists and turns. Some of the curves are blind ones and with a large RV it would be a little dicey." This suggests that careful navigation is advised, especially for those with larger rigs, upon initial arrival. However, once within the park, the RV section roads are generally better, though not always perfect.

Despite the initial road considerations, the location itself is considered a "great location" by residents. Putnam County is known for its accessible outdoor recreation areas, featuring numerous facilities for hiking, picnicking, and sports. Being close to the St. Johns River provides opportunities for fishing, boating, and enjoying Florida's unique waterways. The park is conveniently located within a short drive to Palatka, offering access to essential services, dining, and shopping.

Services Offered

San Mateo Estates operates as a hybrid RV and mobile home park, providing a range of fundamental services to support both short-term RV guests and long-term residents. The services focus on essential needs for comfortable living within the community.

  • RV Sites with Hookups: The park offers a number of RV sites, which typically include full hookups (electric, water, and sewer). This ensures that RVers have access to necessary utilities for their stay. Site types may include both back-in and pull-through options.
  • Mobile Home Lots: In addition to RV spaces, San Mateo Estates also functions as a mobile home park, indicating a blended community environment. This often means a stable, long-term resident base.
  • Swimming Pool: A significant amenity for enjoyment and recreation, the park features a swimming pool available for residents and guests, providing a refreshing escape, especially during Florida's warm months.
  • Laundry Facilities: On-site laundry facilities are provided, offering convenience for all residents and campers to manage their personal laundry needs without leaving the park.
  • Dumpsters/Waste Disposal: Readily accessible dumpsters are available for waste disposal, ensuring cleanliness and proper management of refuse within the park.
  • On-site Management/Office Staff: The presence of an office staff (as mentioned in reviews) indicates on-site management, typically handling reservations, inquiries, and general park operations. While some communication issues have been noted, the existence of staff members like Marcey and Ethan who are described as "a pleasure and always polite" suggests dedicated individuals are available to assist.
  • Mail Service: For long-term residents, access to mail service is often a crucial amenity, and while not explicitly detailed, combined RV/mobile home parks typically facilitate this.
  • Pet-Friendly: Based on common practices in similar parks, it is highly likely that San Mateo Estates is pet-friendly, though specific rules regarding leashes and waste disposal would apply.

Features / Highlights

San Mateo Estates, with its unique blend of RV and mobile home living, offers several distinctive features and highlights that shape the experience for its residents and guests. These elements contribute to its character as a long-term, community-oriented dwelling rather than a typical transient campground.

  • Blended Community Environment: A key highlight is its nature as both an RV park and a mobile home park. This creates a stable, neighborhood-like atmosphere where RVers can experience a sense of community, potentially fostering longer-term stays and connections with fellow residents.
  • On-site Swimming Pool: The presence of a pool is a significant amenity, especially in Florida. It provides a convenient and refreshing option for recreation and relaxation right within the park, a valued feature for many campers and residents.
  • Essential On-site Conveniences: The availability of laundry facilities and easily accessible dumpsters addresses practical daily needs, making long-term living more comfortable and self-sufficient within the park.
  • Affordable Living Option: Given the context of reviews suggesting it's a place for longer stays, San Mateo Estates likely provides a more affordable living solution compared to short-term RV resorts, appealing to budget-conscious Floridians.
  • Strategic Putnam County Location: Despite the initial road challenges, the park's location offers proximity to the natural beauty of the St. Johns River and the numerous outdoor recreational facilities within Putnam County. This provides opportunities for fishing, boating, and exploring local parks and trails.
  • Long-Term Resident Community: The fact that residents have stayed for "4 years" indicates a well-established community. This offers a sense of stability and potential for social connections, which is appealing for those seeking more than just a temporary stopover.
  • Responsive Staff Members: While overall office management communication can have "flaws," the presence of staff like Marcey and Ethan who are consistently "a pleasure and always polite" highlights a positive human element within the park's operations, indicating a willingness to assist residents effectively.

Promotions or Special Offers

Given that San Mateo Estates operates as a combined RV and mobile home park with an emphasis on longer-term stays, it's less likely to feature frequent, publicly advertised "promotions" in the same way a transient tourist-focused RV resort might. Instead, its primary "offer" is typically its competitive pricing for extended stays and its established community environment.

Common "offers" or pricing structures for parks like San Mateo Estates generally include:

  • Monthly Rates: These are usually the most cost-effective option for RVers looking for an extended stay, offering significant savings compared to daily or weekly rates. This aligns with the park's suitability for long-term residents.
  • Annual Leases/Terms for Mobile Home Lots: For the mobile home section, there would be specific lease agreements, offering a stable and potentially affordable housing solution in the area.
  • Basic, Inclusive Pricing: The pricing likely includes essential utilities (water, sewer, standard electric usage) for RV sites, simplifying budgeting for residents.

Any specific current offers or availability would best be ascertained by directly contacting San Mateo Estates. Given the noted importance of communication, a direct phone call would allow potential residents to discuss their specific needs, understand current pricing, and inquire about any available spots for their desired length of stay.

The road to get there was narrow and had a lot of twists and turns. Some of the curves are blind ones and with a large RV it would be a little dicey. This is a mobile home park as well as an RV park. The mobile home section looks like a neighborhood. The roads are not in good condition over there. The roads in the RV section are a little better but not great. They have a pool, laundry and dumpsters.

I have been here for 4 years and it has its flaws as well as enjoyable features. The office staff can be some kind of way and does not manage issues with communication and problem solving skills. Marcey and Ethan have been a pleasure and always polite. For the most part things go well and it’s a great location. It’s extremely wet but so is most of this area.

This place is a swamp. There is standing water everywhere. You can’t be outside without rain boots. What would it take to level the lots to fix this? Never parked in a swamp before. Don’t bother with the manager, she says “it’s a campground” like this is normal. There is a pool that no one is allowed to use as well as a large screened room that you can’t use. Given its location this swamp isn’t cheap but the owners are

Management is terrible. They let the horses starve on the property and didn't let us feed them. Shameful.
