We will delve into its location, what is known about its current living environment, and the unique circumstances that have shaped its present form.

It's important to approach this information with an understanding that communities recovering from major natural disasters evolve. While some aspects may present challenges, the existence of such a park continues to provide housing solutions in a critical time for Lake Charles residents.

Introduction / Overview

Shandy Acres Mobile Homes LLC, situated at 1467 LA-384, Lake Charles, LA 70607, is a mobile home park that has experienced a profound transformation due to successive natural disasters. As revealed by a recent customer review, the park was severely impacted by Hurricane Laura, and what little remained was further devastated by Hurricane Delta, both hitting the region within a month in 2020. This catastrophic damage necessitated a complete overhaul of the park's housing units.

The most notable change is that the park "has since been refilled with FEMA trailers," meaning that many, if not all, of the mobile homes currently on site are governmental temporary housing units. This has led to a unique visual characteristic where "every unit in this park looks the same and that can cause some confusion, especially to a new tenant." This uniformity is a direct result of the large-scale disaster recovery efforts in the Lake Charles area, aimed at providing immediate and standardized housing solutions to displaced residents.

Mobile home parks, in general, are a significant component of affordable housing in Louisiana. They offer a more accessible entry point into homeownership or long-term rental compared to traditional stick-built homes, especially in urbanizing areas like Lake Charles. The post-hurricane state of Shandy Acres reflects a particular phase of recovery, where the focus has been on rapid rehousing. The observation that "Not all units are occupied yet so it’s still fairly quiet" suggests an ongoing process of residents moving in and rebuilding their lives, indicating that the community is still very much in a state of evolution and repopulation. This context is crucial for any prospective tenant to understand, as it defines the current living environment and the sense of community within Shandy Acres.

Location and Accessibility

Shandy Acres Mobile Homes LLC is located at 1467 LA-384, Lake Charles, LA 70607, USA. Louisiana Highway 384, also known as Big Lake Road, is a state highway that runs south from Lake Charles, heading towards the coastal areas of Cameron Parish. This places Shandy Acres in the southern part of Lake Charles, offering a blend of city proximity and access to the region's natural landscapes.

For residents, this location provides a reasonable balance of accessibility. It’s close enough to the amenities of Lake Charles, which include major employers (particularly in the petrochemical industry), shopping centers, healthcare facilities, and educational institutions like McNeese State University. The drive to downtown Lake Charles, the casinos, or major retail hubs would be manageable, facilitating daily commutes and access to essential services.

However, the accessibility within and directly around the park has been a point of concern. One review explicitly mentions "horrible parking lot" conditions, leading to a "flat" tire, and "rundown trailers and neglected landscaping" prior to the FEMA overhaul. While the mention of FEMA trailers suggests new units, the overall infrastructure, particularly the internal roads and common areas, may still be a lingering challenge from the hurricane damage and the subsequent recovery efforts. It's crucial for prospective residents to assess the current condition of the internal roads upon visiting.

The proximity to LA-384 also means easy access to the scenic Creole Nature Trail, which heads further south into Cameron Parish, offering unparalleled opportunities for fishing, birdwatching, and experiencing Louisiana's unique coastal marshlands. So, while the immediate internal conditions might require scrutiny, the broader geographical location offers advantages for both urban access and outdoor recreation.

Services Offered

Given the current context of Shandy Acres Mobile Homes LLC, particularly its post-hurricane reconstruction with FEMA trailers, the services offered would primarily focus on basic necessities for residential living in a mobile home park setting. While specific detailed service lists are not publicly available, it's reasonable to expect the following foundational services:

  • Lot Leases: The core service of a mobile home park, where residents lease the individual plots of land upon which their manufactured homes are placed. These leases typically cover the use of the land and access to the park's infrastructure.
  • Utility Hookups: Each mobile home site would be equipped with essential connections for water, sewer, and electricity (including both 30-amp and 50-amp services, common for manufactured homes). Residents are generally responsible for their individual utility bills, but the necessary infrastructure for connection is provided by the park.
  • Waste Management: Standard trash collection services would be provided to maintain cleanliness within the community, although the frequency and method would need to be confirmed.
  • Basic Road Access: While reviews mentioned "horrible parking lot" conditions previously, a functioning park must provide traversable internal roads for residents and emergency services. The current state of these roads post-recovery would be a critical aspect to verify.
  • Management Presence: There would be a management entity or individual responsible for overseeing the park's operations, assigning lots, handling lease agreements, and addressing general resident inquiries or concerns. The responsiveness of this management is key to resident satisfaction.

It is important to note that due to the park's recent history of hurricane destruction and subsequent rebuilding with FEMA units, the range of amenities beyond these basic services might be limited compared to purpose-built, amenity-rich mobile home communities. Prospective residents should clarify all services directly with Shandy Acres Mobile Homes LLC.

Features / Highlights

The features and highlights of Shandy Acres Mobile Homes LLC are profoundly shaped by its recent history and ongoing recovery:

  • Post-Hurricane Rebuilding: The most significant feature is its complete re-establishment with FEMA trailers after being "destroyed" by Hurricanes Laura and Delta. This highlights a community that has been actively rebuilt and supported in the wake of devastating natural disasters, providing housing resilience for the Lake Charles area.
  • Uniformity of Units: The presence of "FEMA trailers" means "every unit in this park looks the same." While this might cause "confusion, especially to a new tenant" as noted in a review, it also implies new, standardized housing units. This could be a highlight for those seeking a modern, basic, and uniformly appearing home without the variations often found in older mobile home parks.
  • Quiet Atmosphere (Currently): The observation that "Not all units are occupied yet so it’s still fairly quiet" suggests a less densely populated environment currently. This could be a highlight for residents seeking a more tranquil living space, at least in the short to medium term, while the community continues to re-establish.
  • Affordable Housing Solution: Mobile home parks, especially those involved in disaster recovery efforts, often provide a critical source of affordable housing. This is a consistent highlight for individuals and families seeking economical living solutions in Lake Charles.
  • Strategic Lake Charles Location: Despite internal conditions, the park's address on LA-384 offers reasonable access to the employment opportunities, services, and amenities of Lake Charles, while also being a gateway to the famous Creole Nature Trail and the region's abundant outdoor recreation.

However, it's essential to acknowledge that past reviews highlighted "horrible parking lot" and "neglected landscaping." While the trailers themselves might be new FEMA units, the surrounding infrastructure's current state would be a critical factor for residents.

Promotions or Special Offers

Information regarding specific promotions or special offers for Shandy Acres Mobile Homes LLC is not available within the provided customer reviews or general public data. Due to its unique situation as a park largely re-established with FEMA trailers post-hurricanes, any "offers" might be highly dynamic and directly related to ongoing housing assistance programs or the park's current phase of re-occupancy.

However, mobile home parks, in general, often have standard offerings to attract and retain residents. If Shandy Acres operates on a typical commercial basis for non-FEMA residents (or as FEMA trailers transition to long-term residency), they might offer:

  • Competitive Lot Rental Rates: As a form of affordable housing, mobile home parks often maintain competitive pricing for lot leases.
  • Flexible Lease Terms: Options for monthly, semi-annual, or annual leases to accommodate different resident needs.
  • Potential for FEMA-related Programs: For those eligible, there might be specific state or federal programs that facilitate long-term residency in these types of units, possibly with rental assistance or pathways to ownership of the unit itself. These would not be "promotions" from the park itself, but rather external support mechanisms.

For the most accurate and up-to-date information on availability, lot rental rates, and any specific programs or arrangements related to the FEMA units, prospective tenants are strongly advised to contact Shandy Acres Mobile Homes LLC directly using the contact information provided.

This due diligence will ensure it aligns with individual needs and expectations in the evolving landscape of Lake Charles.

Hurricane Laura destroyed the mobile homes in this park, what little did survive such devistating hurricane, was finished off by hurricane Delta a month later! The park has since been refilled with FEMA trailers so every unit n this park looks the same and that can cause some confusion, especially to a new tenant. Not all units are occupied yet so it’s still fairly quiet.

I will never visit this park again. I ended up getting a flat in this place just recently from the horrible parking lot. I was surprised when I drove in to see the rundown trailers and neglected landscaping. When you think of resort, you imagine a quiet, serene, and relaxing place. DON'T WASTE YOUR TIME OR MONEY. GO SOMEWHERE ELSE AND SPEND AN EXTRA $5 OR $10
