St. James Manufactured Home Community is located at 166 Appaloosa Trail, Corbin, KY 40701, USA. This address places the community within the city of Corbin, a vibrant hub in Southern Kentucky known for its historical significance and as a gateway to natural attractions like the Daniel Boone National Forest. The location on Appaloosa Trail suggests a more suburban or residential setting within Corbin, offering a degree of separation from the immediate city center while still providing convenient access to local amenities. This convenient access ensures that residents can easily commute to work, access essential services, and enjoy the broader recreational opportunities that Kentucky has to offer. While specific details about internal road conditions have been a point of concern in some reviews, the overall geographic location within Corbin provides a practical base for residents.
St. James Manufactured Home Community primarily offers manufactured homes for rent, providing a specific housing solution within the Corbin area. Based on the provided feedback, the core service is the provision of these rental units.
- Manufactured Home Rentals: The community focuses on leasing individual manufactured homes to residents, offering an alternative to traditional apartment or house rentals.
- Lot and Home Maintenance (Expected): While reviews suggest issues with upkeep, typically, communities offering rental homes are responsible for the exterior maintenance of the property and the common areas. This would include general groundskeeping, road maintenance, and utility infrastructure. However, specific details from reviews indicate that upkeep has been a point of contention.
- Utility Access: Residents can expect standard utility access, including water, electricity, and potentially sewer services, provided to each rental unit. Specific arrangements for billing (e.g., whether utilities are included in rent or paid separately) would need to be confirmed directly with management.
- Community Management: There is a management presence responsible for policies, rent collection, and addressing resident concerns. Reviews indicate that the approach to management has been perceived as "intrusive and overbearing" by some residents.
Given the nature of a manufactured home community focused on rentals, its features and highlights revolve around the living experience it provides. However, it's important to present these alongside the concerns raised in customer reviews to offer a balanced perspective.
- Pathway to Manufactured Home Living: For those who prefer the layout or space of a manufactured home but are not ready or able to purchase a lot, St. James offers a rental solution.
- Residential Community Setting: The community offers a neighborhood environment, potentially fostering connections among residents, though reviews touch on challenges with management and overall atmosphere.
- Proximity to Corbin Amenities: Residents benefit from the community's location within Corbin, providing convenient access to schools, shopping, dining, and other city services.

- Excessive Rent Increases: A significant concern highlighted is the "price gouging" and "excessive" rent increases, with instances of rent tripling in a year, reaching "800-900 a MONTH to rent a single trailer." This is a major factor for potential renters.
- Poor Upkeep: Residents report "road signs falling apart and not having ANY attention paid towards them along with roads that should have been paved YEARS ago," indicating issues with property maintenance.
- Intrusive Management: The management is described as "incredibly intrusive and overbearing," creating a feeling of unwelcome for some residents.
- Safety Concerns: A very serious highlight is the direct mention of "Someone in the back corner of this place by piney Hill road's been selling meth for at least four plus years." This points to significant safety and illicit activity concerns within the community, making it a critical consideration for prospective residents.
Based on the provided customer reviews, there is no public information suggesting any "promotions or special offers" at St. James Manufactured Home Community. The reviews primarily focus on concerns regarding rent increases and management practices rather than any promotional activities.
Manufactured home rental communities sometimes offer:
- Move-in Incentives: These can include reduced security deposits, discounted first month's rent, or waived application fees to attract new residents.
- Seasonal Specials: Occasionally, communities might have specials during slower rental periods.
However, given the consistent feedback about "price gouging" and "excessive" rent increases, it is highly unlikely that such promotions are a regular feature. Prospective residents should be prepared for the stated rental costs and prioritize clarifying all financial terms directly with the community management. Any inquiries about pricing, fees, or lease terms should be made very thoroughly to ensure full understanding of the financial commitment. Customer Reviews
If your not paying lot rent, then you know that the price gouging is awful for people whom are just seeking to rent a trailer. The rent goes up excessively, sometimes triple in just a years time. Currently paying in the range of $800-900 a MONTH to rent a single trailer. With the horrible pricing, you'd expect that there would be some courtesy from park management; unfortunately, they are incredibly intrusive and overbearing, making it seem like you aren't welcome. Was it mentioned that even though they attempt to be tyrannical-like with their intrusive policies, the park management is just as awful at simply UPKEEP? Instances such as road signs falling apart and not having ANY attention paid towards them along with roads that should have been paved YEARS ago. 0/10, stay away from this place.
Someone in the back corner of this place by piney Hill road's been selling meth for at least four plus years this is a horrible place nobody should live there
