In the charming town of Seaford, Delaware, Sussex Manor Mobile Home Park provides an established option for individuals and families looking for a place to call home within Sussex County. This type of community often blends the independence of homeownership with the benefits of neighborhood living.

Manufactured home parks, commonly known as mobile home parks, provide a unique housing model where residents typically own their homes while leasing the land they occupy. This structure can often lead to a more accessible path to homeownership and a streamlined approach to certain aspects of property maintenance, as common areas and infrastructure are usually managed by the park.

Sussex Manor Mobile Home Park aims to foster a residential atmosphere where many residents feel comfortable and secure. The appeal of such a community often lies in its potential for quiet surroundings and friendly interactions among neighbors. For those in Delaware considering manufactured home living, understanding the specific characteristics and community dynamics of Sussex Manor Mobile Home Park is essential for making an informed decision about their next home.

Sussex Manor Mobile Home Park is conveniently located at 8831 Sussex Manor Lane, Seaford, DE 19973, USA. This address places the park within the well-established town of Seaford in Sussex County, Delaware, offering residents a balance of tranquil community living with practical access to local amenities and services.

Seaford is a hub in southern Delaware, known for its friendly atmosphere and a good range of facilities. From Sussex Manor, residents typically have straightforward access to essential services such as grocery stores, pharmacies, and various retail outlets, making daily errands convenient and efficient. The town also provides local dining options, community facilities, and healthcare services, ensuring that residents have their needs met close to home.

The park's location in Seaford also offers excellent regional accessibility. While enjoying a quiet residential setting, residents are within a reasonable driving distance of Delaware’s renowned beaches, including Rehoboth Beach and Bethany Beach, perfect for day trips to the coast. Major roadways connect Seaford to other significant towns and cities within Delaware and neighboring states, facilitating commutes, family visits, and recreational travel. Services Offered

Based on the nature of a mobile home park, Sussex Manor Mobile Home Park would provide fundamental services essential for community living. While specific details should always be verified directly with park management, the following are generally offered in such communities:

  • Lot Rental: The primary service provided is the leasing of individual lots upon which residents' manufactured homes are situated. This fee grants residents the right to place their home on the lot and access the park's common areas and infrastructure.
  • Community Infrastructure Management: The park typically manages the underlying infrastructure, which includes systems for water, sewer, and potentially stormwater drainage. Residents usually connect their homes to these systems, and their cost may or may not be included in the lot rent.
  • Common Area Maintenance: Management is generally responsible for the upkeep of shared spaces within the park, such as internal roads, lighting in common areas, and any landscaping in public spaces.
  • Park Management and Support: A park management team is usually available to oversee the community's operations, enforce park rules, and address resident inquiries or concerns. As highlighted in a review, there is a "management who run quote, unquote, the land Management aspect of the business."

Prospective residents are strongly encouraged to contact Sussex Manor Mobile Home Park directly to obtain a comprehensive understanding of what is included in the lot rent, any additional fees for utilities or services, and a copy of the community rules and regulations. This will ensure full clarity on the financial aspects and expectations of living within the park.

Features / Highlights

The appeal of Sussex Manor Mobile Home Park, as described by residents, lies in its core community characteristics and living environment. Here are some key features and highlights:

  • Quiet Environment: A consistent positive highlight from residents is the "very quiet" nature of the park. This suggests a peaceful residential setting, ideal for those who value tranquility in their living space.
  • Cleanliness: The park is also praised for being "very clean," indicating that general upkeep and appearance are maintained to a good standard, contributing to a pleasant living atmosphere.
  • Safe Environment: Residents have described the park as a "very safe environment," which is a crucial factor for individuals and families when choosing a home. This speaks to a general sense of security and well-being within the community.
  • Family Connections: One positive review noted that residents chose to move there because "I have a couple family members that live here too. They love it here too." This suggests that the park can foster a sense of extended family or close-knit community, where multiple generations or relatives choose to reside together.
  • Predominantly "Good People": While acknowledging that every community has its challenges, the sentiment expressed by a resident is that "Most of the people who live here are good people," indicating a generally positive neighborly environment.

It is important to remember that community dynamics can evolve, and while many residents report positive experiences, individual perceptions can differ. Prospective residents should consider visiting the park, observing the environment, and engaging with management to form their own comprehensive understanding of these features.

Promotions or Special Offers

Like most manufactured home communities, Sussex Manor Mobile Home Park typically operates on a lot rental model and does not generally offer "promotions" or "special offers" in the way a retail business might. The financial structure primarily involves the monthly lot rent, which covers the lease of the land and access to the park's infrastructure and common areas.

However, for individuals considering making Sussex Manor their home, understanding the following financial aspects is key:

  • Lot Rent Structure: The primary cost is the monthly lot rent. It is essential to inquire directly with park management for the current lot rent amount and a clear breakdown of what services or utilities are included (e.g., water, sewer, trash removal) and what are additional responsibilities for the resident.
  • Home Purchase: The cost of the manufactured home itself is separate from the lot rent. Homes within the park are typically owned by individual residents, and their sale prices are determined by the homeowner or real estate agent. Park management generally does not offer promotions on home purchases unless they are selling a park-owned or repossessed unit.
  • Lease Terms and Rent Increases: Prospective residents should inquire about the terms of the lot lease agreement, including the duration of the lease and the policy regarding rent increases. Understanding these terms is crucial for long-term financial planning. Delaware has specific regulations, such as the Manufactured Home Owners and Community Owners Act (MHOCCA), that govern landlord-tenant relations in manufactured home communities, including provisions for rent increases.

For the most accurate and up-to-date information regarding lot rent, available lots, community policies, and any specific homes that might be for sale within Sussex Manor Mobile Home Park, interested parties should contact the park management directly. This direct communication is the best way to get precise financial details and understand the full scope of costs involved.

Most of the people who live here are good people but you always have your few bad apples in the bunch. And what's worse about all of this is that when you try to bring this type of stuff up to the management who run quote, unquote, the land Management aspect of the business they seem to always want to cause trouble for the people who are trying to let them know about the few bad apples. They really need to try to turn their policies around and help out the people who are trying to help them out instead of helping the people who are causing problems and making it a bad place to stay.
